    This was a 4 Bedroom HMO which I carried out an Electrical Installation Condition Report on. It Failed. EICR's will be required for new rental contracts starting in April 2020. And for existing rental agreements starting April 2021. Landlords need to make sure their properties are electrically safe.

      @@artisanelectrics Hello mate, appreciate the tip but can you provide a reference for this? I don't quite see how this would work in insulating in the event of moisture on the top end of the pull cord. Surely if there was enough moisture/saturation it would gravitate downwards?

      I don’t think that’s correct, even in the whole of the string was wet with the resistance of water you wouldn’t get much of a shock at all. And that plastic bit wouldn’t help much anyway, it’s just so you can attach a new string easily.

      I’ve been a sparky for 18 years now and have to admit I’ve never heard that one before either ?! Just assumed it was there to make it easy to replace cord if it breaks. Can’t really see how it would work as a safety feature as both sections of string are fully touching in that plastic bit anyway ? Would be interested to see some evidence to back up this theory ?

    Pretty sure that plastic connector is there so you can replace the lower bit of string not to insulate between the two! :) You'd have to get it pretty wet and at the same time have the other end in contact with a live part to need an insulator (which would also likely be wet enough to track current!) - in that instance I think there is a fighting chance the switch isn't suitable for its installed location!
    As it should be outside of zone 2... I think you may have adopted an old wives tale on that one - probably didn't warrant a code! :) Nice to see someone who cares though. :)

    Looks like the system was pre ring circuits with old 15 or 5 amp sockets which would have been surface mounted. Someone replaced these with 13 amp sockets then added more sockets in a chain. Then somebody decided to fit a modern consumer unit to the old circuits. Amazing that the whole kitchen has a 16 amp supply. Even a 32 amp ring can barely handle a modern kitchen load. The less said about the shed wiring the better. I am old enough to remember what we had in the 40s and 50s. I also remember that there was a house in my village with a 5 amp meter in the early 60s..

    You are I feel the most experienced Electrician i have ever listened to. Fantastic please keep the good work up. One small question regarding the EICR inspections and a relevant qualification, on the GOV. website it only says a "Competent" person not 2391 T&I qualification, is this the case in your experience ?
    oh and did part 2 to the rented house ever go on i'm intreged.

    I would have chopped off the cables in the fused spur and then chopped every cable in that shed (and pulled some out) to stop any fool reconnecting it in the future. But then again I work on social housing so our company own the houses. I guess you don't have that level of freedom!
    Never knew that about the plastic nugget on the pull switches, I assumed it was just to enable a new cord to be attached to an old switch.

    So will you have to go bk once the main earth is sorted to bring the ze upto what's it's meant to be. Then re test all circuits to make sure they are within the zs limits

    First of all thank you so much for your videos, you should be a teacher you will do just as great as you do your job.
    Well let's go to the point I would like to ask in your opinion wich Multi function test instrument is better Chauvin arnoux CA6113,Megger MFT 1741 or the one that you are using that is Fluke if I remember.

    It looked to me like the flex feeding the hob had no CPC? Perhaps just camera angles as I'm sure you would noted it if so?

    Hi , is there any regulations about hot line colours?? , i know the "brown" is the line and the "blue" is neutral so can we use in pvc conduit *single wire* ( the red or green or yellow or pink and orange) or any colour we got in singles , and the blue stay the neutral and the earth green/yellow

    Just watched your video very informative just a quick question isn't the point of an EICR to report the condition of the installation , so why would you replace and rectify faults that you find as your carrying the eicr out? As surely for example the reversed polarity and broken back box or no earth to back box on lighting circuit these would be a observation and coded according not replaced and rectified at the time of carrying the EICR out, or did your client agree remedial work being carried out under a certain value? Just curious not a criticism.

      If we find anything dangerous that’s quick to fix we just fix it as we go as a service to our customers we always go above and beyond and we allow plenty of time for our EICRs to allow for this anyway. But most of the time we do an EICR prior to a board change or adding a car charger so it’s worth doing the remedials on the fly to save time later anyway.

    Jordan not a criticism, an observation. As an electrician I never wear rings. I was taught that on my first day 30 years ago. Any apprentices I’ve had I always tell them to remove any rings.

      Yeah, my neighbour USED to wear his wedding ring ...untill on some shoddy kitchen install/inspection, he got it electrocuted, the ring melted to his finger, STILL has the scar some ...30 years after!!.

    did you put a 3 amp fuse in the plug top you replaced at the cooker switch, assuming it only done the hob ignition

    I have the same tester noticed it did not register the reading (trip time and trip current) with some RCDs (combination ones GFCI/AFCIs here in the USA) in fact they are installed at most upstream outlets protecting all downstream outlets - not just at the box or panel. Have you had that problem with this tester? It’s with fluke at the moment and they are scratching their heads.

    lots of HW tanks come with heaters pre-fitted. If you don't want one it's easier to just not connect it than to remove it

    American sparky here. I love that tge UK has something like the EICR and that (I presume) it is enforced. Im imagining a residential electrician here in the states going crazy having to do all these tests and most places would fail, especially in regards to earthing!

      We (in the UK) don’t have anything like the inspections that occur during your installs though (for Oregon anyway)

    Iv always believed they put pendants near windows because people used to do whatever they were doing in the day by a window, then at night the pendant would light up the same area

    Did you also notify the client of the PAT unsatisfactory too? Suggested PAT for any landlord provided appliances?

      No I didn’t but good idea although as the landlord usually doesn’t supply any appliances it’s maybe not necessary.

    at 24:25 you mention using compression glands over the Wylex push in glands. (you said Wiska but the ones I use are Wylex I assume they are the same thing) I understand completely the point you make but do the compression glands you use meet the fire IP as the Wylex glands are fire retardant. If so what brand of compression fitting do you use as I would gladly swap over.

    Another great video Jordan 👍🏻👍🏻 Wow saw the board and thought “ok perhaps not that bad” yet as we know from experience a new board with a ring split into 2 radials normally spells D.i.y bodge up property and your findings proved that beyond a shadow of a doubt.
    Have to say something strange going on with them Zs readings even with a high Ze of over 2 ohms those circuit values should still be much lower than what you was getting. Was there a strong connection on the 6mm once you put it back into the clamp and at the earth bar in the board?
    I was wondering if it was just poor connections on the socket circuit cpc at the first point to get them high readings but the fact you got it on the cooker and heating circuits to would have me checking the connection of that earth even though the Ze was out of acceptable levels.
    Shed was a right mess certainly isolate the supply to that!! What did you recommend as remedial action for the socket circuits?.
    The potential overload conditions you pointed out suggest they could do with some rewiring and circuit reconfiguration to at least get the kitchen on a ring and the rest compliant.
    Keep up the good work buddy....would be good to see a vid of how you compiled the EICR report 👌🏻👌🏻👌🏻👍🏻

      Thanks a lot! Yeah I think the high Zs readings were strange but can’t figure out why as R2 readings were good... maybe my tester is up the creek!

      Artisan Electrics Perhaps your tester was reading the uplift through the coils of the rcbos. I have the Megger 1741 which is great because it removes the false readings caused by rcd uplift. I used to have one of the older model fluke testers and found they did give odd readings with rcd protected circuits. Will you be going back to do remedial and EIC cert?

      rattlehead85 yes that may well be right, I always notice higher readings when using the non trip loop test.
      I’m going back on Wednesday and Thursday to do the remedial work.

      Artisan Electrics Either that Jordan or there is an intermittent arcing fault/high resistance within that main head on the line where the fuse is or within the main switch itself in the cu which clearly your r2 tests wouldn’t show.

    I had recently some elctricians fixing my lights and plugs because the electric inspector was not happy seeing some wires not covered at the ceilings. All worked fine for 20 years though. Is it really important? For me it was just making it look good not for security reasons. The bad thing in my opinion, was.. they did not do more testing than two sockets - took 5 seconds.. I was expecting testing of each socket, but they didn't and still call it a thorough inspection. what would you say?

    A lot of rental properties have had the original rooms divided off with partition walls. The light pendant may have been central in the original space.

    The Big White Globe light in the bathroom was made for outside and bathroom use it should have a rubber gasket the it screws up against. They were fitted through the 70's in New Zealand. They look awesome with a white led bulb inside them.

    I wonder why they dont introduce a standard for ceiling lighting to get away from terminals/ daisychaining wiring. A lot of new LED lights nowadays only have space for one set of wires. Unless you can buy spacers that permit any light under a ceiling rose.

    At 20:13, that under porch light with glass cover, the wiring looks as if it is NOT connected. No cable to connect to. Item should probably be noted for removal.

    Hi I’ve been watching your videos and find them very informative.
    Just have a few questions.
    1 I was told when doing an IR test you should disconnect the white earth lead.
    2 I do a lot of EICR and was surprised with the reading you got as it was quite old. I usually check them then have to connect line and neutral together to get a good reading.
    3 The insulator on the pull cord I l ways thought it was there so if you wanted to connect a fancy metal pull cord that was where you connected it.

    My best guess for the light by the window would be because then it almost feels like the lights more natural when it’s on because during the day the light comes in through the window if the light is by the window then it might seem more natural because the lights always come in from the same direction if that makes sense but I don’t know if that’s the reason

    I wonder why the 2.5mm socket-circuit has a B16 breaker instead of B20.
    I know B16's can be usefor for 1.5mm cable and when used downstream of a 32amp submain (to improve selectivity), I don't see why they would be best used in this case nonetheless!.

    Instead of a plastic cylinder there is a small plastic loop at the end of the short string coming from the pull switches in the Netherlands, but I suppose it serves the same objective.
    Advantage of the plastic loop is that it is easier to tie a cord or any decorative knot work to it than to the small hole in the plastic nugget, so people are less tempted to tie the cord directly to the string coming from the switch.

    Hi Jordan, pendants over windows, I believe this is because every lady would have a dressing table in front of a window for daylight thus needing a light over her when decoration her face during the evening !
    A comment, I always like to see a cable tie securing the cpc near an earth clamp, it looks much neater and stops cpc from working loose. Cheers, Bob Jones

      My house was built in the 60s. Each bedroom had a light near the window and a second over the head of the bed. Both wired to a 2 way circuit with a pull cord over the bed.

    The pullcord, C3, if there is a water tank or bath or shower or sink etc on floor above then code 2 via risk assessment.
    The light is not centre of the room and near the window is because thas where people used to put the dressing tables there, also at night when the curtains are drawn they dunno if you're in the room coz the shadow doesn't cast very well coz the light is in front of you not behind you and makes it harder for peeping toms to do their shit.
    In regards to doors opening into the room rather than against the wall is because when you're getting changed and someone opens the door you still get a chance to cover yourself up coz the door needs to open further before they see your winkle. It is also a privacy issue where you enter the room and people behind you can't see much.

    We assumed that ze is too high.
    You measured ze=2.36
    For lighting circuit, you measured R2= 1.08 so
    R1+R2=1.02*2=2.16
    Zs=ze+R1+R2
    =2.36+2.16 = 4.52 ok
    Max zs for 6A CB =
    218.5/30 =7.283 apply 80%
    Zs=7.283*0.8 =5.83
    Based of your measurements of ze and R2 .you should get Zs around of 5.83...
    My question
    Why all your zs for all the circuits too high and you have measured ze= 2.36

    Type A RCBO’s would have been nice, but nothing actually wrong with the AC type RCBO’s. The regs actually reference to the 61009’s as being fit for purpose for general use within dwellings.

    Hi Just Looked at the Earth Clamp on Mains incoming cable which looks like someone has done some DIY..lol ..as its not a suitable connection to earth, Which in napit's oppinion a bs951 clamp on lead main is not a suitable connection to earth....and should be reported to the DNO for them replacing for a TNC Earth Clamp

      @@artisanelectrics Does it also have a secondary purpose though? As in its a breakaway connector, designed to snap if undue pressure was applied to the cord? - i.e., to stop children accidentally strangling themselves?
      On the surface I would say it performs both functions, but was it actually designed for that do you know? Cant find the answer online other than speculation.

    Light in bathroom doesn't necessarily need changing for an LED one (is it outside the zones?), just refixing. Those Volex roses were very common in the 70's. The flex sheath is not meant to go round the cord grip, just the inner cores. As for the batten in the loft, the prongs on the back of the lampholder push into slots on the base plate, then the cover screws onto the base. What's missing is the home office skirt. The outside Crabtree switch - those switches always end up gammy with a really dodgy switching action. Probably nothing to do with exposure. What model is your Fluke? My local DNO used not to get involved with earth straps on PILC cable, saying that it was an unauthorised DIY bodge job and wasn't fitted by them, therefore they are not under obligation under ESQCR to maintain it, but if the sheath has broken down underground, they do.

    The pendants were put in like that to avoid shadow when people didnt have curtains. I would say that you were being a little liberal with the loose fittings, but as always it is a personal choice. I would say that the lack of safe working area around the tank would be an issue!!

    Did I spot no identification sleeving on the switch wire on the bedroom pendant.
    I would of turned the cylinder round more for better access to the immersion heater even if it is not currently connected.
    That shed needs to go, a small electrical fire would sort that

    Yeah this light is only secured with 14 screws.... so its not really good fixed so i recommend to change that :D

    The light near the window is because back in the day you wasnt allowed curtains,they put pendants near the window so you dont cast a shadow of you getting naked through the window
