There are no problem to rent out houses in Sri Lanka, and if it close to beach /tourist areas the chance is you can make a really good profit of this in short times. If you mean Apartment/Condo: you need to check if there are any specific rules about this in the apartment block - rules may vary. Hope this is helpful 😊

EXACTLY, but it's funny that almost all lawyers and brokers in Colombo are advising me to setup a company with minority ownership JUST BECAUSE other foreigners are doing so, telling me it's perfectly legal and safe(through agreements)...WHEN IT IS NOT!!! Because there is a very valid argument to say that at the end the foreigner has control over the decisions of the srilankan stakeholder, which implies that it is foreign controlled (although masked through corporate schemes). For many reasons I have abandoned the idea of setting up a company: it costs time and money(makes lawyers happy) and srilankan laws change often, so one day you could come up with a nasty surprise or situation where u owe huge liabilities. The company-structure thing is ripe with potential counterparty risks. The only true and only way for a foreigner to get a property is through a 99-year lease. If done correctly, it gives you the possibility to extend the lease indefinitely in time(although you should negotiate with the owner), but also gives you the possibility to sell the lease rights to any third-person. And also you pay only 1 % duty and it's all done and written in your name and the leasehold contract is registered at the Land Registry, so it's perfectly safe AS LONG AS YOU PROPERLY WRITE THE LEASEHOLD CONTRACT. Brokers and lawyers are not advising the leasehold contract, because they don't have much money to make out of it, or simply because of ignorance and in replicating what others do, but from a purely legal standpoint, the company scheme purchase is NOT SAFE.

Why face so much hassle & spend 100 times more even more to buy property in another country? Even after buying the owner doesn't get a true ownership. Even after spending a fortune you will never become a citizen & you are different from other people around. People always look at you in a different way. And the climate is not favorable unless you are darker complexion person. I think it's a waste. Better to think twice before making such a downturn investment.
Sri Lanka is not for everyone taste - however I know many foreigners that are very happy with their life here. Some live all year, some people stay only half the years (escaping the harsh European winters). Agree on parts: Definitely think twice - consider all factors before making a large investment. I highly recomend also trying to live here a year or more (by renting) first - to see if Sri Lanka is something for you. Visiting as a tourist and living her is very different indeed 😊
@SriLankaTravelatease yes definitely. It's not like New York, London, or LA etc. Not much multicultural either. Could make you happy during short visit, but longterm stay not a good idea. Better give it a trail anyway.

As much as I do respect your opinion, and your right to be protective of your country. - I also think that Sri Lanka actually need investment from the outside. But hopefully in a sustainable way, and a way that will not push locals out from the market. The rules are quite strict for buying property in Sri Lanka - and that is good👍
