if the tile has any lippage, you probably will have issues laying LVT over it. LVT needs to be laid on perfectly flat surface, or else they split at the seams over time.
If it's too invasive to ask, do your in-laws and parents pay rent to offset your expenses? I assume you retain ownership since you reference increasing value? Just curious how that works out since I'm all for helping family, but personal responsibility is important as well for them to contribute. Cheers.

Fwiw, I'd suggest adding the closet to the 'den' on the wall opposite the window, to the right of the door, angled inward to avoid a hallway inside the door. It will be smallish, but to me the cabinets around the windows will look weird and wouldn't be a closet for appraisal purpose where I live. Closets should be able to be out of sight storage for hanging clothes and use a dresser for folded clothing and jewelry etc. Your idea will look more like a wet bar minus the sink and doesn't add any ability to hang up your clothing. Other than that I like all your ideas, tho putting lvp over tile is a bit chincy but whatever floats your boat. Personally I'd spend the 2K to remove and install actual hard wood. Hickory perhaps. Cheers.
