Your house is coming in the right time. Don’t quit. You will know that it’s the right one even if the whole world disagree with you. Your soul will just know and the price will be right for you.
@@OpiumBride Yes please take a break an don't settle buying a home one doesn't like I've seen way too much of it which turns out to be a sad situation in most cases I know one family that settled on a 4 bedroom single family home (living room dining room fully finished basement and attic half way finished) and ended up with one nasty cockroach infestation they didn't have the money to fix the problem so they stayed in the home with roaches as roommate's 😫

They need your busy just as much as you need a home... Look around for the best rates and best service... Budget... Budget... Budget!!!! Latina Morris You will. I started to target one loan at a time. I would pay my regular payments on all my loans then whatever extra money I had I would pay it on one. Soon enough I had pay ten loans off. I started with 37 total some undergrad and grad loans. Make sure you pay then on time. Also if for reason you can’t pay. Call them and I try to get deferred. My grandmother would always tell us... “pennies and up to dollars so watch and budget your money closely”. Also, you will need to be prepared to sacrifice for your ultimate goal...

I know you have said shop around for mortgages but really no mortgage is created equal, I was qualified for one they are very responsive and it's been 5 days waiting for others to respond hard to get a hold of them, I feel like my shopping around is done. Great tips thank you!!
Please watch my video about FHA loans, but no video specifically about duplexes but FHA loans and some conventional loan products will allow you to buy a multi-family home up to 4 units as long as you will occupy one unit with the lower owner occupancy down payment.
Ok so I’m 31, earn about $55k yearly and have money for a down payment. My credit is fair and I’m working on it. I would be a time home buyer and I’m super scared to start the process. I know can do it but I’m so scared to be turned down for loans 😩
You have to get over that fear and get into action. Even if you do a mortgage application and you are not approved at least you will know what you have to do to get approved. People who own homes do not have anything that you do not have - the only difference they took action.

There are lots of retirees coming to Georgia. You would be able to qualify, since you are retired you can live anywhere. As long as you have good credit and your debt to income ratio is not high you should be fine.

tried to get a quote today, first time buyer, with a 730 credit score, the guy said I needed 9k for down payment and closing costs, on a 60k loan. something just didn't seem right to me.....
Get another quote and it seems based on your numbers you were not going to owner occupy the property. Down payment is usually higher. Also some lenders do not do mortgages at that low of a purchase price. But definitely get at least 3 quotes.

What is the recommended percentage for a mortgage compared to income? I heard some say 25 percent of your monthly income should be your mortgage. Is that right? I make roughly 2500 a month and 3 payments away from paying off a ten year old student loan. Thank God! I have nearly 7 grand in savings so far. Trying to increase that amount to 20k in two years to buy a home for my parents using the FHA loan. Am i on track or do i need to wait longer before i search for a home? Rent is getting way too expensive.

Love the advice! I’m planning a year in advance to make sure I have all my ducks in a row so I have been taking plenty of notes. But I must say that a. USDA Loan shouldn’t be counted out in certain regions. I’m in Dallas and most USDA eligible areas become non eligible FAST! The xtra 15-20 min drive is worth it in the long run. I’m looking for new development rural areas that’s growing fast and I’ve already told my agent he can make commission off me twice if the area grows fast! LoL

Try to use other that your realtor has some relationship with, they may be faster to respond.

Ok so I’m 31, earn about $55k yearly and have money for a down payment. My credit is fair and I’m working on it. I would be a time home buyer and I’m super scared to start the process. I know can do it but I’m so scared to be turned down for loans 😩
You have to get over that fear and get into action. Even if you do a mortgage application and you are not approved at least you will know what you have to do to get approved. People who own homes do not have anything that you do not have - the only difference they took action.

You suggest not financing a car before getting a house. What about leasing a car?
It will be the same impact to your DTI - a lease or financing a car. So calculate your DTI first and make that best financial decision. Please watch my DTI video.

I’m considering moving to Georgia and purchasing a home I’m retired and live on a pension, how difficult would it be for me to qualify for a loan?
There are lots of retirees coming to Georgia. You would be able to qualify, since you are retired you can live anywhere. As long as you have good credit and your debt to income ratio is not high you should be fine.

tried to get a quote today, first time buyer, with a 730 credit score, the guy said I needed 9k for down payment and closing costs, on a 60k loan. something just didn't seem right to me.....
Get another quote and it seems based on your numbers you were not going to owner occupy the property. Down payment is usually higher. Also some lenders do not do mortgages at that low of a purchase price. But definitely get at least 3 quotes.
@@ShaheedahHill Yes I was going to live there, It was only 1,900 and some change for the down payment, but some how the closing cost and other fees he said would be 7,000ish. But yes am getting more quotes today :) thank you.

Great video love what you do thank you so very I'm thinking buying a car needs to be clarified that we should not buy an expensive car before buying a home but if you find a car for around 3 - $5000 that is OK a lot of times when you are a teenager young person just starting out financing a affordable car is the best way to build your credit after all what good is their to buy a nice home in the suburbs if you can't get to it

What is the recommended percentage for a mortgage compared to income? I heard some say 25 percent of your monthly income should be your mortgage. Is that right? I make roughly 2500 a month and 3 payments away from paying off a ten year old student loan. Thank God! I have nearly 7 grand in savings so far. Trying to increase that amount to 20k in two years to buy a home for my parents using the FHA loan. Am i on track or do i need to wait longer before i search for a home? Rent is getting way too expensive.

Some of the same but you are typically not financing a manufactured home with a mortgage. So you will be buying land and likely getting a chattel mortgage. www.rocketmortgage.com/learn/chattel-mortgage

Love the advice! I’m planning a year in advance to make sure I have all my ducks in a row so I have been taking plenty of notes. But I must say that a. USDA Loan shouldn’t be counted out in certain regions. I’m in Dallas and most USDA eligible areas become non eligible FAST! The xtra 15-20 min drive is worth it in the long run. I’m looking for new development rural areas that’s growing fast and I’ve already told my agent he can make commission off me twice if the area grows fast! LoL
