As a California real estate broker for over 25 years, I can honestly tell you the hardest property you'll ever buy in your life is the first one. Almost every first time buyer gets "scared" and experiences some form of "buyer's remorse" after buying their first property. The good news is that the second, third and every property thereafter that you buy will become much easier for you. In the future you will be able to buy with more confidence and conviction. As for renovations of an STR with real cash flow goals in mind the best way to manage that is determine the lowest season of the year for that area then plan ahead so you can go in and get it done quickly. Allow longer dates blocked off on your calendar than you think the renovation should take. You don't want to ruin someone's vacation by not hitting your renovation timeline. It would be better for you to stay at your place a few extra blocked off weeks after the reno is completed and experience the new place.

Congratulations! How much is HOA there?
We’ve just returned from Miami and saw some property there and HOA is extremely high. Like for 1-bedroom 1200$ per month when monthly apartment rent is 2500$. Plus tax and this year the roof was repaired and the management added +400$ HOA every month during 7 years😳. Pool and some stuff are good but HOA😣.

🎉Congratulations from your Los Altos neighbors 😊. We bought our Maui vacation rental and fully remodeled it in the beginning of 2023. It was scary but we don’t regret it at all. Here are a few words of advice from our experience: 1) if you can, do the full remodel right away. It might take 3-4 months. Remember every time you want to do any of the work on your unit, you have to get an approval from your HOA and that might take a week or two. Remember your contractor is probably working on 3-4 projects at the same time and it would be difficult to schedule his work around your schedule. 2) Make sure to work with the materials and furniture that is available on the island. Getting anything custom or from the mainland might take up to 3 months. 3) make sure to have a payment schedule with your contractor and make him stick to it. 4) it would be great if one of you is always there to supervise the remodel…. Things don’t move when you are not there… 5) Don’t get stressed and try to enjoy the process 😊

I saw videos where people went to Hawai opened restaurant biught home and they say its so big humidity they have mould everhertr even towels and bed linen black dots snd its bad for heeatl.. whole family had to give up Hawai because of weather condition, himidity on island

Condo in Hawaii, big woop-de-do! I was hoping you'd say you bought a house in Los Altos, Atherton, Menlo Park, or Palo Alto. I lived in what is now known as Silicon Valley back in 1957 through 1962 -- when, instead of silicon chips, -- fruit packing was the largest industry. My brother graduated from San Jose State in 1963 with a n EE degree and bought a house in Los Altos Hills. I won't make you ill by telling you what he paid for it in 1977. But I will tell you how much a high school classmate of mine (I went to the same "Silicon Valley" High School that Gordon Moore co-founder of Intel graduated from) bought an eight bedroom mansion in San Francisco overlooking the Golden Gate Bridge for in 1972 -- $65,000, and sold in three years later for the same price. In 1975 real estate was selling so slow that the IRS offered a 5% tax credit on the purchase price. In three years look for real estate to drop to semi-realistic in SV.

The big risk is if you borrow at today's relatively high interest rate and have to lock in for a few years, you can lose a lot of money if your condo is not rented and generating income. And on top of that, you are assuming that this rental income will cover your mortgage for your home. Leveraging can be very risky. RUclips can also decide to just pay content creators less per video, because there is absolutely no entry barrier and more content creators are just competing with each other, so each one is getting less views. But owning a home is not just a financial decision. If you have kids, it is important and meaningful to have a house you expect to stay in for a long time.

Plus we owned our first house for 4 year we didn't have one problem we owned the second one for 8 years e only had to call a plumber once and it was nothing expensive
So owning a house doesn't mean that your are going to have something to repair & not all reparations are expensive sometimes it's just a smll problem
So take breaths enjoy the process & thinks that everything is going to be great with zero problem

Idk what “American daycares” she is referencing, but some clarification and truths need to be made:
1) MOST AMERICAN daycares DO provide food. Breakfast, lunch, afternoon snack. Lunch is always a warm, cooked meal and they serve a variety of foods. The exceptions I’ve seen to this (where you bring your own meal) is in super niche daycares.
2) MOST AMERICAN daycares are NOT open until 2pm. I honestly have NO CLUE where THAT is the case. MOST are open from 6am - 6pm. THAT’S 12 HOURS of operation time. Even in super niche daycares I have not heard of a 2pm closing.
3) You can find an American daycare for LESS THAN $2,600 / mo. You can find an American daycare for MORE THAN. That is 100% location dependent AND super niche (for the high cost).
In short, this lady is being scammed and paying double for an overpriced daycare that doesn’t even open at reasonable hours (6am - 7am) but opens at 9am. Not sure being exposed to Russian if you can’t/aren’t continuing the language outside the daycare is even worth $2,600/month. If you think eating “organic” everyday for $2,600 / mo is worth it than cool.

We’re heading to a recession…should’ve wait until the housing crash to purchase your dream home/rental properties. The avg American is racked full of debt travel spending is going to go down as we are still facing major inflation and jobs cuts is coming up too. I’m pretty pessimistic with where the us economy is heading
