    I would caution your friend to not buy anything unless you can actually visit and go through the home first with someone that understands what renovations are doable and costs.. many of these homes need extensive renos like a new roof, may have mold , crumbling foundations, need new sewage systems and or water services and wiring.. costs to fix these things could add up to many times the price paid for the house.. Then there is the famous Italian red tape , where historical features have to be retained and architects and engineers consulted along with a historian to approve any renovations.. all at professional rates.. These homes are cheap for a reason..

      While I am looking for my house, I always try to look for good roof, I don't want to get involve in extensive renovation work. And I think roof would be the biggest cost. I appreciate your advice.

      the "green" directives of the European Union, to which some states are timidly opposed, will lead to the obligation to adapt homes to stringent regulations; without these adjustments it will not be possible to rent, sell, and ultimately not even live. pay an engineer to drive you, it will be money well spent.

    I like #1 & #2. Some of those attached older buildings scare me because even if you maintain your unit, damage can come from a poorly maintained adjacent unit.

    I wanted to buy this house for 7 thousand euros in Liguria 2 years ago, but I gave up because there is no access to it, you have to walk 100 meters, and that is a long way if you have to carry heavy building materials to do the renovation, and the house needs a major renovation. It was nice to see this house and remember the times when I was looking for a house for myself in Italy.

    I love the first apartment in Umbria. Fantastic location, beautiful place, would not have to change a thing. Ceilings are perfect. Only thing missing is a small patio with a view which I would need. That brings me to third option in Liguria. Has patio with mountain views, most potential, large rooms, and land. Both are excellent opportunities. My guess is that your friend has already put a down payment on the first one 😊 it’s almost perfect for what she’s looking for

    I have been looking for property in Italy for a few weeks now, for my daughter and I (and one small dog) and I am amazed by this selection. I would buy 3 and 4 right now, and probably number 1 as well 🙂
    I have been looking at much higher budget properties but these are amazing value. Thanks for sharing 🙂

    I realky like the €9k house in Abruzzo the best and feel it could be really special with the right finishes. The cellar is nearly the same size as the apartment and would make an excellent art studio for me and possible space for guests with a fold-down Murphy bed. I will look more into the town. You find some fantastic bargains.

    I love the beams in #1. With it being €1000 less than her budget, she can buy kitchen furnishings & make it to her liking. Also, its low maintenance.
    The last home needs little renovating. Again with €3000 under budget, she can paint the house and get a kitchen that she likes. If she chooses to renovate the bottom, That's potential income. IF, she chooses to become a landlord.Or, it can accommodate family or just be extra storage. It's also low maintenance.
    I can't wait to see which one she purchases.

    I like all but the 2nd one I really like the price . How much snow does it get there. And how cold for how long. I'm not really a snow kind of person. A little is ok, but not a ton that lasts for 6 months out of the year. And are all of the homes you showed in a 7%flat tax area.

      Not all are in the 7% tax zone, mostly the southern regions are in that zone. I made a video about houses in 7% tax zone 2 weeks ago (Abruzzo properties from 10K to 14K) you can check it out if you like. The North Italy get some snow, more than the south but the winter are mild unless you are in the mountains. I hope it makes sense.

    We hope to tour the country in the spring.

      @DeanRamse Hello Dean & Cindy, touring italy in spring sounds exciting! There are many houses in 7% tax zone so you shouldn't have a problem finding a nice house at reasonable price.
      I think it may be a good idea to rent out a place before you buy in the town you like, just to see how it feels while living out there.
      And before purchase get an independent lawyer who will conduct due diligence for you. And most important point: do not pay nothing to anybody unless you have all written in a legal document and checked by your lawyer. And lastly - have a fabulous time, Italy is beautiful ❤ MJ

      @sheilapetersen There would be the agent fee if you are buying through the real estate agency, the geometra (architect), notary fee and Tax. It is usually about 10-15% of the property price.

      I agree, that's the best one. At the moment it's only worth the land price of €2,000-€3,000. The house needs a total rent, and probably also a roof.

      The apartment: how is maintenance of the property (walls, roof, etc) paid for? All the others need total renovation, probably also their roofs, so triple to five times the asking price.

      @ronsanjuan2328 It's pretty simple:
      1. Find a property.
      2. Get a lawyer to complete property inspections and due diligence checks.
      3. Prepare a formal pre-sale contract with your real estate agent or notary.
      4. Make your deposit.
      5. Sign the title deed in front of the public notary.
      6. Once you own your property in Italy you need to register the sale with the Italian Land Registry department.
      You will need to get codice fiscale (like an SSN in the US), and opening a bank account in Italy. A local bank account is usually needed to buy a property, and the codice fiscale will be needed to register your purchase.
      You can apply for a codice fiscale at the local Italian consulate in the US if you’re not in Italy already.

    I don't understand this. She claims she is looking for a weekender for her friend in Munich, but shes trying to promote the houses to video viewers. How is that looking after her friend in Munich ? Anyone can see these houses around the world because of this video, so her friend in Munich cannot buy what she is showing ?

    Most of the houses shown on these videos would have been condemn in the US and not suitable for living. The Italian government has found a gold mine in a way to turn these homes into income by fooling everyone to buy for even 1 dollar. In reality they don't want to demolish all these properties and have nothing to replace with, so they are allowing tourists to do the renovations for them. Better than having to demolish and not have any taxes coming in. Great idea, but you can spend the same amount here in the US and not have to move and learn a new language.

      While some of the properties you see advertised are basically ruins, there are some that are perfectly habitable. The 1 Euro house, is to draw interest, there is a contract basically that you have to update the property within a set timescale 6 months to 1 year and use local tradesmen to do this, so not really for a DIY'er and you pay more than 1 EUR for it. You pay the full property price if you breach the contract. Simple really just buy, renovate and live in it.

      But those houses in the US are in towns that don’t have the history and charm of these Italian hamlets or towns….huge difference.

      Hi Paul, some properties do have access to public transport and some don't. I try to mention it in the videos, the thing with the cheap properties is that they are mostly in remote areas hence the low price.

    Abruzzo small hole in roof can be 20k repaired with all cost and permits -is not your home where can take a hammer and some planks and fix as is, same crap in the cellar "you can do" its biggest red flag in Italy its same like you can wife model just because have dic in pants and nothing todo with your wallet?
    it ain't happen
    to install a toilet you need a planimetric -architect at least permit- and to passcodes of install need certified workers and blah blah architect sign prob and your toilet will cost more than home
    -home with land will be xxxxx to keep it -agricultural land -that another headache especially for foreigners that don't have permanent visa even with olives because you need agricuturio permission is like small firm and their problems owner sales =red flag much not meet documents and not first codes =always not fit codes -need Italian farmer with permissions and certificates and each need have 10 000on hands for farming -simple paper with permission to farm. still on reading local laws and bs. historical building -that is pain and money pit each fart you will do with thousands of dollars -there is logic is same like you want instal own doors to a museum you need hire workers that sign papers for service =so you cant even glue holes in walls because that need papers and some places most likely looks like sheet not because the owner is cheap they don't want to be run in to idiotic problems when you glue hole in the wall and get a penalty of 999euros for small unregistered building action
