Those of us considering the area aren’t sure of the laws and common practices in ID when closing a deal and need advice from someone who has the knowledge to lead us through it. My opinion is to stay away from an inexperienced realtor, whether buying or selling. We’ve had one encounter where I made assumptions that they knew certain things or would automatically expect a certain process from my previous experiences in buying and selling which they didn’t and it became an ordeal that wasn’t fun or easy!

Don't let ANY realtor charge you more than 2.5%. There are other very competent agents that work for that standard local fee. 2.5%
