We're also looking to build a house but based on what we see its obsenely expensive and simply unable to find anything in a city that we like... any information you're willing to share is more then welcome! (if so this will be quite helpful for the next questions) How much did the project cost? - by this i mean the complete finished project with land. If you have itemized how much was the land, and how much was the house, as land can vary but the building of the house should be the same. Was this a prefab massifbau ? from the pictures it was not clear. How much down payment did you have to give - only the nebenkosten ( 9-15% auxilary costs ? ) or more? What kind of interest rate did the bank give you ( as bank was with the builder ) 0.xx, 1.xx , 2.xx ? As its a KFW 55, and you paid for inspection, if it gets certified did you get the 17500 removed from the total cost of the house ? Do you have multiple loans at different interest rate ? KFW offer loans for KFW55 at up to 120000 for lower interest rate... just wondering what kind of rate and if you have multiple. This varies based on city to city and KFW rating, but what are your monthly charges ( tax,water,sewage, insurance etc ) What are things that people dont consider when it comes to the monthly costs additional to the morgage , and how much are yours. Lastly, who was the building company that built your house ?, and how did you find this specific project! I want one like that, your bathrooms were epic, kitchen epic, living space epic, attic epic... just overall amazing, obviously stairs look quite narrow so when old age comes it will be a challange, might be a home to sell at age 60-70 depending on mobility but still... If you could share that info, it would be great.
Hi ,I am also researching from past 4-5 months,1 time it was almost finalised buying apartment,but owner told tenant is staying in and we have to buy house and give 3-6 months to tenant to vacate and sign doc with tenant for this ,so i dropped this,as you mentioned for apartment if its not on ground floor issue for seniors climbing stair case etc but many of apartment have elevator in fact some of houses i seen also have 2 elevators,not sure if this could be reason to rule out apartment,i prefer apartment as being new to germany dont have good contact and fluency in german language ,independent house if any issue how to get it fixed as here roof,construction,heating system,water system etc is different than in inida so mostly rely on others if any fault or operational issue and day to day maintenance. but in terms of privacy ofcourse independent house have advantage but there are always pro and cons of both like apartments have some of shared amenties like garden,playground,cellar,central heating,cable connection etc and cost of clearning ,maintenance is shared or outsourced to manintenance company,what is rate of interest bank charged you?

It's a Massivbau what we chose. There are plenty of variations when it comes to Fertighaus. Won't say Fertighaus are bad, but you need to be weary about the construction details.

I agree that older homes come with alot of unknowns, A new Row houses in Germany is good value, but did not share the cost per m2 for your which is typical parameter for a house value. Why? We already know that values are generally between 300K and 600K. It would be helpful is we had a specific example.

At the time when we were getting the loan, it was difficult to get even with a blue card, but it wasn't possible. However, one cannot say, how many years are enough to avail the loan, it really depends on the amount you take loan and the bank.
