      I want to get a house but I am conflicted. God says in His Word that His people are the head and not the tail, above only and not beneath, the LENDER not the borrower. If I get a loan to buy a house, I feel like I won't be walking in who God says I am, being the lender and not the borrower but I don't have cash and I desperately want to own a home. What do you think?

I’m a single first time home buyer and I’ve been watching your videos to prepare me for when I’m ready to search for a home in the next few months.     How would this scenario work with a new construction home? Can the first time home buyers grants be used on new construction homes?

      Yes, you can use grants on new construction as well, but sometimes they have additional incentives if you use the builders preferred lender. If it is a large lender they are likely knowledgeable about the DPA programs available in their area, so you can use both.

    Thank you for this video. Great info. I was wondering if you could explain on a future video the average cost of these extra expenses when buying a home. Such as inspections, insurance, appraisal, and other closing cost. Will that all usually cost more than the down payment of $3.5k?

    Hi Shaheedah, great channel. So informative. Thank you for sharing & educationing me.
    I have a questions, what is the minimum credit score to be able to qualify for assistance programs & to secure a mortgage. I was told that you can qualify for any of the programs but if you have low to moderate credit score you won't get approve for a mortgage through the bank. I was also told that you need to have at least 700 -800 credit score. Can you please confirm & clarify. Does credit score affects your interest rate as well as the amount of down payment?

      It varies by program, watch my Live I did recently on down payment assistance. It's under the LIVE tab. For example for most of the programs in Georgia it's around at 620.

    What is your view on credit repair? I want to purchase a home but I have so collection items on my credit. My grandmother always told me not to pay anyone, just start over by paying current bills on time. How can i rebuild my credit and get approved for a home? I do have secured credit card which has helped my credit, but now it not where it needs to be.

      I agree with grandma, everything credit repair companies do you can do yourself:
      You should get a copy of your 3 credit reports from annualcreditreport.com and see exactly what is negatively affecting your credit. Once those are identified then:
      1. Dispute in writing any inaccuracies
      2. Send a Goodwill letter to anyone that is accurately reporting but you are currently in good standing with.
      3. After you do the above do a pay for delete with any recent collection items. Never pay full amount and get it in writing that they will delete it from your credit report before you pay.

    Can you please do a video on home buying programs such as Homes for Heroes?

      Homes for Heros is program that works with lenders and Realtors. The Realtor is able to rebate some of their comission to the homeowner. However, you have to use one of their lenders. So if you choose to do something like this please quote outside the program as well. They work as a referral source for lenders and real estate agents.

    3.5-10% down payment based on the price of the house. But I assume you need to be pre-approved for a loan first to know how much you can afford and look for? Which comes first?

    Shaheeda, you talked a little about new construction loans, I need to know if the money I get to build my home is the same as my mortgage. Do I have closing costs and down payment with such a loan?

    So why would I need to get my home inspected if I am doing an FHA loan? Because you said in one of your other videos that FHA will not lend you the money if the Home needs major repairs right?

      They will appraise and do a inspection for minimum property standards, it is not a thorough inspections. You still need your own inspection. Good question, I am doing a lender video specifically for FHA loans soon.

      It is similar as far as the amount you need to have to purchase. Condos often have monthly association fees as well. So you need to budget for those.

    Shaheeda- I have my own business and a realtor I know that we did some work for on getting her house fixed up or ready to sell gives us business occasionally. I am so torn on whether or not I should use her. She is a good realtor but part of me thinks it’s not always good to mix business with personal. Also not sure if she is very familiar with the area I might move to. What are your thoughts?

      Since she has given you buiness in the past and if you would appreciate her business in the future you should as least give her a chance to earn your business. If she does not work in the area that you want to buy in you can also give her an opportunity to refer you to another Realtor and get a referral fee. Best of luck!

    Question, when should I begin looking and applying for down payment assistance?? Should I start now, search and apply (even though I might not begin the home search for the next few months) or just simply wait until I’m ready to begin the home search and then start applying for down payment assistance?

      Most programs require you to go through a lender to access the funds. So first see how the programs you are interested in work, then either contact the lender or apply with the program. Do your research at least 6 months out and start applying 3 months before you want to be in your home. Thanks for watching!

      Agents have to be licensed in the state, several agents have multiple state licenses. So if they are licensed in your state, yes.

      Yes, you can. However some DPA programs do require pay back, others you have to live in the house for a certain amount of time before it is forgiven.

      Yes. I think you should still get an inspection. They are usually less expensive than single family homes. You want to make sure of the condition is of any property you are buying.

    Who gets the fees? Are people just charged this money to loan this money? Wouldn't that just be interest? I found this to be rather like those weird fees that car dealers charge you.

      At the closing - The attorney and/or title company gets paid, the lender, home owners insurance company, the state/city(taxes), the HOA (if there is one), the appraiser(if you didn't pay upfront). Good questions!

    Do u need to hire an inspector to buy land?

      I am nor sure it would be a inpector but definitly a survey company to survey the land. Check for utlities, easements, encroachments, etc. Have your agent advise you before purchasing land and make sure they have represented someone buying land before.
