Great video! thanks for making this the whole NACA process was confusing since traditionally you have to put a 20% down payment but NACA lets you buy with no money down and allows you to use money to pay down the interest rate (which doesnt apply towards the principal, its like paying interest in advance to have lower monthly payments) but things like PMI (Private Mortgage Insurance) which you are usually required to have if you put less than 20% down with a traditional mortgage were confusing for me and this video also helped explain everything and break down the whole process of buying a house and it also explained how many volunteer events you need to sign up for to qualify. Right now im in the process of where they told me what I can afford and I have to save up a certain amount of money each month and get some papers ready for the next meeting. I was doing research on NACA because while it looks like a bargain on the surface I wasnt sure about the no money down and paying down the interest rate (which doesnt apply towards the principal) and then having to volunteer for stuff while having a full time job as well was a little scary as well so I was trying to figure out if it was better to go with NACA or a traditional loan where you put 20% down and dont have to do volunteering. I am still not sure what im going to do but I have 2 months to decide before my next meeting to get the ball rolling, it does sound nice not having to put a big down payment though because then I can use that money to fix things in the house and add a personal touch to the place to make it feel like home.

I've read so many horror stories of home buyers not being able to close in time and losing out on their earnest money & effort because NACA was unable to close in any reasonable amount of time. Does this seem like a common occurrence for you when working with NACA buyers? All of the information you go over in this video is great, but on a personal/subjective side, can you suggest NACA to somebody and feel like they really have a chance to close? (We are buying within a year and seriously considering NACA because of no PMI and buying down the rate.) -Thanks!
Thank you Daniel Cordell. I appreciate your feedback. NACA is a great program though it takes a good agent, good NACA representative and buyer who is will to participate. It's important to have a contingency in place to avoid the risk of losing the earnest money deposit. I only share information and my clients will have to choose which program is best for them and there situation. There are other programs available that offer no PMI options though they may or may not require a down payment. I am not sure which state you are located in but go to downpaymentresource.com for additional options. Best wishes to you and your family in your next home purchase.

+kristiennem It's best that you go to the workshop in the state where you will purchase a home. But, you should be fine with attending a workshop in another state.

This was a great overview of the program. I am scheduled for a workshop sometime next month. I know a couple who actually went through the process successfully. They did mention delay after delay though through the process. But in the end thought it was well worth it. Question: if we choose a house that is over the max amount can we still take advantage of program if we pay the difference in max amount and the home listing price?
Why doest NACA have the maximum loan amount of properties on their website. I only know the max loan amount for a three family in NYC which is 620K, but I have been looking to find the max loan amount for a two family property.

My husband and I are taking the NACA home buyer workshop next month we live in Boston but want to purchase in VA. Does it matter we start the classes here since we are not planning on moving until we purchase a home? Second if we are married do we both need to be on the loan? +Janasia “NaNa” Harris - Typically, you will need to be working for 2 years, 2 years of tax returns. Another credit line would be to setup a secured credit card with your local bank and make sure the payments are on time every month.

That's a great question. I may create a video on this topic. You can buy a home in another state though the new home will need to be your primary residence and you will need to provide evidence with your job etc. Hope this information helps you.

What bills do you got to pay on time. I went to a workshop in charlotte nc they told us you got to only have 3 bills on time is that true. Do you know what bills they are looking for.
+devon Williams As a rule of thumb, you should have at least three tradelines of credit either a car payment, credit card or student loan payment showing paid as agreed to show your good faith and consistency in making the payments. If the lender sees a history or sporadic payments, they will consider the borrower at risk and not lend the money for a mortgage other factors come into play with credit, job history, taxes etc.
With NACA, you are able to purchase single family which is defined as single family detached home, townhome or condo. Multi-units may also be purchased with the program as long as you live in one of the units as your primary residence up to 4 units.
Jasen Banks Thank you for your comment. The student loans will have to be out of default with regular payments. It would be a risker loan to lend on in the event that the student loan companies garnished your cousin's paycheck and then they would not be able to make the monthly mortgage payment, etc.
Edwin- my sister in law is undocumented but has an ITIN and is doing this NACA program. Me and husband are going to do this too and he's undocumented too. Good luck!

I read that for you to qualify, you cannot own a property. We recently purchased a land in AZ for less than 10k payable in 10 years. Are we still qualified for NACA? Tnx
+Gale Pauco The program is designed for first time home buyers so the short answer is no you may not qualify with the piece of land that you own. Contact your Arizona NACA office at (602) 248-4408 to learn more.
+realtorleaven did you not go to the group session they are very clear that you can own undeveloped land or a home that was passed down the family. What you must do is live in the home you buy through NACA throughout the length of the loan.

NACA has a rule of if you have a mortgage loan with them then you are required to get back to the program as long as you have a mortgage with them. They do not sell their loans. NACA is a non-profit agency. The lender would be CitiMortgage or Bank of America depending on your area.

Its sept 2017 and this NACA loan stuff is not going to work. Anyone who has a house for sale is not going to accept an offer if you are not prequalified. And surely isn't gonna wait 6 months to close. Houses come on the market and sell with in two weeks from 50 thousand to 500 thousand doesn't matter. if your not prequalified and ready to close before in 60 days or less, you don't have a chance at buying a house.
Hi Laura. The NACA process does work. You have to have to have a good real estate professional that knows the NACA process, a good NACA counselor and a good title company. Though, there are other programs available to buyers throughout the country. NACA is unique though it can be a little time consuming and frustrating without the right guidance.
Laura Petrilli You are absolutely right! Now it's 2018 and even worse. You need to be pre-approved not even prequalified. I was even told by my realtor that conventional loans are beating out FHA because they close faster. Meaning sellers are favoring conventional and choosing those. You have to be QUICK in this market. I think NACA works best in a strong buyers market like when the housing bubble burst some years back or if building new or if you are buying a shack in a crappy part of town and the seller will accept anything because the home has been on the market for over 6 months and they will wait for NACA because they're desperate.

I got my mortgage through NACA. I closed in 30 days like a regular conventional loan. The program is hard work but 100% worth it. I'd say unless one is "rolling in the dough," or a veteran, NACA's program is a blessing. I wished people quit bashing and discouraging people from it. No program is perfect, especially a nonprofit one.
This program is ridiculous.. if you want to waste time and energy.. plus add a little stress to your life... then go for it...but you have been warned!! I was almost made homeless dealing with NACA.... on my first visit I saw all the signs and I ignored them..( people in the lobby waiting... looking soo upset..or worn out.. people behind the counter arguing with people on the phone.. and arguing with people in the lobby...no joy is always a tell tell sign)after 10 months and blowing up on a worker that I had already reported to the supervisor... I just gave up...
I’m in Atlanta going through NACA and the office is always quiet, I’ve never experienced any drama, not even a full lobby. Nor have I seen people who look weary and helpless. Your counselor makes all the difference. I’m not going to act like it’s all been great because I get impatient BUT my counselor has been awesome, gets me in for follow ups weekly and I recently submitted to underwriting. Your counselor can make or break your experience for sure but I don’t think everyone is terrible. People are still closing on homes everyday with NACA

You can use the program to buy from a builder. You may want to look into a construction loan from a local lender.

That's a great question. I may create a video on this topic. You can buy a home in another state though the new home will need to be your primary residence and you will need to provide evidence with your job etc. Hope this information helps you.

Yes, there is no prepayment penalty.
Where does that pmi expense go?
There is no PMI with this loan. As other loans, typically lenders will build it into the rate to compensate. With NACA, there is no PMI.

What bills do you got to pay on time. I went to a workshop in charlotte nc they told us you got to only have 3 bills on time is that true. Do you know what bills they are looking for.
+devon Williams As a rule of thumb, you should have at least three tradelines of credit either a car payment, credit card or student loan payment showing paid as agreed to show your good faith and consistency in making the payments. If the lender sees a history or sporadic payments, they will consider the borrower at risk and not lend the money for a mortgage other factors come into play with credit, job history, taxes etc.

Are you able to get a 2 family house?
With NACA, you are able to purchase single family which is defined as single family detached home, townhome or condo. Multi-units may also be purchased with the program as long as you live in one of the units as your primary residence up to 4 units.
So what happens if you miss a payment?
If you miss a payment, there will be a late charge, the late status will be reported on your credit report,

What about people with horrible credit? My cousin has about 4 student loans that is in default and they say that they can help him...I doubt it
Jasen Banks Thank you for your comment. The student loans will have to be out of default with regular payments. It would be a risker loan to lend on in the event that the student loan companies garnished your cousin's paycheck and then they would not be able to make the monthly mortgage payment, etc.

NACA has a rule of if you have a mortgage loan with them then you are required to get back to the program as long as you have a mortgage with them. They do not sell their loans. NACA is a non-profit agency. The lender would be CitiMortgage or Bank of America depending on your area.

Its sept 2017 and this NACA loan stuff is not going to work. Anyone who has a house for sale is not going to accept an offer if you are not prequalified. And surely isn't gonna wait 6 months to close. Houses come on the market and sell with in two weeks from 50 thousand to 500 thousand doesn't matter. if your not prequalified and ready to close before in 60 days or less, you don't have a chance at buying a house.
Hi Laura. The NACA process does work. You have to have to have a good real estate professional that knows the NACA process, a good NACA counselor and a good title company. Though, there are other programs available to buyers throughout the country. NACA is unique though it can be a little time consuming and frustrating without the right guidance.
Laura Petrilli You are absolutely right! Now it's 2018 and even worse. You need to be pre-approved not even prequalified. I was even told by my realtor that conventional loans are beating out FHA because they close faster. Meaning sellers are favoring conventional and choosing those. You have to be QUICK in this market. I think NACA works best in a strong buyers market like when the housing bubble burst some years back or if building new or if you are buying a shack in a crappy part of town and the seller will accept anything because the home has been on the market for over 6 months and they will wait for NACA because they're desperate.

I got my mortgage through NACA. I closed in 30 days like a regular conventional loan. The program is hard work but 100% worth it. I'd say unless one is "rolling in the dough," or a veteran, NACA's program is a blessing. I wished people quit bashing and discouraging people from it. No program is perfect, especially a nonprofit one.

This program is ridiculous.. if you want to waste time and energy.. plus add a little stress to your life... then go for it...but you have been warned!!
I was almost made homeless dealing with NACA.... on my first visit I saw all the signs and I ignored them..( people in the lobby waiting... looking soo upset..or worn out.. people behind the counter arguing with people on the phone.. and arguing with people in the lobby...no joy is always a tell tell sign)after 10 months and blowing up on a worker that I had already reported to the supervisor... I just gave up...
I am sorry you had a horrific experience.
I’m in Atlanta going through NACA and the office is always quiet, I’ve never experienced any drama, not even a full lobby. Nor have I seen people who look weary and helpless. Your counselor makes all the difference. I’m not going to act like it’s all been great because I get impatient BUT my counselor has been awesome, gets me in for follow ups weekly and I recently submitted to underwriting. Your counselor can make or break your experience for sure but I don’t think everyone is terrible. People are still closing on homes everyday with NACA

I wasted a 10 months trying to get a loan very very disapointed with NACA I gave them every document they ask for. every thing runs very very slow and takes months for One answer I hate NACA.
