    500.000x6/12 =/= 500.000x0.06/12 = 2500€

    Hello, thanks for your effort. For 100% finance from bank is a PR mandatory. Have you come across any cases where blue card holder gets 100% loan

    Hi Sir, i want to buy a flat where as the tenants are staying since 2014 and owner or agent is not informed to vacate .is it okay to buy and I can move in or any other risk factors are there .please suggest me on this.Thanks in advance

      There are court rulings where the tenant is allowed to stay (old age, disabled, long term tenants). There are other reasons for the tenant to stay as well (eg if the house has been split up into apartments and this is the first sale,…)
      You have a strong point: self use. (That’s one of of a few reasons by which a tenant would need to move out).
      Please have this checked by a professional, before you buy and just assume that the tenant can move out.

    500.000 Euro loan and 2500 euro EMI means around 16-17 years on loan? Really possible? Or is it like car interest rate for example BMW offer loan on 30 K car where you pay around 450 pm for 4 year and in the end some 15 K for example.. how house loan work? Do they ask for full payment as EMI or something like 10 year loan on (500.000 euro - X ) amount and pay X at the end of 10 years..

      Hi....
      the 2500EUR EMI with a 4% interest rate and a 2% initial repayment will result in a full repayment within 28.1yrs (if all variables: interest rate and repayment+EMI are stable throughout).
      What we're looking at is a "annuity" loan. This means that the EMI is stable throught the tenure. The amount of intrest you are paying will reduce over time, as the interest will only be calculated on the residual principal. AFfter the furst month, your principal will reduce, hence the interest amount for the next month will reduce as well.
      After the tenure of the loan contract. e.g. 10 yrs, there will be some principal left, which you will need to refinance. (either with the same bank or a different one).

      full repayment will depend on the interest and the repayment rate.
      E.g. with a current interest rate of 4,2% and an initial repayment rate of 2%, we're looking at a full repayment after 28years.

    Can you really buy an apartment for EUR 500 pm per 100k. I.e eur 1.500 for a 300k apartment? How long will the EMI last?

      Definitely!
      Loan will be running around 28-30 yrs.
      Depending on interest rate.
      You’ll have up sum payment options and flexibility to re-finance after ten years. With that you’ll be able to close the loan way earlier.

    Nice video Ajay 👍. How about the visa status? If husband and wife both earning but only husband has PR and wife is on dependent visa. How it will work out ? Does her salary counted for the total household income?

      some banks accept the full household income (incl. dependent visa spouse) - but that's only on exceptional basis.
      (as we speak - I have one of those cases, which is going to be financed) - sign off from the bank will come tomorrow (had a call with the banker already) :-)
