    Everything in this video is painfully true. After 9 months of trying to buy with NACA, less than 3 weeks from closing, we're going to a conventional mortgage. That decision is going to cost my partner and I $100,000+ in extra interest, but I would compare the experience of a conventional mortgage vs NACA to having been abused for months and suddenly being treated with genuine kindness. The NACA process looks great on paper but it is absolutely awful.

      Naca asked for my landlord phone number but I do t want this person to know I’m trying to by a home. Do they call/send mail to landlords?

    I just quit NACA today. Had a horrible experience with my counselor being condescending, unavailable and basically telling me I wouldn't have access to him until I was under contract. I wanted to fight him.

      My counselor took 2 weeks to respond to my email and then had the nerve to tell me that she had a large caseload before my case came down her pipeline. 😬🤷🏾‍♀️🙄🤔. Wow!! Then said she doesn’t look at my profile weekly and will contact me 10 days prior to my appointment to let me know what I needed. SMH.

    Sis, you are dead on! I'm going through NACA. I got qualified, paid for home inspections, and prior to going under contract my mortgage counselor quit. Then I was assigned a new counselor after two weeks after being under contract. Then, the new mortgage counselor says I didnt qualify. I had all the paperwork and then gave additional documents that was requested. I had to terminate the contract so I wouldn't lose more money. I ended up losing my inspection money. NACA has the worst work ethics.

    I spoke with a realtor from TX and she says the opposite of what was said. She has 12 years helping people with NACA and she recommended me to stay because it's great for First time homeownership.

    I was told about NACA from a friend. I went through the initial process of a seminar to get my NACA ID#. I submitted the initial paperwork. I scheduled an appointment. That appointment got cancelled ON THE DAY of the appointment... I was never notified that my counsellor wouldn't be available. We reschedule for an appointment a month later. That appointment was supposed to take place today. It was cancelled. My counsellor is located in Pennsylvania, but I live and wish to buy a home in Ohio. He said that since I want to buy a house in Ohio I have to speak with someone in the Cleveland, Ohio field office. Counsellor emailed me back informing me that he has notified the Ohio field office and they will be contacting me and rescheduling a new appointment. It is taking over 2 months to simply get the process STARTED. To me, this is only an introduction of what it will be going forward with NACA. If it's this difficult to simply get an appointment, how is it going to be when I found a home and I'm ready to make an offer? Or when it comes time to close? I simply cannot risk it. My realtor found some nice houses I might like, but I've not bothered to even look at them, as I've been waiting for my initial appointment with NACA to see if I qualify; not wanting to get excited over a house until I've spoken to someone at NACA. But with this second appointment cancellation, I've had enough. This would also be the second time I've moved so much around to be able to have the day off from work to have the time to speak with my counsellor. They don't care. They have ZERO consideration for people's time and efforts. I will not be moving forward with them and will be talking to my Credit Union loan officer and will update my paperwork with another traditional loan officer that I was already in the process with before I heard about NACA.

      Same happened to me in SoCal. First 2 intake sessions cancelled, first was MC was on vaca, second was bc my MC left the company. Finally got a virtual achieve the dream event just to talk to someone and got an action plan. Hesitant about moving forward.

      they're letting you buy in a state you don't currently reside in? I live in NC about an hour from TN and we have considered moving to TN for the lower home prices. When asking my rep about buying in TN, she said b/c I've never lived in TN and since they are a "community" program, I would not be able to buy outside of my state. She said if the property in TN was within 50 miles of where I currently live, she would do that, but otherwise no. With so many people working remote with the flexibility to move into areas with cheaper housing prices, it seems counter productive to the purpose. So now if I want to stay with NACA, I'm restricting to only looking at my state of residency to buy homes.

    I went through NACA over 10
    years ago in GA and had a great experience. Referred a lot of folks that were able to buy or refinance with them with no hassle. Not sure if it depends on the office or consultant you have to work with that makes the difference or if things have just changed but it’s a shame. It really is a great program when it works.

    This was so well explained! As a Realtor in Georgia, I know these points to be very true. Many clients that have started with NACA, give up and buy traditionally because it's not worth the hassle.

    Its funny, a friend of mine in Houston bought a home trew this program and it was a foreclosure home and had no problem buying it even with the problems that the home had, he couldn't be happier..it went trew before the 30 days..

    No, I was so frustrated by the process. I had one person helping me get all my documents, then I was assigned another person. The new person had me get documents I already had given. It seemed like a never-ending cycle. This lasted over 6 months, and I still was not close to finishing. I decided to cut my losses and get a home on my own.😮‍💨

    I went through NACA in 2008 and while there were a few hoops to jump through, but there were similar hoops to jump through when I got qualified through my credit union. I went with NACA since it saved me tons of money, and had an overall good experience. I cannot think of any real issues I had. Maybe it depends on the office you work with. I worked with the Atlanta / Decatur office. It was a while ago, so not sure how it is today.

    I went through NACA in 2019 and it was a nightmare. I was one of the lucky ones who only took about ten months from start to finish. I came in with excellent credit, high income, and significant savings and closing still took over 50 days. The closing process was a nightmare. It's a good thing I bought a new build because if I bought an existing home I would be screwed and lose out on the home.

    I remember watching this when I was first interested in buying a house and I am honestly glad I heeded your warning. I went through the training and it took over 3 months to hear back to schedule to volunteer. Thankfully my realtor knew a great mortgage company to assist in my finding and purchasing a home. I will say, I did contact Ashly Jamerson to request information, I spoke with one of her agents who was awful, completely awful. She said I Would not be able to find a house within my budget. Thankfully I did with another real estate agent that helped me to find a home in less than a month and I can say that I am now a happy homeowner. All in all, I'm happy that I listened to you and also happy I didn't work with your group as a client.

    I'm so glad you, a realtor, finally was brave enough to come out publicly and say your thoughts from the seller, the builder, and the realtor perspective about NACA. I have researched NACA and all I see for the most part is horrible experiences and bad reviews. I myself has reached out to NACA for questions and have gotten nothing back after several follow ups. It is a great baited program when it actually works but the part that is frustrating from what videos show is WHEN DOES IT WORK and the tedious process and lack of care from NACA professionals. I commend you for your thorough video for buyers to beware. The most interesting part of your video is the part about the sellers and the builders who do not want NACA buyers and I totally understand why. You would think that someone in the government would get involved to make this process more streamlined, consistent and better for clientale. Thanks for the review.

      Thank you so much. It was definitely scary because I didn't want to run the risk of alienating or turning off future clients... but there is no point in my supporting a loan product that is so uncertain and stressful for my clients.

      @@niamerced9573 The government work well. Half America haven't voted in decades. I don't either but Kapernick type views. Our society vote in old white men and they run it, we can but don't vote. Or just vote in the General election. But since 7 yrs old as a black man in America I believe in the land of the home and free. Yes racism have and will always exist. But I was raised south side of Chicago and saw 17 yrs old to 21 legally and illegally earn $80,000 to $150,000 a year. And now our youth are getting more involved politically

    She’s spot on, NACA deals are truly frustrating at the highest degree. I’m a realtor in CA and have been in escrow for close to 3 months. Communication with NACA is the worse part of the whole process. I will never deal with NACA ever again, not worth it. You have no control over the deal.

    I was actively working with NACA in 2019 and it is just not a competitive financing program in this environment. For context, I am in Los Angeles. I have always had a pristine credit profile (no historical delinquencies or derogatory items on my credit report), I was able to demonstrate my "Shock Payment", I had the savings to back it up, and the necessary income. I looked into NACA because they claimed to pay the buyers closing costs and the seller's title fees. The problem is that, at least in Los Angeles, all of the census tracts are just not NACA eligible (I was not what they call a "Priority Member"). I understood this but continued with the program. I finally found a home that I liked in a NACA eligible location and let the MC know I was ready to put in an offer. The NACA realtor was completely unresponsive. I missed out on the home.
    4 months later I found another home that was NACA eligible. I got an accepted offer and things were looking good. The home inspection occurred and HAND reviewed the inspection report. They called out super basic things that I can fix on a weekend (I am NOT a handyman but again, very basic) and as you know, HAND requires that the work be done by a licensed contractor. The home did in fact have materially deficient items, I won't downplay that. However, NACA was entirely inflexible on the basic items. I provided the repairs list to the seller to see if we could work something out and the seller's agent laughed at the request. I can't even be mad - a lot of the items were ridiculous. I had to drop out of escrow and they closed 2 weeks later with a cash offer that was just $10,000 below my offer. One could say, I was probably going to walk away anyway - maybe. If I could've closed on the home, then I could fix the issues on the inspection report after closing on my own or could have hired professionals that I know within a year of owning the home as opposed to paying for repairs at the time of closing.
    At that point, I gave up with NACA. They are in fact understaffed. I ended up going with a conventional lender and paid the closing costs out of pocket. My outside realtor who was trying to be cooperative with NACA was probably super frustrated but he was a trooper and did his best to help me close with NACA. As I mentioned earlier, we ended up using conventional financing and it worked the first time I tried it. No surprises, no eligible census tracts, etc. You should also know that if you close on a NACA loan, they will place a "silent" second DoT/Mtg. on the home for 5 years in the amount of $25,000. They want to encourage long-term home ownership, which is fine but if you are looking for business financing, you can't tap into your home if you needed to.
    While I do think NACA is weak in this market, I will say it prepares buyers that do not have a pristine profile to get them home ready. The program cleans up bad credit and spending habits. I spoke with other participants and they looked and sounded like people who were ready to buy and could in fact attest to their growth since they first started the program. I would dare say that if you can't use a program like FHA, USDA, VA, or conventional financing, then it's probably not the time to buy a home. Rates are historically low, even in this rising interest rate environment. You're going to be okay if you wait a little longer to clean up your profile before buying. For this reason, NACA really should be avoided. They mean well but they just can't execute in "hot" markets.

    Sheesh!!! Now I’m officially worried. We’ve been in the program for less than a year. We found a great home and had are under contract. Our anticipated closing date is October 22. We only had 4 very minor required repairs that the seller agreed to take care of. Hearing that NACA doesn’t close on time is very concerning. The entire process I’ve been skeptical. Things were going so fast I knew that there would be a catch somewhere. I hope and pray that we can close on time or at least within a week of the anticipated closing date. I’d hate to miss out on this home. Especially seeing as how my rental lease expires the end of November.

    The NACA CEO only cares about the amount of dues they can get. That is why they continue to do the dream events and that is why they aren't closing people loans out faster. They keep the process long to keep people paying their membership dues each year as the continue to rack up boat load of new members they know they can't help or aren't priority. I was over them after 6 months. Thank God I went the traditional route and ended with a great interest rate.

Those who got started with NACA before they started these big dream events, were fortunate enough not to go through what people are going through now.

    I had a terrible time working with them. They would constantly give us the run around and it got frustrating. We would come to the meeting with our ALL our documents that were asked for and they would constantly tell us we needed something else and we would ask why wasn’t this mentioned before so we could have it prepared. It was so frustrating that we had to part ways. It was a total waste of time. It sounds like a good opportunity but they need to change their staff and better train their people. It was like the blind leading the blind.

    I understand that there is no hiding from the seller. If NACA wants it good for you I feel that is a creditable deal. The seller may not want to fix it but I would not want to incur the extra expenses as a new home buyer. I have patience. I’m gone wait on my blessing. Ty for sharing tho.     Whoaaaaa I agree. Ashley I dealt with the same regional manager ( male) and office manager (female). I just don't want to call names. But she and my counselor did not like me the only reason I was able to get my loan to close was simply because the regional had a friendship with my realtor. But the process was very different. I thought there would be more organization. Hmmmm. I hate that they aren't helping ppl because that's what they are there for. I hope it gets better for them.

    I'm going through NACA now, and I'm SUPER frustrated. This video is on point with the disorganization, unprofessionalism, and overall so many missing pieces between the MC and my Broker/Realtor. I'm going to have to reconsider at this point!🤔

    Great video! However, I feel like in my situation, living at home with my mother (rent free) allows me to not worry about the time and patience required to go through the NACA program as a buyer.
    I've done the research on what I should prepare and the timeline of how things should progress. Would it still be better for me to go the traditional route?
    My reasoning for going with NACA is because of,
    1) No PMI
    2) No closing cost
    3) No down payment
    4) My state allows me to use a program that will grant 6% of the house to use towards the house, which I would use with additional money to buy down the mortgage to 0.5% APR.
    I'm a first time homeowner, trying to do my due diligence and making sure the process is as smooth as possible and saving as much as possible. I would appreciate any advice and insight.

      Let's say you are buying a 200,000 home. You put down 1% earnest money ($2000), pay for a home inspection ($500), and then later an appraisal ($500)... but NACA cant close on the timeline in your contract and the home seller cancels the contract and keeps earnest money. You are now out 3k.

      I successfully closed on my NACA home on May 30th of this year. It was definitely a 6 month process to qualify for the loan instead of what would have been a 1 month process with a conventional loan. I lost out on many homes while I waited to qualify with NACA and I had hoped to take advantage of purchasing a home during the winter when I could get a better deal. In the end, I did get a NACA loan, and placed 3 bids before landing my home. I told my realtor that I needed to find a home, within my daughter's school zone, within 2 weeks and she made it happen which was not easy given our seller's market. The thing with NACA is that you have to be super organized, patient, polite, and let them know that you mean business. Electronically save all documents online so that when they ask for a document again you provide it to them within 5 minutes. I had to take the initiative with my timeline and continuously remind my NACA agents of my timeline and goals. I was prepared to be frustrated -and they delivered with that frustration- but I kept my eyes on the prize which was to get the best loan possible. If you are determined, you WILL and can accomplish homeownership (along with the amazing benefits) through NACA. You have to be in it for the long run and know that there may be many bumps in the road. I do feel that, despite the employees being overworked, that they do want to see their clients succeed. The NACA process isn't for everyone and customer satisfaction or efficiency aren't their top priority. I often wondered why they kept recruiting more customers instead of effectively working with their current customers, but I never thought of the membership incentive. 🤔

      I must also add that EVERYTHING Ashley has said is true...in watching her full video I can only say that God was on my side with my timeline (though I did have to go month to month on my rent for 2 months), mortgage counselor, and home repairs. My inspector helped me out by not nick-picking silly repairs and only listed repairs that were not up to code and would cost me big money. When it comes to repairs you have to use NACA vendors...the only problem is that there was only one NACA approved contractor in my area who over quoted me and wouldn't be available to meet my timeline. Thankfully I was able to waive my NACA required repairs and still negotiate so that the seller agreed to make the repairs. It was truly God's hand that got me through the process and placed me with NACA folks that really wanted to move my file forward. So it is true, there is lots of room for improvement but it is possible to get a home.

      One pro with NACA worth highlighting from the post: 3.65% Interest Rate (FNMA 4.25% - $69.00 difference on a $200k loan). the $69 saving per month because of the lower interest rate equates to a savings of $24,840 over the life of the loan.
      So let’s total it up:
      Interest savings: $24,840
      PMI savings: $54,000 ($200,000 home)
      Closing costs savings $ 4,900 (national average)
      TOTAL SAVINGS W/NACA $83,740
      So is it worth the “stress”? Let’s compare it to a part time job. If you have to put 200 hours of effort into completing the program and closing on your home (which you won’t, but I wanted to use an extreme example), that part-time job paid you $418.70 per hour.

    I have been trying to get an intake appt since January. MC keeps changing hands. They seem to be very unprofessional and very time consuming. It should be easier to get communication. They don’t contact you when you send messages. I feel very hesitant about this company.

    I recieved a offer on my house TODAY from a NACA member. Any time delays could devastate my family financially. I'm ready to decline the offer now because I dont have time for them being inconsistent. I'm literally calling my agent tomorrow morning to tell her aren't taking the officer. We have 3 more offers.

    My husband and I have been with NACA for over a year now. Partially due to our own reasons. We went in September to get qualified and been told We missing documents that we submitted several times. So we resubmitted them and still in review at this very moment.....haven't heard anything yet. I told my husband of we didn't hear anything back by the end of the year I'm done...I'm out...go the traditional route or FHA loan. We extended our rental agreement for 7 months because of NACA & them being so slow....they just take your money for the credit reports and annual dues. I'm done playing fees....not paying anymore until the work is done on their end.

      @@504nikie finally got to the part where they submit your info to the underwriters. They came back and said they needed 2 more things. Sent that and my NACA counselor resubmitted. That was the week of Thanksgiving. Haven't heard a word back and he said that we would. In the meantime a damn old ass collections account hit my credit (go figure) so I'm disputing that first, before I contact them back again to follow up. I'm so tired so tired point, but my husband wants to keep pushing forward with NACA. So at this point...it's 2020 and I'm really mentally and emotionally tapped out. I have redirected my focus on starting a business and I guess a house will come along the way eventually. I am comfortable with just saving and during it that way.

I just had my meeting w/ a counselor on Monday & my next appointment is Dec. 3rd at which time my file will be going for approval. My finances & credit are in order & my savings is on point. M bff just went thru the program & is set to buy a new construction townhome.

I attended a workshop in August, wasn’t able to get an intake appointment until Nov (1 cancellation), submitted all my paperwork in 2wks and havent heard from my MC since. He scheduled a followup appointment for me in March 2021. Why? No clue. I have excellent credit & healthy savings. He hasn’t responded to any contact attempts. Still not NACA approved.

    After recently attending a webinar, immediately and admittedly realized NACA is NOT for me. Off the bat, or at the start of the nearly four-hour webinar (by which you have to watch through the entire webinar in order to get a code to gain access to and kick off the pre-qualification process) one of the presenters very rudely, "Don't ask about no COVID!" Excuse me? This is a very valid concerned, given the times we are in. The same for the rest of the presenters or webinar chat moderators, they were continually short and keep saying people we're asking the same questions, "I don't know what's wrong with you all asking the same questions."
    When we get into the details and stipulations of the program it tends to nod to one of those "you should be here and tell your friends" programs. Even kept repeating "I don't know any other program who is offering what we are offering."
    Another thing makes one raise an eyebrow, it seems like when you are granted to a mortgage you are obligated to stay in that home for the life of the loan...you can't sell the home, or treat it as a rental property, all whilst having to participate in x amount of events per year, and submitting an annual fee.
    Currently, looking into the traditional route or alternatives to purchasing a home. They say if something is too good be true, welp...it truly is...

      sigh I went through that same experience when I did that 4 hour long training. It was brutal and very basic to me. The call was full of people who obviously had credit issues and kept interrupting the speaker to ask questions when they were told to listen and ask questions at the end. I ended up tuning it out and doing some other work. I listened to the whole thing to wait to get that specific code to sign up. It was a waste of my time. I knew it was not going to work for me when I got an error message several times just trying to upload the beginning of all those documents they required. Sounds like we were on the same webinar lol. DFW is a competitive market. I don't have time to play their games with losing out on what I know I can afford as homes in my price range go fast. I also don't like anyone telling me based on my income I have to buy in an area that needs revitalization. I want to buy where I want in the areas I am interested in. I have no interest in moving to hood like areas dodging gunfire.

      You can sell the naca home and purchase another property with a traditional lender and use that as rental investment. Again, you can sell your NACA home anytime you want. Not to mention, you can buy a multifamily property through NACA..you just have to live in one of the empty units. But you would be the landlord as well. People should understand NACa program is a stepping stone to get you into home ownership.

    All true! I stopped the process after 8 months of unanswered emails and calls. We are now going the traditional route. Being with NACA drained us and discouraged us from buying! Sounds good on paper but the employees DONT work for you and they will definitely leave you in Limbo! We never heard anything back after submitting the same documents month after month. We had all the checklists covered and they basically just stopped working in our file!

    Great video! I don't blame you. I started the process in Jan2020 and I upload documents my counselor say didn't get them. I had an appointment in October 2020, which was no call no show. I don't where I am in the process cause they keep passing me on to another counselor and I am starting all over. I live in KS.

Ive heard so many horror stories.. so sad it seems to take advantage and in my area they actually charge a monthly mbrship and some people have been doing that for YEARS! Its sad. Id rather not deal with the hassle. Buying a home is stressful enough.

    I don't live in your state, but assume many of the clients you speak of are minorities, and/or single-parent, or working-class families just trying to live the "American Dream" of becoming a homeowner. It's a shame what government programs do to those who could use a hand. I went through a terrible experience in my state with the Wells Fargo LIFT grant program, and would advise anyone interested to proceed with caution. Many of these programs really are set to discourage homeownership and continue to keep folks renting! There outta be a lawsuit !

    Alabama has ONE NACA mortgage counselor in the entire state. I'm hanging in there because the interest rate is so low and they don't look at your credit score. The headache that comes with this journey is unreal. If there is a better way to purchase a home...SOMEBODY PLEASE LET ME KNOW!!

      ​@@wyn2267 i unfortunately am coming up to the end of my current lease in October and will have to sign another lease because my counselor for some odd reason can never seem to keep communication or keep up with submitted paperwork, shes said for the past three months she has everything to submit the file yet here we are 8/12/2020 and nothing has been submitted. I've had to contact her supervisor just to get an update and appointment to find out what exactly was going on. not only did i save $4000 more than required I've had to resend paperwork at least three to four different times only to get told she still cant find it. Uploading things onto their website or email is pointless clearly. This is really going into a second year and i cant even get a clear answer on what the hold up is.

      @@kxc4eva I reported them to the Better Business Bureau. They started moving a lot faster on my file. They're still slow, but my application actually made it to the bank. So now I'm just waiting for closing. I'm so sorry that happened to you. Especially since right now the interest rate is only at 2.625%. I wouldn't give up on them completely. I totally understand your frustrations because it seems like these ppl really don't care. At least report them though.

      Communication will always be an issue! It will be hard to get in contact with your MC. They don't return calls or respond to emails. You won't be able to talk to them outside of any appointments and that's if you can get to your appointment because you will always receive cancellations.

    I’ve mentioned to you a few years back that I had a horrible experience with them. Since dealing with them I had given up on buying a home because of what they put me through. It was a hellish ordeal for me and I don’t recommend NACA to anyone ever!

    I currently am considering NACA, however, what they recently told me was that, the counselors are 5 months out of being able to see clients because the demand is so great. I believe that's because they can't get counselors that are diligent to work with the clients. I'm probably going to go through my state's homebuyer program.

    It was suggested by my realtor that we try Naca because of not so good actually terrible credit issues I’ve heard conflicting information about Naca they don’t base it off your credit but your credit is looked at and is a deciding factor in if you get a home loan or not idk what to do and need my own but I’m very discouraged now

      I would still go through NACA, especially if you don't have a lot of time to clean up your credit. They are poor communicators, but I've just been staying on them.

      They look at you credit in terms of you r payment history. It’s your credit SCORE they don’t consider.

    It's impossible to get contractors to even work with the buyer on repairs from the HAND Dept. And then I learned that NACA can foreclose on the house of those repairs aren't completed. But many don't want to use the NACA system.

    I am currently working with the Charlotte NACA office and get no communication. My MC was suppose to send the VoE to my employer last week. 7 days later he still hasn't received it. I've called, emailed multiple people and multiple times. Nothing! This is the only thing I am waiting for for qualification. So frustrating.

    Thank you for this video. I had started the NACA process 2 1/2 years ago, but due to some financial restraints and issues on my end that needed to be resolved first, I stopped my process. I was ready to restart it up, but after watching this video as well as reading some stories on everyone's process in a Facebook group (seems most of them are having issues with MCs not communicating, closing taking longer than necessary, etc) just as you've mentioned in this video. So, I think I'll just go with an FHA loan, instead. Thanks again!

My process from Re-intake (September 2020) to Closing (February 2021) is only 5 months. I had an awesome housing counselor who worked hard to get me qualified because I had all my ducks in a row, and have the best MC out of my NACA office working to get me closed. So, I'm probably one of the few who've had a bad experience. But, thanks for the suggestion.

      @@lisarobinson3521 Hi Lisa, I closed on-time. February 19, 2021. One piece of advice I will give you is to not base your process and timeline on how quickly I closed. Everyone's process is different and also where everyone is located can make a difference. If you're in an area where counselor staffing at the NACA office is low, you won't get an appointment for months. If you're in an area where staffing is great and your counselor is proactive with your file, you can move through the process quickly. NACA requires TIME and PATIENCE. Both of which you need. You can't have one and not the other. If you need to get a house tomorrow, NACA is not for you. If you have at least 6 months to a year to spend going through it, it'll be worth it. Also remember, this market is brutal. You may be able to find a house quickly in one area compared to another area. If you're going to start, start now. Be well prepared before your first counseling session and before you go out looking at houses with your realtor after becoming qualified. Good luck!

    We just started working with NACA in March. I've uploaded hundreds of documents, their ridiculous budget, and I have not been able to reach anyone or upload this month's paperwork. I have two binders worth of financial documents, personal documents, and probably another binder they want. I can't upload it and I can't reach anyone. We have our next appointment September 29th, but so far it just feels like they're trying to see who deserves to have a home, who is willing to jump through the hoops, and the hoops never seem to end. Maybe it will get easier, but right now it feels just as hopeless as not being able to find affordable housing.

    I'm in Virginia and have my 1st intake meeting in October. I'm in no big rush, because I have lived in my current place since 2012, everything is fine, but I think it's time for a change. I understand the NACA process is lengthy and stressful, so I understand what I'm getting into. They also don't have a local office, and the closest is over an hour away. So nah. 😕 That being said, thankfully, I have a former classmate who's also a realtor and I asked him some questions. He advised me to go the VHDA route, which I am taking his class also. He said NACA is a good program, when it works. I think at this point I am using NACA to get my credit score up (VHDA minimum is 620), I'm almost there on my own, but I need a little help to save and budget just a little more. I also feel like the interest buy down thing is really a fancy way to say down payment, which NACA says you don't need. I am so thankful for all these videos. Sometimes a break up is a good thing.

      You may not be in a big rush now... however when you are under contract there are hard deadlines that you/your Realtor are going to have to meet and your money is on the line. There is no down payment with NACA and the interest rate buy down is a good benefit that is an option with MOST BANKS/LENDERS. I will tell you like I tell my clients now... there is no guarantee that NACA will work out and you should get "double qualified" in the even that NACA drops the ball and you need to have another lender step in and save the file.

      CurlyChemist Hi could you give an update with your VHDA process? I went to their seminars back when the market crashed in '08/'09. I ended up not buying a home (fearful of the huge commitment). But I'm curious to see what they're like in today's market.

      @@DarknessFalls29 sure. You will have to take the class again. I close on Wednesday if nothing happens. Basically the process is like a conventional loan, in that your credit score has to be at 620 or better. But to gett 100% financed, it had to be 620 or more. I have heard that with this pandemic, the score requirement has increased to 680 and you will need 3 to 4 months of reserve funds to show that you can pay in the event that something catastrophic happens. Luckily I got under contract just before all this went down, so all i needed to show was a 620 credit score, 2 months in reserves, the earnest money deposit, and inspection fees. I will also need cash to close, but thank God it's not a large amount. I ended up qualifing for a VHDA/FHA combo loan so, I'm 100% financed and the seller is covering closing cost. I didn't know that even though you get 100% financed, you still need a good $5k of your own cash, and it has to be seasoned funds, meaning you can't just come up with a lot of cash from nowhere. It has to be verifiable and in your accounts for at least 60 days. I signed my closing disclosure last week, and had a couple of conditions for underwriting that i took care of. Also I didn't know this, lenders/underwriters also check your rental history. I was told that as long as you have not been more than 30 days late on your rent more than 3 times you should get approved. I am nervous cause i know i have been late, but not 30 days late, and my rental office is closed on the weekends so i can't check until Monday 🥴, I'm supposed to close on Wednesday. That was my process in a nutshell, hope it helps. I am super anxious until i get my keys.

      That will happen a lot! The MCs have a very high turnover rate. I recently read online that the MCs aren't paid and end up either quitting because they owe NACA lots of money or they're fired because they owe NACA lots of money. I've had several cancellations and I'm now on my 5th MC.

    Naca sucks. Everytime your appointment is scheduled, the cancel the last minute because a worker leaves. This happend 4 tines. It's crap like that that makes NAca a waste of time. It's garbage

    I’m currently NACA qualified but having second thoughts about going through I will probably do a FHA loan instead. I have nothing bad to say about the program from my counselor to my realtor everyone is professional and dependable. It’s the qualification mortgage payment that has me thinking to just do traditional I make ok money for it to be so low I’m about $250 off from what I know I can afford. So just be ready for that disappointment if you’re going to go through NACA.

    I’m in the same position, my loan Counselor “underwriter” skewed my numbers after an argument over her not returning phone calls or emails. My mortgage approval amount dropped 17k. I’m so over it going the traditional route.

    Hi there
    me and my neighbor's are a bit stressed because there is a couple who purchased a home via NACA. However since their move, they have not cared or maintained the property. The property is now in such an unlivable state tgat it is impacting the property value in our residential street where homes are well cared for by homeowners. The other alarming concern is that for the past 3 years one of their family members began conducting drug trafficking and now he has a gang of 8 - 10 teens drug dealing from the home. The gang now lives there and are intimidating and threatening homeowners in the neighborhood. What can we do? Can we report tem to NACA? Who do we need to call to report them?

    Thank you. I think I will reconsider even doing their webinar now. If I was still living in Charlotte I would have loved to work with you but left a few years back. I can't play NACA games here in DFW area as the market is very tight now and things go very fast. Will go another route.

      I’m sorry. I don’t but possibly reach out to a trusted realtor and ask them who their preferred lenders who offer down payment assistance.

    I just finished chapter 13 bankruptcy (wife was not included in chapter 13) and am awaiting our discharge letter from the trustee. I make 85k/yr and have 20k saved and our CC utilization is 63% right now and will be under 20% by February 22. We will also have another 15-20k saved and will be using my VA home loan. We own all three cars that we paid cash for! We have a disabled son who draws disability around 900 a month. We hope to have a place buy summer 2022.

      @@JANET.DELGADO I went with a VA loan and got approved for 480k @ 3.15% for 30 years and no downpayment. I only took 270k for a house that appraised for 320k. The house is only 4 years old and the seller paid all but 2300 in closing costs. I got a 4bd/2ba home 2100 sq ft on 1.7 acres. A conventional would have been 430k @ 3.95%.

After watching your video I am very concerned about going through the process with them. Can you recommend a lender in Los Angeles county that works with first time buyers?

      I wish I knew of a great lender in LA but I don't. Call a couple of agents and have them recommend their preferred lenders. Local Realtors are aware of any local programs and can match you with someone.

      i had my initial webinar with them August 2021....STILL working with them and i'm about ready to give up. The hoops they're having me jump through are ridiculous, like things that just don't make sense and I work in accounting! The most annoying thing was after about 4-5 months when I was ready to show them my 3 months of "shock" payment, THEN my rep tells me they won't count my other income with letters of explanation when I had submitted these things in the BEGINNING! They wait months down the road when I thought I was ready to be approved to tell me I have to start over? I've had to inconvenience my friends and relatives b/c of how they want to see my checking account and savings accounts. It makes me worry what other "surprises" might come up as I move through this process...I just don't trust it anymore, especially in this highly competitive housing market where time is essential to make a good offer in a seller's market. I was hoping to secure a home before the interest rates started rising, but b/c they didn't tell me certain information, I won't even be qualified at the earliest until after the summer now. Starting in Aug. 2021 I thought for sure I'd be able to move out by Nov. 1, 2022 when my lease is up, but I doubt that now. And let me add, I have GREAT credit, low debit-income ratio and I'm very organized with paperwork, so I really didn't anticipate having such a hard time moving through their system. SURPRISE!

    Do you operate in South Carolina at all? Or, have a close connect? I'm ready to be in a house that I can afford by August or September of 2024. If need be, I can be in sooner. I'm just allowing time for the paper process. July 2024 would be even better. Looking forward to your response.

    I went to naca event in las vegas for there naca event via section 8 an i am filing a complaint with the ftc an my state attorney general ...they are terrible i paid 38 dollars for a credit report thru them i never recieved ...i am on section 8 an they ripped me to shreds basically they had me sit there 8 hours to tell me my section 8 did not count i am disabled an is covered to be subsidized 30 years they told me i wasnt an they said my section 8 doesnt count ....why would they take my money to apply for something i didnt qualify for...they had me discuss me an my kids disability sitting at a table with other applicant which gave me no privacy i had to turn in parts of my medical situation when section 8 dont require me to do so bc its a hippa violation ....these ppl where negative an basically gave me inaccurate information .....this is very confusing an i am seeking legal recourse ....they told me i could qualify for 130k home when vegas only have 2 properties on zillow in the whole city for that price theres no way i rent a home for 386k to move into a substandard home in the hood....i wish i hadnt to went however im glad section 8 gave me alternative to go thru a real lender i gotta pay off 2 bills an i will be fine...i think they are bamboozing ppl out there money to lie to the bank to say they have so many participants when they really not helping ppl with shit !!
