      @@billbradley2480 The reason the county doesn't act is because the land is worthless. It's not worth the time of the county attorney and staff time, or their 3rd party legal expense to bother with this scrub land. They just wait until a sale to get their money.

    If you suspect you are being scammed chances are you are being scammed. If it doesn't pass the smell test don't do it. As the Canadian beer commercial said, "Where ever you go, go with your gut." So take your gut with you where ever you go. Trust your gut.

    When there is a huge back story on " any purchase " run run run.. land deal, car deal, any deal.... run run. Story time is a red flag always.

    He told you he's 82, have you met him to verify that or is this info he gave you over the phone? Doesn't seem reasonable that he can't pay taxes but can travel internationally. It sounds like he wants you to pay the taxes (gift) and pay him $600 and then he says goodbye to you. No quit claim deed, no land. Drop him like a hot rock. ✌☮

    As soon as you have the deed, you owe the taxes, so there's no reason for him to require you to pay the taxes first. He's no longer responsible for them as soon as you have the deed and record it with the county. Anything else opens you up for risk, even if you have a personal contract with him.

      Not only the taxes, but any other lien. Experience talking here. Tried to help out a friend by buying property at lake. The property had hoa fees of $1100, taxes even more, and had been used as collateral for a loan that had been defaulted. Plus the property was not lakeside as advised by "friend", but was "swamp side". Ended up selling to HOA and receiving $350 back on property we paid way more for. Buyer beware, even if friend (?).

    Business is business, it doesn't matter if it's a little old lady from Pasadena, or a cub scout.
    We live in a time of major deception, and you need to keep your head on a swivel, always be on the lookout. You can set yourself back along ways by rushing in, don't challenge Gods answer that you asked for. There will be something for you. What you said shows me clearly God is watching out for you.     You did the right thing contacting the title company. I’ve worked with a law firm for over 30 years in Kentucky, now live in Florida and contract with the Kentucky lawyer still. Do lots of real estate. It’s always good to have title company do a title exam and issue policy, which protects you in the long run. Surprised to hear what the clerk told you about payment of the back taxes. Every state is different, however, there are companies that go to different states and buy past due tax bills. Then they can foreclose on that propertyfor the balance due, plus interest. Wise to consult a real estate attorney in that area to verify what the clerk told you. Good luck - great video.

    Come over to Williams AZ and check out some land. My acre was $7500.. owner carry.. in Grand Canyon subdivision off Kaibab. no hoa.. no poa.. no CC&Rs. Only county restrictions.
    You're welcome to boondock anytime to come out and look.

    I would think that if he has the money to fly to Asia and back several times a year he would have the money to pay the taxes on the land. I THINK I SMELL SOMETHING FISHIE

    Sorry you are having so many issues finding your perfect land. Hopefully this will work itself out soon. Thanks for talking about dehydrating with your air fryer. I have been looking into since mine doesn't have that as a function button but the instructions are simple so we plan on doing this.

    In Canada if you don’t pay your taxes the government will put it up for auction on the second year you haven’t paid your taxes.

    We understand, Mike! We got scammed by the previous owner of our home and believe it or not, the realtor was in on it! We caught the lies about our home after the fact. We have always been trusting people, and we have found out how crooked some people are and just don't know how they can live with themselves. Keep trusting your gut and pray. We are praying for you! ❤

    Red flag on “vacation” during any real estate transactions, because this happened to me twice that I couldn’t get hold of the agent with questions. Just make sure they stay put until your transactions is completely done smoothly

    Maybe you've already explained your reasons in other videos, but I don't see how living in the barren land of Arizona's high desert is better than finding a cabin back in the Midwest where the trees are nice and the soil is great for gardening. I left Illinois and moved out to Arizona for a period of 7 years, but I really started to miss the four seasons, the gardening, etc. Now I've moved back to Illinois and have a much better appreciation for the beauty of the Midwestern states. Sometimes going back home and living closer to family and longtime friends is a good thing.

    Wow Mike - I wonder why the county hasn't auctioned that land off at tax sale way before this? Glad to hear you want to work with a title company... things can still slip through but it's alot more peace of mind.

    There's nothing tricky about it. You buy land far enough out where they really don't care if you're living on it in a trailer or motorhome. Chances are it's probably zoned single family residential which ideally means that one day youll build a house on it.. in the meantime you can park your RV on your own land have a barbecue or whatever you like just stay under the radar and everything should be fine don't announce to anyone that you plan on just living in a trailer. That's the key! I live in the high desert behind Big Bear California. My neighbor has not applied for a building permit yet, but she's living in a trailer on her lot she keeps to herself she hasn't had any problems. Nobody has told her that she can't live on her lot. You need to have a realtor do the paperwork for any property. Realtors have to follow the law. They take care of all of that stuff, the title, etc. Its their job. They also have a title company they do business with. The realtor does all of that even if the owner will take payments. Have a realtor write up the legal contract it's their job. Its worth the fee. Also go online to the county assessors website and you can find out a whole lot about a property. It also helps to research for yourself for example the difference between a deed and a title.     Mike here is a story for you. The ex husband and I owned a condo in Florida we used as vacation place ect because he was always changing jobs worked for the federal government so his last job took us out to live in Japan for a 3 year tour. I really never realized how much of a liar this guy was even being married 12 years. I had always worked a job but when we moved to Japan it wasn’t as easy working on base as it was for the younger wife’s so I mostly kept house, went to church, got the mail ect.? I had no idea that he was up to no good the entire time we were married I was on totally oblivious about his doings. Then we came back to states for Christmas welp he had been cheating with a coworker Philippine married woman also I was oblivious and had no idea so we got in a big argument while here and he left me in Florida, he left for Japan. I got a lawyer and asked for the condo among a lot of other things wich I got, amazing lawyer ! I was in process of divorce and my best friend called me and asked me if I was sitting down? Then I knew something was wrong.
    Mike, he had not paid the taxes on our condo in 4 years!!!! There was already a person underbidding for when condo would go into public auction?!?!! So that gave me time to ask the lawyer to ask him to pay up on taxes I had been giving him money to pay wich never did.
    So in divorce it was written he had to pay them off and transfer the deed only to my name. Now I’m the winner in that loosing marriage 👍so keep praying dude !! Cause God watches👍

    Opening an escrow account/title company is the safe way to go 👍🏻 I see to many red flags popping up in a seasoned investor. 🤔 I have bought many many properties and there are certain things that both parties has to do when buying property. Mike I’d pass if I was you, and keep looking. Good luck and I hope you don’t get scammed and don’t lose any of your money.

    No do NOT use a Quit Claim Deed. Those are not title insurable. If you ever go to sell the land the Title company would require that you find him and sign and notarized an Affidavit or a Warranty Deed. Use a Warranty Deed as that would be the correct document. Also would highly recommend you use a Title company. They will do a complete search and give you CLEAR title to the property. If he hasn't paid property taxes what else hasn't he paid? If he has any Judgments, debts, or IRS liens those transfer to you with the property. I know it sounds crazy but they do. Trust me. I've been an escrow officer for 30 years. Vacant Land is our biggest scam going on right now. I have had 3 escrow transactions in the last month where I found that the seller was not the actual owner. 1 even had fake photo ID. The title company can even give you a blank For Sale by Owner Agreement for both Buyer and Seller to complete and sign. I wouldn't hate to see you scammed.❤

    Also title companies are not liable for their research as you would expect... been there done that,, title companies only offer " best effort " by their deffinition.. no legal binding recourse for errors..

    Correct, Mike! You need to conduct the transaction through a title company who will conduct a thorough investigation and they will be responsible for liens after closing with title insurance. The person you are talking to may not even be the owner. It could be part of an estate settlement, etc. The only way to purchase land is through a title company.

    Hi Mike, glad to see you today. you are very smart to investigate all the properties with the County! take your time and find out the process. go through a title Company like you suggested make it legal and free of all leins. Maybe you should let the deal should cool off until he gets back from his trip. since he is elderly he maybe confused so you are the BUYER the seller should be doing all the legal process.

    Too good to be true. If you don't pay property taxes for 5 years. The county sells the property. They auction the property. Buyer Beware.

    It sounds like the seller will have His contract and your money and you have no assurance of the sell. No matter where he is while traveling, business transactions continue every day. A title search is wise. I know that paying off tax liens vary in each and every state, here in FL, even after you pay the back taxes, the owner has 2 years to make up the back taxes. You would make very good interest on your money during that time, but you would not 'own' the property until after that payback period. So I'm happy to hear the clerks have been helpful in educating and advising you. Listen quietly to your inner voice, and good luck !

    🐝 In my humble opinion it could be a scam whereas you upfront pay the back taxes, you send him the $600 asking price and then lo and behold he never sends you the title. And if you don’t first have that buyer’s agreement you’ve requested he fill out then you might be up a creek without a paddle having additional expenses for court and legal issues.

    It's not uncommon to have back taxes on a property. Always use a title company or attorney. Back taxes will be paid from proceeds. Never pay anything ahead of time. I would want a warranty deed. You better understand a Quit claim deed before accepting it. None of this sounds like a scam. Just a real estate sale.

    Probably too late by now. But Pioneer Title in Snowflake, is Good and Reasonably priced. I have use them a couple times. Sounds scetchy to me, but I’m praying for you. Stay cautious and wise. Be patient. Your land is waiting for you. ❤

    Hey Mike,
    You should buy land where you came from…Minnesota.
    Spend summer and fall in green grass, trees and water.
    Go back to Arizona and the beautiful desert for winter and spring.
    That’s what I do.
    Except I’m from Buffalo NY/Niagara Falls NY.
    I have land in Freedom NY. No restrictions.
    We also have a condo in Cave Creek Arizona.
    I love going back east.
    It’s so refreshing after being in the desert and then I love going back to Arizona when the cold damp weather and winter hits.
    We have a travel trailer and a Roadtrek class b van.

      These land search videos are educational. I want Living Free to make cooking videos if that’s what he enjoys. The value of this channel is the educational content. If there’s no educational or inspirational content then I’m not interested in investing my time into watching anyone’s videos. I use streaming video - no cable - so I have control over the content that goes into my brain. I hope Living Free Mike will put these videos into a folder so new viewers can watch them like a series. The challenges he faces and the comment section truly help people like me who have no one to help us. Living Free Mike has friends and acquaintances to help him. I do not. These comments are wonderful but he doesn’t have to feel locked into land search videos. He’s wise to keep the best land purchase options quiet. For now these videos and comments help people like me as we search for land.

      Yep same here. I’m 66 and no accidents. I’ve replace several windshields over the years and paid cash because I know anytime you file a insurance claim your rates go up.

    You cannot sue if you give a gift. In America if you don't pay property taxes your land will be sold at the property tax auction. This seems to be going anything but smoothly.

    Mike pack up, move on CVK'S land, that he's offered, and get some land. This deal you're talking about is clearly a scam. Clean your stuff up, and get outta there, and I think you'll find, you'll have a better perspective on everything. God Bless!!

    In Florida, there is something called a tax lien for property in tax payment arrears. The tax lien is done by the county. Something does not seem right.

    How in the world would he still have the land if he hasn't paid the taxes in that long? Where I live you would have lost the land a long time ago. There is something fishy there.

    Hey, Mike! I think it is TOTALLY a SCAM. I almost paid for a rental & the keys were going to be sent to me from the family on "VACATION". It was a scam using a picture of an apartment building & unit here. Go through a real estate business - a legit one & go from there. Best of luck. Aloha! 🤙🤙

    how long has this property been listed? go to the court house you can get someone to help you with the research and don't give him any money till the contract is officially notarized just like a car sale has to be notarized.

    Dont accept a quitclaim deed, require a general warranty deed and for the seller to pay for title insurance through a title company. Do NOT buy without title insurance

    Pray and wait and see where the lord take you . I do not like the way that piece of land is going. Hope something better comes along soon. It would be nice for you to be down there around Eric and camper van Kevin. Their land seems to be pretty good.
