When I was interested in going modular, research showed that most homes that are being built in factories are SHELLS. This means plumbing, electric, AC, permits, transportation to the work site, finishing, land, and more are the sole responsibility of the purchaser and clearly stated NOT INCLUDED in the home price. That $400,000 modular will cost you closer to $750,000 when it's all said and done. Often with a very hefty up front cost well beyond the 20% down you expect.

Modular homes would make sense if they weren't as expensive as they are per sq ft. ZenniHome's $ 130k model just buys you a 650 sq ft. house. Having the same house, built traditionally, from the ground up, should cost in the $ 60k to $ 80k range (depending on where you live). Now, if the price if these modular homes becomes more affordable due to economies of scale and AI, then sure, they deserve to be considered. Until then, if we're talking exclusively about affordability, modular homes are not the answer to the housing problem in America.
Based on what I've seen people comment recently to get a home built in the current market is running around $185-200 a square foot which I don't even think includes all of the site work and this is not in an expensive area so not sure how/where you'd be able to get a 650 square foot traditionally built house by a builder for $60-80k.
I so agree, AND the zoning is also a BIG issue in my neck of the woods (Florida) the authorities' have no idea what they are.
@@sharonthehuman5954 Exactly, builder prices have risen since the pandemic and haven't gone down that much. And like she said, modular gets built way faster and one of the biggest issues is lack of inventory

Idk what homes you can buy or build for 60-80K in the U.S. but you put 2 of those 650sq houses together and that’s the size of a normal home coming in at 300K or just under. And the more of them you build the lower the price will be over time which is the whole point.

Palm Harbor modular homes are amazing. When we visited the Lakeland, Florida plant, they were built with 2x6 framing versus 2x4 on a conventional home and are able to withstand a Category 2 hurricane. They also offered the ability to reinforce the modular to withstand Cat 3, and I think Cat 4 hurricanes. They have been doing it right for a long time, and it is the modular home company we would go with. We've custome built in Riverview, Florida, with our VA loan. Next time, it'll be a Palm Harbor modular.

Went to Palm harbor in my area and the sales guy knew NOTHING about modular homes and could not answer if the homes were true modular or hybrid. I was so discouraged.
Wow, I missed seeing this episode, I'm a Zennihome customer, and I've been to the factory a couple of times and many times to the models. Mine is completed at the factory and we're getting the permits process in the works. Should be in living in it in the next 90 days or less, late April - Mid May fingers crossed. 🤞You are right Kristina, Zennihome is legit and poised for great things.

I really appreciate you and all your research. My husband and I are looking for a home in New England and we find the prices are grandiose for what is being offered. I would need to spend $900,000 and up to find something I want. Everytime, I looked at Zillow, I felt depressed. When someone mentioned modular homes, I had this vision of what America might look like by 2027. I feel this could be the answer to the housing crisis and modular homes brings us back to the true Amercian dream. Deer Valley out of Alabama? Seems to be building a true modular home. I have called Palm harbor about true modular home and they stated they were not currently available.

Thank You for Another informative Video. Your Wealth of information is a Godsend and Never Ending. I am in the process of trying to figure out which avenue to go down weather it be Manufactured, Modular, or a home built on site. I was supposed to have a home delivered last year, but two months before the delivery I received an update from the mortgage company and the mortgage monthly payment went from $ 1600 a month to almost $3000 a month. I wound up canceling everything and was able to get my down payments back. It was a total nightmare after many months of work and detail to get this home. Another consideration is a Barndaminium. Do You have any information of this type of home. I own my own land in the county parts in Central Florida.

Many counties across the USA do not permit these types of housing! Some you can get around the ban with a full CBS basement. At this added cost it's the same as building on site.
Kristina, could you guide me to reputable modular home builders servicing Maryland in the DMV area? As a disabled veteran, I sold my home in 2020 due to high living costs and have been living in a camper while paying off debt to afford a new home.

I didn't see any mention of Boxabl. I think you did a video on them last year or 2022. They start at around $50,000 and can be delivered and set up across the country. Their base is in Nevada.

You should check out Incredible Tiny Homes out of East Tennessee. They have a RUclips channel and they produce very affordable homes and they also have been approved by the state government as a housing option for anyone to live in on their own property/land. They are also certified as mobile homes. And with your subscribers it could be a big boost in sales for them. Also they are in talks with Lowe’s where Lowe’s will be selling their homes through the stores.

Also the Zenni home is not affordable still. $125,000 base cost for only 2 bedrooms and $8/ mile for delivery. Plus cost to zone and prep the land you still have to buy. I make $41,600 per year lol I can only afford like $80,000 for a home and a 2 bedroom won’t cut it for me and 3 kids.
I've been interested in looking into modular homes, but all the builders I find that advertise modular homes are actually building manufactured homes and labeling them as both manufactured and modular. I haven't been able to find a truly modular floor plan. If the two types of homes appraise differently, I can see why everyone is advertising their manufactured homes as also being modular, but I feel like that's misleading and dishonest. If anyone has suggestions for finding builders in the state of GA that actually build modular houses, I'd appreciate a link to their website!

It's great to tout being able to build a hurricane proof home, but it's not just the wind, it's the destructive force of items the hurricane winds are whipping around your hurricane proof home that could damage or destroy your hurricane proof home like a tree trunk, large branches, 2x4's and other parts of surrounding homes that aren't hurricane proof that will come crashing in your hurricane proof house...

My wife and I toured a modular home factory in Pa. They were located in Pines Grove, PA and they were beautiful and very well built.
