I've had the ''privilage'' of existing in a place like this....freakin NASTY...but, the landlord was not willing to deal with it so I cut his sorry ass a deal...I cleaned out the mess, rehabed the house he paid the expenses and after all the work was done and he signed off on it I got a two year lease in writting for half the origional rent PLUS I was allowed to stay there after the initial clean up until the work was done...stayed there for a total of three years, sweet deal for both...me I'm handy with tools I know when to call a tradesman and I'm a clean person. What did I find out? That people who live like this are severly depressed and overwhelmed and that landlords are not all ass holes, just tired of having to babysit mentaly ill tenants...and that I had to fight to prove I wasn't the ''average deralick''...just broke even though I worked full time. Yes, you can say we used one another...but it turned out to be a win win all the way around. The previous tenant had been institutionalized...I did however realize that some of her belongings were irreplaceable and set them aside for her family to retrieve
My qauestion is how can that house be rented out when there isn't a real bedroom since it appeared that it didn't have a second floor. Second just a sub floor in the kitchen? I don't care what state you live in that is illegal to rent a place like that. That owner better bring it up to code before he tries to re-rent it again they probably charge 800.00 a month for a sub standard home. I'm a landlord and this type of housing makes us all look bad. This is already a low income neighborhood. Inflated rent, dangerous areas, landlords cheap af and tired of the mental illness and non payments....its a tough situation because the landlords NEVER invest in fixing the property in these ares because of the high risk tenants they get. I lived in a tiny house like that a little over six years ago. It was 320 square feet which iswhat your house looks to be. I am a clean freak so the house was clean. I loved that littlehouse and lived there for eight years.

There are. Look them up. Tenants also have laws that protect them. The common laws for landlords are get rent on time, tenants to inform landlords of any repairs that needs to be done, landlords can ask for damage deposit etc. While tenants have laws that protect them as well. Tenants have the right to peaceful enjoyment of the rental unit, have the rental unit in good condition, landlord has to give notice that they're going to enter the unit(usually 24 hours before at the earliest). Meanwhile, landlords responsibilities are to have the rental unit in good repair, install fire alarms etc and tenants responsibilities are to pay rent on time

When I bought the duplex I'm currently living in, my first act was to change all the smoke detectors and the door locks in both units. I discovered that the old locks on BOTH the upstairs and downstairs apts. used THE SAME KEY! It was a pair of those cheap brass "Keyed Alike!" locksets you buy at Home Depot, and they'd been in place for a long time. When my upstairs tenant -- attractive young female who was then in the process of moving out -- heard this, she almost collapsed. The downstairs tenant, who'd been there for years, was just a harmless old guy, but what if he'd been a rapist or a burglar instead -- or had lent his key at one time to any of the same? On this and other matters, the irresponsibility and pure cheapness of both the prior owner AND HIS MANAGMENT COMPANY beggared the imagination. They needlessly exposed each other to legal jeopardy -- as well as being inattentive scum.
It's also sad that that house looks like it needed a lot of work, doors in bad shape, the woodwork looks dry rotted, and the landlord looks like he has to be a slum lord.

This looks like my first apartment (small and run down building). I made the best of it though and kept it clean. I was happy to not be homeless and I never missed paying rent. I even had a yard sale to pay some bills and was struggling at the time but I always had a job. My parents owned the property and no, they didn’t let me skip rent because I’m their daughter. I had to pay the rent. They treated me just like a tenant. I was 19 and today I’m 36...I’ve lived in many other apartments. Always always always pay rent and keep it clean and be respectful to your landlords. That’s how I was raised. ✌🏽

My parents owned a rental property that was in a better area than this one. It was on a hill looking over a lake with lake access. My parents had to chase down tenants for the rent and had rehab (rehab came out of my parents pockets) the place every 6-8 months. Then they had one tenant ( she was in 2.5 years due to slow eviction process) who paid in fake checks and trashed the place so badly that it had structural and foundation issues. So my parents sold a 60000 house for 18000 as a tear down because it had slid about 3 feet down the hill so it had no water or electricity and they didn’t want to deal with insurance (because it was a total lost cause and just wanted it gone and deal with the lose and they had crappy insurance that really wouldn’t do much). And after months of trying to sue the tenant my parents were only able to get what they were owed for rent by the tenant. From this experience with my parents I can totally understand why Deejay Bishop doesn’t put in a lot of money because he knows he is going to lose it from a tenant who will destroy the place beyond rehabilitation.

There are 2 sides to every story. I don't hear anything but complaining about how cluttered the house is; yes it is ,and it needs cleaning really bad. You say the woman has been there a number of years. is she old or disabled? What could be the reason she's not paying rent? There are many reasons why people might fall on hard times and not be able to communicate it to the landlord. The house is very dirty. I have a feeling it may have been dirty one she moved in. You claimed she owed $2,000 and paid $900, showing good faith that they would be more payments, but for some reason she apparently wasn't able to, but then you said she still owed $1,500. That math doesn't quite add up although maybe you're adding on the month you claimed that she was squatting there after I'm assuming a legal notice to vacate? I know you property managers see lots of situations and lots of excuses but you sound very jaded and intolerable . Maybe the woman needs Mental Health Services. you also mentioned she has a dog but I don't see any evidence of damage from the dog nor do I see any urine or feces from the dog. this is the United States people are free to have a pet. All I'm saying is I have a landlord who is similar in Attitude as you and it's very hurtful for me, even though my house is clean and not unkept as that one, my landlord has still come over here and strutted through the house and told me it looks better than he thought it would. there was no reason whatsoever for him to say that about me. Had a freestanding apt. that was cluttered like this. We bought the bldg. in 2017 and inherited the tenant, a 60-something woman who worked as a nurse's aide and gurney-pusher at the local hospital; she'd had already been in the unit for 7 years. She was a good payer at first, albeit at a pretty low rent for the neighborhood -- prev. owner had never raised it. We made some long-overdue repairs and improvements, and raised rent 15%. Then the even older lady for whom she'd been acting as a home healthcare aide finally died, depriving her of a supplemental source of income, and her payments began coming later and later each month. After several months, she got into a fistfight (!) with a co-worker one Friday, was immediately fired, and fled the state that afternoon, one step ahead of the cops. I judged the unit to have been Abandoned, so no need for a formal eviction. Her Emergency POC was her aged mom, who said she hadn't seen her in months and authorized me to do what I wanted with the personal property left behind. It all went to a landfill within 48 hours. Cost me $500 to clean the place out, after which I renovated and expanded the place, doubling the rent. Rented it to the first prospect through the door, a single young professional guy who's an excellent tenant.
Okay, yes she is trashy in home leaning. But lets be candid. This house needs to be torn down and burned twice. Its a classic case of a tenant that doesnt have good credit and owner thinks they can rent this crap and know they will take it. There is no real floor, thats particle or plywood, mold, rotten wood, unsafe. Outlets. So, if she owes $2,000 let’s and a few months behind rent must be around $500 per month. There is no way she did that structure, wiring, mold rotten wood damage in a few months. I lived in a tiny house like that a little over six years ago. It was 320 square feet which iswhat your house looks to be. I am a clean freak so the house was clean. I loved that littlehouse and lived there for eight years.

Tenants also have laws that protect them.
The common laws for landlords are get rent on time, tenants to inform landlords of any repairs that needs to be done, landlords can ask for damage deposit etc. While tenants have laws that protect them as well. Tenants have the right to peaceful enjoyment of the rental unit, have the rental unit in good condition, landlord has to give notice that they're going to enter the unit(usually 24 hours before at the earliest). Meanwhile, landlords responsibilities are to have the rental unit in good repair, install fire alarms etc and tenants responsibilities are to pay rent on time

When I bought the duplex I'm currently living in, my first act was to change all the smoke detectors and the door locks in both units. I discovered that the old locks on BOTH the upstairs and downstairs apts. used THE SAME KEY! It was a pair of those cheap brass "Keyed Alike!" locksets you buy at Home Depot, and they'd been in place for a long time. When my upstairs tenant -- attractive young female who was then in the process of moving out -- heard this, she almost collapsed. The downstairs tenant, who'd been there for years, was just a harmless old guy, but what if he'd been a rapist or a burglar instead -- or had lent his key at one time to any of the same? On this and other matters, the irresponsibility and pure cheapness of both the prior owner AND HIS MANAGMENT COMPANY beggared the imagination. They needlessly exposed each other to legal jeopardy -- as well as being inattentive scum.
It's also sad that that house looks like it needed a lot of work, doors in bad shape, the woodwork looks dry rotted, and the landlord looks like he has to be a slum lord.
The tenant is responsible for these horrible conditions. You have to pay anywhere you live. No matter what.

This looks like my first apartment (small and run down building). I made the best of it though and kept it clean. I was happy to not be homeless and I never missed paying rent. I even had a yard sale to pay some bills and was struggling at the time but I always had a job. My parents owned the property and no, they didn’t let me skip rent because I’m their daughter. I had to pay the rent. They treated me just like a tenant. I was 19 and today I’m 36...I’ve lived in many other apartments. Always always always pay rent and keep it clean and be respectful to your landlords. That’s how I was raised. ✌🏽

My parents owned a rental property that was in a better area than this one. It was on a hill looking over a lake with lake access. My parents had to chase down tenants for the rent and had rehab (rehab came out of my parents pockets) the place every 6-8 months. Then they had one tenant ( she was in 2.5 years due to slow eviction process) who paid in fake checks and trashed the place so badly that it had structural and foundation issues. So my parents sold a 60000 house for 18000 as a tear down because it had slid about 3 feet down the hill so it had no water or electricity and they didn’t want to deal with insurance (because it was a total lost cause and just wanted it gone and deal with the lose and they had crappy insurance that really wouldn’t do much). And after months of trying to sue the tenant my parents were only able to get what they were owed for rent by the tenant. From this experience with my parents I can totally understand why Deejay Bishop doesn’t put in a lot of money because he knows he is going to lose it from a tenant who will destroy the place beyond rehabilitation.

There are 2 sides to every story. I don't hear anything but complaining about how cluttered the house is; yes it is ,and it needs cleaning really bad. You say the woman has been there a number of years. is she old or disabled? What could be the reason she's not paying rent? There are many reasons why people might fall on hard times and not be able to communicate it to the landlord. The house is very dirty. I have a feeling it may have been dirty one she moved in. You claimed she owed $2,000 and paid $900, showing good faith that they would be more payments, but for some reason she apparently wasn't able to, but then you said she still owed $1,500. That math doesn't quite add up although maybe you're adding on the month you claimed that she was squatting there after I'm assuming a legal notice to vacate? I know you property managers see lots of situations and lots of excuses but you sound very jaded and intolerable . Maybe the woman needs Mental Health Services. you also mentioned she has a dog but I don't see any evidence of damage from the dog nor do I see any urine or feces from the dog. this is the United States people are free to have a pet. All I'm saying is I have a landlord who is similar in Attitude as you and it's very hurtful for me, even though my house is clean and not unkept as that one, my landlord has still come over here and strutted through the house and told me it looks better than he thought it would. there was no reason whatsoever for him to say that about me. Had a freestanding apt. that was cluttered like this. We bought the bldg. in 2017 and inherited the tenant, a 60-something woman who worked as a nurse's aide and gurney-pusher at the local hospital; she'd had already been in the unit for 7 years. She was a good payer at first, albeit at a pretty low rent for the neighborhood -- prev. owner had never raised it. We made some long-overdue repairs and improvements, and raised rent 15%. Then the even older lady for whom she'd been acting as a home healthcare aide finally died, depriving her of a supplemental source of income, and her payments began coming later and later each month. After several months, she got into a fistfight (!) with a co-worker one Friday, was immediately fired, and fled the state that afternoon, one step ahead of the cops. I judged the unit to have been Abandoned, so no need for a formal eviction. Her Emergency POC was her aged mom, who said she hadn't seen her in months and authorized me to do what I wanted with the personal property left behind. It all went to a landfill within 48 hours. Cost me $500 to clean the place out, after which I renovated and expanded the place, doubling the rent. Rented it to the first prospect through the door, a single young professional guy who's an excellent tenant.

Okay, yes she is trashy in home leaning. But lets be candid. This house needs to be torn down and burned twice. Its a classic case of a tenant that doesnt have good credit and owner thinks they can rent this crap and know they will take it. There is no real floor, thats particle or plywood, mold, rotten wood, unsafe. Outlets. So, if she owes $2,000 let’s and a few months behind rent must be around $500 per month. There is no way she did that structure, wiring, mold rotten wood damage in a few months. I get bad tenants and yes the place is a mess, but that was a mess before she moved in the floors alone are inhabitable. SMH.
