- Hey guys in this video Ill show you how I did one bedroom apartment full paint. How many hours you might be asking? in under 8 hours. This a one bedroom apartment we painted the walls, trim and door, We changed the color from a Flat antique white to an eggshell grey wall color and the doors and trim to a pure white. This is something we do a lot of every week for apartment complexes we work for and they are usually needing a quick turn around time and minimal mess. If the unit is in really bad shape we do use sprayers but a lot of the time we do a full apartment like this by hand to minimize the paint clean up. As always thanks for watching guys and please hit that like and subscribe if you enjoyed the video.

Very nice paint work, fast and great tips!
Thank You For This Info!!! I am currently painting myself at home this and this is good info. I’m one of those women that does not mind doing my own painting etc myself and this info is very informative for me.
Glad it was helpful!
This is a god send!!
Hope it helps!
You did good bro excellent tutorial quick to the point never give up 💪
Thanks Andre appreciate it !
I agree! I manage an apartment complex and I usually hire a vendor for painting but I got lazy with preparing for this turnover and scheduled appointment’s with the cleaners, the painters, the carpet is getting replaced so I don’t need to worry about carpets but I should have placed those calls or sent emails 30 days ago when the notice to vacate was submitted. Ooops. My husband said “It’s gonna take ya a week to get it painted.” It is a 950sqft 2bd 1bth but your video inspires me to get it done and completed in less time than predicted. 😉 I really like that your video was straight and to the point. Job well done 👍
Oh yeah and congratulations on you and your wife’s blessing 🙏🏼💕
@@laurahoward6524 i understand multi family can be hectic. You can definately paint it in a few days especially with the flooring being replaced that makes it so much easier. Thank you for watching I appreciate it!
@@laurahoward6524 thank you ! They are both doing great!
Great job
Thanks appreciate it!
That second coat really brought out the paint job
Great job. Wish he listed the songs playing ❤
You're a great Fainter!👍👍
Thank you! 😃
Thank you!
Thank you for watching
Good skills set for a rental property, Would you roll doors in a private home? Caulking the heat vent will be interesting for the guy that needs to remove it. When you cut in the room next time carry the 6 inch roller with you and you can roll out those tight wall areas at the same time. Good video...
yeah, apartment painting is completely different from house painting, and every property is different. For example, here they ask us to caulk any gaps including around the vents. I guess since it's an older property to make it look a little cleaner and when they do replace them they cut around. on a house I would prefer to spray them but I have rolled them with a small 6 inch roller with a quality cover for smooth surfaces. Good Idea on the small roller while cutting in Thanks for watching!
The long smooth strokes with the brush really make it look good huh I love painting been at it for 18 years and still love it
Its relaxing. Put on some jams and just paint
@@BryanBuilt exactly right and the 2.5 inch sash brush is the best for steady straight lines
My favorite as well . What brand do you prefer?
Wooster silver tip 2.5 inch sash your self?
Stayers aren’t good?
Used this as my primary video to paint my bedroom a deep black - skipped some steps on the prep and regret it
Sorry to hear bro what happened?
Follow directions instead of taking shortcuts you get what you get when you weazel outta basic steps to doing it right
great job. I think i would have done it room by room so I could roll into wet cut ins, and I would have used a 9 inch roller for everything including the doors, closets and bathrooms.
Thank you! Yeah thats also a great way to do it room by room. I think i used an 18 inch here and have since switched over to the 14 in not as big and heavy as rhe 18 but not as small as the 9 . But can definitely get it done with a 9 inch
I use a 18 on the walls
@BryanBuilt after about 6 years of an 18 I switched to a 14. Less wear on your body and I use the open ended Worcester handle so I can roll right into the corners without cutting in in turnovers with great matching paint.
Should post more of these
Yeah im going to try to this year. Thanks for watching
Not bad ,man
Thanks appreciate it!
I read that many modern people are prefer grey paint just like you demonstrated. For example Sherwin Williams most popular color for 2021 is "Agreeable Gray". Do you have a preferred paint color ?
yes grey has been very popular the last few years. My favorite Grey is Benjamin moore classic grey
pretty impressed with no needing tape while doing any of trim. i'm definitely not that good yet.
Thanks! its a process i find very relaxing
Great video bro how much did you charge them for a 1 bedroom apartment paint job? And how much would you charge for a 3 bedroom apartment? I’m thinking about starting a painting business and I would like some advice on how to price everything.
Thank you! it varies alot depending on what exactly we do in a unit. It took a long time to kind of figure our prices out and we ultimately settled on flat rates . i think now our starting rate for something like the one in this video is around 420 but can vary if theres add ons like cabinets, repairs etc.
Hi! Did I miss the color of paint? Could you share the color, please? It looks great!
I believe it was called silverplate by sherwin williams
Wouldn't it be faster to spray the trim first?? I'm thinking about spraying the ceiling first, then trim second and roll my walls lastly.
Yeah it can be. I usually only spray when the flooring is all getting replaced. If you are gna spray thats a good order. Ceilings, trim and then walls
is the colossus roller for rough surfaces? thanks for video :)
Yes the one im using is 3/4 inch nap for textured surfaces.
What was your supply list. I have a 750 square apartment, with 2 beds and 1 bath. I'm not sure about gallon amount or tools. It will be myself.
For a two bedroom usually we will bring 10 gallons for walls if its a color change and 2 gallons for the doors and trim. The most basic tools needed are :
Paint tray
Good paint brush
Roller frame and cover
Dropcloth
Extension pole
Small ladder.
Caulking gun
Wow B, great work what city are you in? Are you still doing this work?
Yes we are in northeastern oklahoma
May I ask why most apt complex have egg shell paint? not to mention when its really hot including the bathroom it throws off a really nasty whatever it is stain on the wall? any suggestions how to fix it? should I repaint over it?
Yes i think they use eggshell because the sheen makes it be able to be wiped off
@@BryanBuilt interesting.. so is easy just to clean it? than having to repaint?
@@PrincePalmUwU Easier to NOT have to paint when you can scrub the walls and eggshell has the benefit of being fairly low luster so it doesn't look cheap and shiny. A more upmarket appearance is something everyone enjoys.
Yes sometimes its possible to just wipe off
What about the white trim that went all over the wall?
which one?
Bet it smells amazing haha
it did not lol
How much you make?
Nice bro, how much gallons for the entire apartment did you use???
I think i used around 7 gal for 2 coats
@@BryanBuilt awesome bro
What color paint did you use? Thanks
Its sherwin williams silverplate in eggshell sheen
Thanks!!!
What is the price for one of those apt in 2022
Its gone up closer to 450 now
How much did you make off the job?
Around 350$
@@BryanBuilt Oh really. How long did it take you again?
@@BryanBuilt 1 coat?
@@factspirate99 2
@@BryanBuilt that includes paint or just labour ?
How much would you charge for that one unit
Depends on alot of extras but our average transaction is around $400
400 let me look online I’ll pay some to do for that price..
No ceiling?
not in this one. I recommended it but they did not want to paint it
How much it cost to paint 1000 sf apartment myself?
For material?
@Vanessa Garcia depends on what type of paint you use. The paint type in the video is promar 200 i think right now im paying around 32/gallon here. And we use between 5-7 gallons . If your looking for a tighter budget paint i have used the behr pro 300 and it was pretty good for under 25/gallon .
I'm sure you mentioned this in your other videos where are you located that seems pretty cheap.$350
Were in oklahoma. This was in 2020 our prices have gone up since then . This was just for labor walls, trim and doors . And the customer provides all paint
@@BryanBuilt hey, I live in Ohio and I'm changing .40 cents a sq ft for walls and .15 cents for ceilings that's without a color change and one coat, half of that if they want it doubled. I've been a painter for 18 years but honestly this is my first year on my own. Is this close to what your getting for apartments?
@@BryanBuilt how much would this job be today? labor only
Sorry for the late response! We dont really price by the wall sq ft. Since we just do apartments we have worked our pricing based on the floor sq ft. Since we are always doing different properties and floorplans we wanted to keep it simple our pricing is based off 1,2,3 bedroom and the sq ft anything over a certain sq ft is diff price. If that makes any sense lol
Now its closer to 500 i believe
How much does it cost to paint two bedroom apartment??
Depends on a lot of factors but starting around 400 for a simple unit.
@@BryanBuilt thank you 🙏🏾
Idk what happened with that audio about a minute and a half in.
But it made me feel I was on drugs.
…well, different drugs than my herb. Lol
Its the paint fumes…😂😂 jk jk . I never noticed that it was probably my camera
why don't you use a sprayer wouldn't it be faster?
We do on certain jobs but find that it takes just as long to cover everthing thats not being replaced. In this unit none of the flooring or cabinets were getting replaced or painted so it would have been the same amount of time to prep for spraying
How long have you been painting apartments?
How much is the question
Apt be cheap dont even make no money out of them
Very nice but the ceilings are disgusting
I agree. But the customer didnt approve the ceilings being painted
Looks like bloos stains by the closet
😳 i never noticed
