concise and informative...well done...in terms of retirees, have you seen many head that way? thinking about retiring a in small town...just concern about the health care...thank you
Lots of people have done that. I’ve helped a couple real estate clients of mine do just that. River front properties are good options as well as property on acreage if you have the budget, otherwise, Seguin is one of the few places in the country where you can still buy a new home for under $300k. Lots in the $250-300k range for solid single story homes!
You need to include lily springs community in Seguin past mill creek community off sh 46. Peace out.
There’s a lot of neighborhoods in Seguin. No way to get to all of them at one time but I’ll definitely get to it at some point.

Sorry to say that Seguin High School is NOT great. It's a great town though, and getting better all the time. Starcke Park is very cool. My extended family has lived there since before the Civil War.
Like @jmace1957 said, Seguin High School does not have the highest rating unfortunately. Navarro High School is rated higher and there are some private school options in New Braunfels. Would love to help though so feel free to reach out!

I can't afford to buy a house. How affordable is the rent over there?
I’m looking at the Navarro area and I’m starting to find a starter home is more expensive than San Antonio . Also the taxes seem to be higher . What are your thoughts ? Any advice ?
Navarro ISD has a slightly higher tax rate than other nearby districts and a good majority of those homes are in the city limits so you have city tax as well. Overall, you’re looking at a 2.2% tax rate so still lower than just about everywhere in the San Antonio city limits. I purchased a home in the lily springs community centex pulte homes at a good price that's off sh 46 in the Navarro isd district. The homes are affordable for the price in a safe and quiet area of Seguin. I'm not that far away from New Braunfels, San marcos or San Antonio/ Austin TX area.

Lol. Austin is not for everyone. And neither is Seguin. But I think you’d be okay.
@@LifeinSATX Exactly, not for everyone, or anyone outside of it, in my opinion, I saw this coming in the 80's, so I have my large property 15 minutes from down town, and Big Ole @ssburger himself Elon Musk has been after it for years now, and the answer is always the same. I was in Austin when it was like Seguin, and I can't move to a place that will see big changes in the next 10 to 15 years.
@@FrankC71 I know several people in Austin in your scenario. Some bought Lake Travis property in the 80’s for $100,000. Hard to part with that no matter how many $$$ they throw at you!
@@LifeinSATX I was one of the ones who bought in Lakeway, Cedar Park, for pennies, cashed it all in in 2022, kept my property in Austin, still own Downtown properties, so I won't be selling anytime soon.

I could go to any town anywhere and find an area that makes it “sketchy”. There are a ton of great areas in Seguin.

Really isn't one, but everyone pretty much accepts what ever people want for their own lives
