    I tell my guys we are not in the construction business, we are in the relationship business. Customers, suppliers, tradespeople and the guys sweeping the floors need to be treated with respect.

      @@UpFlip I’ve been in the business 40 years. My other advice is to higher the best people and pay them well and on time (unusual in my industry). Be honest and have fun.

      @@sheneedsme Great mindset but trac home builders cannot do that as they cannot afford it, they do not make enough to "pay them well" much less give a shit about their feelings.

      That's the key to success in basically every business (obviously assuming your product is good)... but lots of people can build a solid home, it's the relationship and service and attention to detail that sets a business apart

    He embraced his constraints. It made him creative and resourceful.
    Guys, even when you have a $50,000 budget, do it with $5,000. Force yourself to be resourceful and creative.
    When it comes to presales... Presales work online with a nice funnel. When it comes to face2face talk, you can easily SELL more than you can deliver and kick yourself in balls.
    Never, ever plan anything but possible solutions to problems. Planning gives you a fake feeling of control over things you can't control.
    Jessica bought a ticket to Hawaii, planned everything, spent her last $ on the trip... Her flight was canceled, #no refund.
    You can't control what will happen in the future. You can be ready for what might happen. Planning is losing.
    Just my two cents.
    Very informative video as always. Your questions are always on point.
    I wonder how the landscape, environmental architecture, and similar niches are doing it from the ground up.
    It would be amazing to enter the designer's world for a video.

      You hit the nail on the head.
      Selling jobs is the easy part. Completing on time and in budget, that's the craft.
      If you struggle to sell jobs, maybe you have a knack for the latter, hire a salesman at a commission.
      I think that you have to weigh every dollar spent on your business for a return on investment, and if you don't see a payoff from one of your fixed costs, cut it loose as soon as possible.
      Always have your head on a swivel, the next stage of growth will be painful, stressful, and maybe even a failure but you can do nothing but learn learn learn from each and every mistake. Cheers'

      Wonder if Vitaly had to get a contractor license to start this sort of biz or he's using other contractors licenses to do projects ... That part wasn't really clear in the video.

      @@IndieBassJA26 Yes, I primarily design custom residential projects. New construction as well as remodels/additions. I’ve also done several engineering & manufacturing projects over the years for custom equipment and furniture. You’re only really limited by your abilities, imagination and entrepreneurial knowledge.

    Yeah, look at the construction standards of modern homes vs old ones. You will see the profit margins real quick. A home inspector will prove it.

      @@UpFlip anything offline that can be done with a truck and low capital . The hardest part is making enough capital to start investing . Roughly around 1-10k I think it would help people get started

    I have 8 projects going on. He is spot on with everything. We can’t stop with the materials problem you have to keep on going. Also this summer is going to be very interesting due to the materials getting pushed out farther and farther I had to change my availability on projects because materials….

    39:05 - Having permits in hand months in advance is something I've never experienced. Usually I would start demo while pulling demo permits, and always staying ahead of the ball. Time is money.

      Yea I called bullshit on that also and in fact I am calling it on the entire video because he didn't seem to knowledgeable or give any sort of helpful advice and was really vague and almost evasive when answering. In my opinion if he is truly making money from construction he is doing so by laundering money from other "investors" illegal activities. But hey I am probably wrong and this guys the only person running a business that can say with a straight face he makes 50 to 70% profit. allegedly

    He says 60% profit margin but I'm assuming he's not calculating overhead into that because I've never heard of those kinds of margins before in residential construction. Custom home builders in Canada are usually cost plus 10-18%. Some really high-end ones can do 20-25% but those are extremely rare.

      60% profit margin from his investment, not from sale of house. Remember, he makes partnership deals with his workers that do most of the heavy lifting I assume.

      In uk the margins are the same but the high end make less, more like 7.5-10% mainly because the numbers are much greater.
      Not a chance someone makes 60%

    Anyone viewing this from a realistic lens? If these margins are actually true, it’s one of two things: Greed; overselling at today’s inflated market price on homes - only because the market price on homes has skyrocketed without sensible justification. Or second, cutting corners and reducing overall quality and integrity in the build for the purchaser.

      @@UpFlip Idk about anything specific, but maybe pop up shops, retail arbitrage, Etsy/social media businesses, crypto speculating, home/garden/pet sitting, local business promoting, event planning (concerts, comedy, talent shows, art exhibits), gem/mineral hunting, teaching/tutoring, clean up service, videography/photography, gambling, inner city carrier service...That's all I can think of at the moment.

    Your doing it right man! I do the same thing as you in northern colorado….good luck getting into a development though…it’s all high end re-models up here….a typical “flip” here is a 5-600k investment home trying to pull 800k.
    Rough deal but if you’re good, they sell immediately. Keep hustling bro…and watch those interest rates!!!

      Most modern homes are built the same, and pine wood. Buyers buy for the look and not the quality!

    So am I understanding this right, he has NO employees, he makes them partners and gives them a 1099 or something instead of having an employee and having to pay taxes and benefits? I guess it’s a good thing he’s not in California…… maybe that’s part of how he increases profit margins..?

    Obviously amazing builder and great businessman but he’s pretty vague about he ended up with a house so early in his career. Usually it takes about ten years to even have that much capital or bankability to get those kinds of loans. I wish we could explore that part of the business more.

      @@UpFlip I just had my septic tank pumped / cleaned. I live on 12 acres within the city limits. Town has a population of 36,000. I had to call a company from a city 138 miles away to have my septic located and pumped. It cost me a fortune. I would like to see how a septic company functions. Why are there so few reliable septic companies? How do I start that business? I would seemingly have to turn away business, I would be so busy here in Texas where I live, as most folks in my county live rurally. Thanks

    That one house with the white sprinkler coverplates is stressing me as a sprinkler fitter. Spend a couple extra bucks and get black or even a custom color match to the dark wood/black aesthetic.

    You had me till the conversation went to "Code". Code is a D-, the absolute minimum allowed by law for health & safety reasons. Any less is immoral and unethical. Code is not a certification of quality. Code says, "our homes are just bad enough". It's a cursory glance that takes just minutes. We can do better and we should, for Health and Comfort and Efficiency issues. If your family spends all their time indoors, you should have superior IAQ. If you don't have a filter, you ARE the filter, trapped with VOCs. I thought they were at least LEED or low, low HERS. I wasn't expecting Passiv Haus or even Zehnder HRVs. Now I see the houses (not "homes" anymore, sadly) as all icing and no substance, sizzle but no steak. That's a lot of glass to not factor the losses. I do like the icing and sizzle, and the pivot to fewer, better clients. Thank you for that.

    I understand having profit margins but I was building a home and the contractor let me upgrade to a free standing tub for 4800 that had no bubbles no nets etc I can find tubs at Home Depot that do nothing for under 800 that are just beautiful seems like a rip off to me

    We have “custom built” Holmes in my neighborhood and the builder used the cheapest windows and siding and materials like 10 houses have massive water problems to this day now . Beautiful POS

    Windows and wood in Georgia are behind and insanely expensive. I build new and remodel and you need hundreds of thousands to keep these items in stock. I find it really hard to believe that it’s possible to just keep these custom pieces in stock

    Washington here sounds a lot like what we see in Toronto (ON, Canada), where the "average" home seems to hover around that 1M mark, and is pricing out a lot of people, or they just end up being too leveraged.

    Here in Rosarito Baja California we have built and flipped some homes and made as much as 100% on our investment. Looking to do a lot more of it and less selling of real estate.

      By the way in regard to price increases. Here most are made in block. I use brick as the cost have not changed much. We also use a lot of reclaimed lumber. And have a good group of specialist for cabinets granite, windows... the biggest challenges is plumber/electrician.
