In the United States, if a tenant has issues with a rental, they must place all rent into an escrow account. That way once the improvements are made, the landlord get s their money. Plus a landlord can file a lien against the tenants in order to recoup past due rent.

You know the saying that you can't squeeze water out of a stone.. If, for example, the tenants are not working and have things of little value, there is no money to be made even if they take the case to the High Court and get a court order. But if there is a chance for money to be recovered, they should definitely get a court order!
In different countries when renting a new apartment or home do they have to pay first, last, security deposit? We do in the US, atleast thats how it is in Vermont.. that way if people dont pay rent they have last month and security deposit to atleast keep towards arrears

Why is housing allowed to deteriorate that bad before counsel does anything? The mould is disgraceful and no one should be living in it. The landlord should have to move the tenant into a hotel and pay the bill until the building is brought up to property stands. Plus any fines. Don’t pussyfoot around them.
My landlord left the toilet and bathroom 🚻 with no water for 6 months. I kept asking him to fix and when he did he raised the rent. I've been late twice but always paid. I don't get it.

Frank should be allowed to sell the tenant's possessions if she can't pay right away . The laws these days encourage crimes.
Im glad here in Florida the police give the tenant 2 days and they get tossed out. No fees and they get criminal charges against the tenant

Landlords can get their money back if the runaway or Filthy Tenants are on Benefits by putting a Court Order against their benefits
If there are creditors on the renter's father's back, I don't think he'll be driving that shiny Mercedes around for much longer.
