Great tips. It would help if you invested in a mic that clips to your shirt. I find what separated good youtubers and great ones, was sound quality with no echo.
Great video thanks for the update. When do you pay the MRF is it at closing? Also what about the buy-down money do you pay that at closing too? I want to make sure because we are planing to buy-down 1 point. Thank you as always for your inside.
I didn’t have to pay anything at closing because they took out my minimum required funds from my earnest deposit that was 7500, which exceeded the amount that I needed to bring to closing. This is how I received a refund at closing as well. Hope this helps.
New subscriber! Just starting the NACA process. Can you do a video, if haven't already done so, on how and all the ways to participate in the five volunteer activities yearly. Can RUclips videos count? Thank you & God bless!
Hey friend! 👋🏾 yes! I can do an updated video on volunteering with NACA. RUclips videos should count, because you are sharing content related to the NACA program. It’s really good though to post to your IG & FB. For instance, if NACA makes a post about signing up, you can simply share their post to your page, and that counts as one of your participation credits.
Thank you! No, the earnest deposit and minimum required funds are two separate things. You will get your earnest deposit back at closing, so most likely what ever the total minimum required funds are that will be due at closing, they will subtract the earnest deposit from that amount and you will either pay the difference or receive a refund.
Thanks for the information as always! Sooo my MC only replies to emails once every 3-4 weeks and skips over the primary questions “have we been submitted for qualification and what’s the hold up”? Called member services and emailed them . Always the same answer “MCs are extremely busy and you need an appointment to speak with your MC . We will have her contact you within 90 hours” NOTHING!!! Time is ticking and I’m real frustrated
Wow! That’s seems to be majority of everyone’s frustration right about now. Files not being submitted, MC’s not responding, they really need some help! They need to let me come help them out, lol! But I’m sorry to hear that you are still going thru this same situation. This is one of the reasons why a lot of New Construction builders do not want to work with NACA clients, not because of us, but because of some of the MC’s and how they can drag out a process. It really is frustrating and I hear and feel you, but hang tight, and keep sending those same emails, frequently until you get your answer.
@@SincerelyTosh I’ve been told you that they need to pay you lol !! You’re the RUclips NACA MC !!! I really appreciate it. Yeah it’s ridiculous. I called and spoke to a rep about an hour ago and they emailed myself , the MC, and her manager requesting my file be submitted. So we shall see. Do you have to keep the mrf and cash reserves all in the same account as the main account your using for naca or can you keep in a separate account like a high yield savings?
Hello, let’s say I have $5,000 in my checking account should I just leave it there or should I transfer it to my savings account and any other money I will be saving? Or will the transferring of the 5k to savings be a problem ???
Hi! You can transfer it, but you will need to most likely write a letter of explanation, explaining why you transferred the funds and what it will be used for. It is best to have a separate account specifically for the purchase of your home so they can see that you are saving money and not spending it.
Bank of America creates the escrow account. Each month that you make your mortgage payment BOA takes a percentage out and places it into your escrow account and then towards the end of the year, BOA will pay your taxes and insurance directly from the money that was placed in your escrow account. Hope this helps!
The books are normally given at the in person workshops, but since everything is virtual now, the only way to access the book is online, unless once you are assigned to a MC they might be able to mail it to you, but I can’t say for sure that this is possible.
Hey there. Haven't seen you in a minute. Well we got qualified this past Thursday and after doing so, we need a higher mortgage payment. We ended up being non-priority members and so our interest rate is higher. We want to request / apply for a higher mortgage payment (I don't know the proper term) Do you know the steps to take and how long that process is? We are already qualified.
Hi!! Yea!! Congratulations!! 🍾🎊🎈on becoming qualified! That’s awesome! Ok, so I’m trying to make sure I’m understanding what you are saying…you are wanting a higher mortgage payment? Or, are you wanting to qualify for more of a house, meaning the total amount of money you are approved for?
Oh my! Thank you for uploading the workbook link for all for us! I got my copy and reading it thru with the hubby, getting ready
You are welcome! 🤗
Great content and this will help so many people. Keep up the awesome work 💯
Thank you! ❤️
Good explanation. FYI, the optional buy down rules have changed from what is in the attached. I'm not sure if the new book is available yet.
Yes, I believe it went into effect back in May. Thanks! 😊

I recently bought a microphone that attaches to my camera. Hopefully this will improve the sound quality.

To clarify, does NACA or BOA create an escrow for insurance and taxes? Or are these just costs you pay up front initially?
