20:21 how does one even learn to know WHAT to ask. This is the kind of thing that has been a hurdle for me in every business educational sector I explore. How do I even know what to learn about cause when it comes down to it it’s understanding numbers and being able to talk fluently on this magical business language but It’s like somehow everyone magically speaks this language. But where does one learn these metrics and what to ask and how to know what to take into consideration. This make sense ?
I have calculated over 15 facilities for sale on Crexi/Loopnet, etc. and none of them cashflow. The combination of the asking prices and debt service leaves nothing for a buyer to take home as profit. Please address this.
That's a great way to do it. Unfortunately sellers still haven't gotten the message that the economy isn't what it used to be...so their sky high prices often leave you hanging

@JamesLee-xl6cb - Great question! I touched on tech shaking up storage. It's not about the end of the road, but more like a remix! Think about blending in tech, understanding what customers dig, and doing it all in an eco-friendly way. It's about riding the wave of change, not getting wiped out.

Agreed. Essentially you have to use a creative financing solution such as owner financing.

Even it goes extinct in 20yrs, you can buy and sell in 7 yrs to make a profit
