If you purchase a home, make sure you get an experienced contract attorney before signing! Hortons contracts are one sided and leave themselves with a boatload of escape clauses!
They aren't going to alter their contract for you. Now the attorney might point something out that makes you not want to buy from them but don't expect any of them to change their language on it unless it is something related to the house such as options, etc.
These are all builders, not just Horton. I've learn that you literally take all the risk in a new home and if there was something to happen to your home and they don't honor it, you do need an incredible lawyer to sue which then dismisses anything they are suppose to honor under warranty in the first year. Make sure you all do your home inspections, pre-wall, after and mid warranty year. Make sure you get a really good inspector.

You will find out about all the shoddy construction that was not inspected properly prior to, okay to cover approval, after the first quake, hurricane, tornado, flood, ect! The damage from a lesser intensity event can result in major structural damage! That's when crappy workmanship rears it's ugly head! The only way that I would even think about buying one of those thrown up homes is to monitor it through all the building phase.... Especially spec homes!

Builders don't want to look desperate to sell these homes. It's bad PR to have others reporting they have too much product because they planned poorly (and are likely cutting corners to finish the job without spending more money). They don't want people to see what's happening until they've purchased.

The Lennar price cuts are "fake". They post them as lower, but if you view the contract it will be the higher price. They say the lower price is the "cash price", but of course they don't tell you that until you see the higher price on the contract. I can only assume Lennar has something to hide? There is no other reason for what is happening in this video and this is baffling. You would think they view this as free advertisement.

Every outlet ever switch has massive gaps, home is full timber build, in a hurricane prone area... built on a swamp. I needed to pull the fridge out and it couldn't be done because they built the island to close. I do 3 a week where new plumbing leaks at slab. Wouldn't ever buy a house built in caved area

And Lennar makes it very difficult to work with an outside realtor as they have lots of rules designed to keep outside representation away from the negotiation process or they refuse provide that realtor any commission, this placing the buyer in a difficult position where they would technically be responsible for providing the buyer’s agent any compensation. This is at least according to what I’ve seen in a few instances here where I live.
The issue with looking at small houses by per square foot cost is that they still have some of the same fixed costs as a house twice it’s size; mobilization, kitchen, bathroom, mechanical, etc. So they may unfairly look expensive on a per square foot basis.
Don’t forget labor too. If it costs 70k per house in contractor labor to build a 3000 sqft home and it also costs 70k to build a 500 sqft house then you’re going to see a huge cost per square foot on the small house
Just like buying a small bag of peanuts at 7-11 costs more per nut compared to buying a giant family sized bag at Costco, buying a tiny house costs more psf than buying a three bedroom, two bath will cost psf. Buying anything in a large quantity as opposed to a small quantity will always bring a smaller price per count.

Regardless of the square footage of a two bed, one bath house, it has the same fixed cost of one bathroom and one kitchen, and probably one car garage. Those are fixed costs that aren’t discounted based on the overall square footage, so it makes the cost per square foot appear much higher in a smaller home.
Not really buying that, bigger homes need bigger AC (or mulitple), more flooring, more roofing, more windows, more bathrooms, and generally while small vs. large homes with both have a kitchen - the expectation of a larger home is usually to have a kitchen finished to a higher level. A small condo can have vinyl floor and laminate countertops - but that won't fly in any 4+ bedroom home.
Based on my research and from RUclips, there is a certain minority group that is being persuaded to buy these properties. I know 💯 that he is afraid you are driving his business away. Thank you for this video. I will try to forward it to a few people I know.
When buying any home how do we make sure the foundation is stable. I bought a home in Arizona and took out all the carpet. The living room and the master bedroom had long and wide strips open in the concrete apparently didn’t let the concrete set up or too thin.. Built in 1995. Check out the windows and stucco. Should of known better there were cracks. Buyer be ware.

Travis- We’ve had a new construction boom here for many years, and Lennar is very embedded throughout Southern Nevada. I’m a real estate investor in Henderson. In 2019 and 2020, I purchased new construction properties from Lennar to be used as rental properties. I did not experience any issues worth mentioning. In my tight circle, I have heard of some shady Lennar practices. I have a friend who works as a supervisor for Lennar. The pressure they put on their people to finish the houses is CRAZY! Many times a walk-through is scheduled with the new home buys before the house is finished! HIGH PRESSURE TO CLOSE, SO LENNAR CAN MAKE THEIR NUMBERS!!
TX Realtor here and I’ve dealt with Lennar, totally unpleasant experience for both myself and the clients…since then I advise clients to steer clear…they are one of the more affordable builders so for those wanting a new home on the entry level, they are one of the very few choices which is unfortunate. I was buying a new construction home in Colorado from Lennar and had to cancel the deal due to extremely poor customer service and many issues with the build quality throughout the process. Lennar is the last choice for when I will buy a new home. Renting like you are for now. Cheers ✌️

Come do your work in this community. Buyers absolutely need a Realtor to negotiate and help buyers get their homes completed before closing.

i just started the home buying process and i feel like it was a sign that we stumbled onto a different community on the day we toured 2 lennar properties. without doing much research besides looking at home base prices, i walked into a MODEL home and the floors from the galley kitchen to the living room was uneven. this is in a model, i can’t imagine how the final product is

I was buying a new construction home in Colorado from Lennar and had to cancel the deal due to extremely poor customer service and many issues with the build quality throughout the process. Lennar is the last choice for when I will buy a new home. Renting like you are for now. Cheers ✌️

Spot on! Loved your research and conclusion. I sell in Heritage Landing and don’t see the drop on prices just more homes going up by the builder competing with the resales. Come do your work in this community. Buyers absolutely need a Realtor to negotiate and help buyers get their homes completed before closing.

SHEA homes, a builder in CA straight up lied to me about what would be in the house. When I demanded to be made whole they told me there was nothing they could do. I never posted a review.

i just started the home buying process and i feel like it was a sign that we stumbled onto a different community on the day we toured 2 lennar properties.
without doing much research besides looking at home base prices, i walked into a MODEL home and the floors from the galley kitchen to the living room was uneven. this is in a model, i can’t imagine how the final product is

Being from San Antonio I would not buy in that part of town and these homes are still overpriced for that area with the discounts.
