    I want to add another thing. Everyone is selling luxury in Gurgaon, but there is only one difference in DLF and Everyone that is connection. DLF is selling connection. DLF phase 5 residential project is more like business club or in middle class language IT park for super rich. This is the main USP for DLF.

    - Real estate is not an investment for long term investors who are tax payers. There are lot of other assets where you can earn better and money can be liquidated easily. Also remember there are lot of extra charges on real estate for long term investors(Brokerage, Stamp duty, interiors(Rent or self usage) etc. People usually don't consider them while calculating the ROI.
    If you want to trade(buy and sell in short term(1 - 3)) that's different game altogether, you need to have good capital to invest in properties and risk apatite should be high. You can earn good when market is up but i still believe you have to buy something undervalue which is very subjective :). Right now its builder market they are selling at a price which they want. Things are getting sold also but not sure percentage of investors vs end users.
    For end users its their first house or upgrading their life that's more of an emotional decision rather an investment.

    DLF Might be good in Gurgaon I don’t think they have the same standard in other cities across India. Would love a video with your opinion on the same.

      While you are correct about Chandigarh's sector being spread over 300 acres, it's important to note that the DLF land parcel in this location spans over 360 acres, with an additional 300 acres of green spaces adjacent to it. For perspective, one of the most talked-about developments by Emaar in Dubai ( Down Town Dubai) occupies just 500 acres. Therefore, DLF's combined development across 360 plus 300 acres, totaling 660 acres, is poised to be the next significant destination in Gurgaon. Additionally, DLF owns another substantial parcel nearing 500 acres in sectors 79 and 80. Given the state government's unhelpful policies regarding land acquisition, this development presents a compelling opportunity worth considering.

      The first 116 acres of the license they have received will all be allocated for high-rise constructions.

    I could get better deal in Dubai Or UK or even in USA
    No electricity Pollution no water supply fucked up roads and no safety

    Dude , this is a big marketing stratergy by builders . They put their own dealers and / or independent dealers who buy these units , then it gets projected in media and shown as sold out .
    This makes ppl with money in fear of missing out mode . So they apprach builder and the builders says resale is avaliable causing sale at high prices .
    It's a new stratergy 😂 , but ppl are just thinking they are missing out .

      Delhi se aat hue.. Ambience mall cross Kar ke.. dlf ki nayi ofc building hai.. uske just bad.. in the highway..its been dug up since 10 yrs.. mall was supposed to come up earlier but dlf shelved the plans then and has started construction now..
