I first learned about Home Maintenance Accounts online. It's recommended that you save 1% of your home's purchase price every year. So you paid $150K or 150,000 for your home save $1500 every year. It's good to put this money in an account you don't readily have access to. Not your regular account where your bill money is kept. Even buying salt if you live in an area with harsh winters can be expensive. If you get a tax return you can fund half or a fourth of your Home Maintenance Account. Always try to get 1-3 months ahead on your mortgage....so many people could have avoided foreclosure if they had just done this. It gives you time to breathe and recalibrate if you are faced with an emergency

Here is a tip for people moving from one state to another and buying a home.. After doing the final walk through, take pictures of all the appliances as well as the condition of the place. Some sellers have been known ( after closing)to return at night,to the property and steal out all the brand new appliances and replace them with rusted broke down items . Or worse not replace them at all,after closing.

Sold several times over the course of the loan. Mine has been sold 3 times. Keep all your paper and tax papers in a file cabinet or file box. So many people forget to change those locks. I changed mine same day I got the keys😊. Homestead exception save me on taxes. I had a very good realtor she walked me through and told me everything I needed to get done. We remained friends till this day😊

I got one of those _"Get Copy of Deed"_ BS when I bought My houses. The first time I read the notice I knew it was a *_LIE_* especially due to I already had My Deeds. Thank God I was born and raised in NYC. Living there raised My Spidey Senses for damn near everything in My life.
Great information. We just closed the end of April. My suggestions also is to keep anything related to your home in a safe and to not only change the locks on all doors, but to change the garage door openers too. A month after closing after we already had changed the locks and came back to the house there was a dead cat inside the house. There’s no way the cat could’ve gotten in, unless someone left it there. After that, we changed the garage door openers too.
OMG that's traumatizing!! I still have the same locks... I have the new ones I bought that are with code but haven't had the chance, thankfully nothing crazy like that has happened, just mail keeps coming in the old owners name ...
What if i buy the house and dont want to move in 2 months later after closing.? Do i still need to transfer my utilities still? Doesnt make sense to transfer if i wont be moving in 2 months later

Isn’t better to meet your neighbors before you closed on the house instead of after? What if there is one of those crazy neighbors and you could’ve found out before and not after… I know by experience, even if I like a house, if there’s one of those neighbors, I would not buy it.

Go to your local county or state tax office - wherever your tax payments go. It may not impact your taxes until 2023 but why wait, go ahead and apply now and get it out the way. By the time the baby comes you will be so busy, you may forget. Congratulations to you and your family!
We are going through naca to avoid mortgage insurance but we have good credit. Do you think this is worth it? Could we use a different lender & get approved for more? We are frustrated with the process! MC said we would be approved by Christmas so long as we continued with no debt & payment shock. Three most later he says "oh, you can't be approved you had an overdraft so you have to wait 3 more months.." we never knew anything about o.d additionally, how is it o.d when it comes out of our savings?
NACA is a good program but it is not for everyone. You have to make sure you follow all of their rules and it may limit where you can purchase . Also, in this seller's market it can make it more difficult to get your offer accepted.
How do I apply for home stead exception? I searched Google but with so many scamers out there not sure how to apply safely. Also, how do I find out if there are any other exceptions that apply to me?

I would add 2 more “bonus” items, lol. If you still write checks, order new checks with your new address ahead of closing. After a month to 6 weeks, go online and check to make sure your information for your new home is correct with the county. People enter the information and people make mistakes. Filing mishaps happen. When you check, be sure everything is correct. Example, if you are a Jr. be sure that it says Jr. or problem can happen, especially lawsuits and estate issues related to Sr. Or even someone with your same name. I get confidential mail for a woman with my name as as we both were nurses, it happened too many times and I don’t have a common name like Jones, Brown or Smith and Black. After, that check your title online every year, but with scammers nowadays I would check every month. I’ve heard stories of people who pay their mortgage and by mistake their home is foreclosed on. It takes seconds to check and you can bookmark the site. Extra bonus. Instead of Mortgage life insurance if you want that kind of coverage, consider a term life insurance policy. They are usually 25-50% cheaper.

I really enjoyed this video. I found it super helpful. I once moved and found the remote for the main living area fan after unpacking at my new place. I placed the remote in the mail and sent it to the new occupant.
No but it shouldn't cost that much for that month since you won't be using them an depending on when you close it may be beneficial to have the heat or air on in the home even when you are not there. Set the thermostat to a reduced setting, but do not turn the system off.homecert.com/ **In the winter, you will need to run heat (unless you fully winterize the home, which is not covered here) to prevent possible freeze damage. In the summer months, you will need to run the A/C to keep interior humidity to moderate levels. Also, extreme temperature variations can cause cracking in sheetrock. Congrats on your new home.
In regards to schools you can discuss with your childs current school beforehand for transfer paperwork, what you will need to do or not do in regards to iep/504, etc. Bus stop info will be later but what new schools it will be needs to be found out during the house search process. Iep/504 is much easier to handle searching within district than it is out of district. Overall include the school in this process especially when you know what schools your child will be attending cause they can help a lot to make the transition easier.
Who says Deeds need to be recorded?????? Take physical possession of the Deed at closing. Keep the Deed in your hands and NEVER let it go. Do not accept "constructive" delivery from the Recorders Office.

She won't tell me the name of the company or much of the details but said some lady comes to their house tonight at 7pm for a refinance closing. ??? I own a home and closed at a title's company's office. I have NEVER heard of a home closing IN someone's home, let alone that late on the Friday before New Years. Does it sound like someone is scamming them? I have a bad feeling!

Usually homestead refers to your primary residence, if you turn a second home into a primary you should be able to change your tax status.

We are going through naca to avoid mortgage insurance but we have good credit. Do you think this is worth it? Could we use a different lender & get approved for more?
We are frustrated with the process! MC said we would be approved by Christmas so long as we continued with no debt & payment shock. Three most later he says "oh, you can't be approved you had an overdraft so you have to wait 3 more months.." we never knew anything about o.d additionally, how is it o.d when it comes out of our savings?
NACA is a good program but it is not for everyone. You have to make sure you follow all of their rules and it may limit where you can purchase . Also, in this seller's market it can make it more difficult to get your offer accepted.

How do I apply for home stead exception? I searched Google but with so many scamers out there not sure how to apply safely. Also, how do I find out if there are any other exceptions that apply to me?
Go directly to your county/city tax commissioner's office and/or website and they will have all of the information. This should be on your tax bill or your agent, lender or closing attorney/title company can help you identify the agency you should contact. @Lolita_Vega Thank you for watching

Ask your Realtor, depends on your state. It it typically whatever government agency that collects your tax payments.

I would add 2 more “bonus” items, lol.
If you still write checks, order new checks with your new address ahead of closing.
After a month to 6 weeks, go online and check to make sure your information for your new home is correct with the county. People enter the information and people make mistakes. Filing mishaps happen. When you check, be sure everything is correct. Example, if you are a Jr. be sure that it says Jr. or problem can happen, especially lawsuits and estate issues related to Sr. Or even someone with your same name. I get confidential mail for a woman with my name as as we both were nurses, it happened too many times and I don’t have a common name like Jones, Brown or Smith and Black.
After, that check your title online every year, but with scammers nowadays I would check every month. I’ve heard stories of people who pay their mortgage and by mistake their home is foreclosed on. It takes seconds to check and you can bookmark the site.
Extra bonus. Instead of Mortgage life insurance if you want that kind of coverage, consider a term life insurance policy. They are usually 25-50% cheaper.
And for a 3rd added bonus: Throw a house warming party....congratulations you did it!!!!!

No but it shouldn't cost that much for that month since you won't be using them an depending on when you close it may be beneficial to have the heat or air on in the home even when you are not there. Set the thermostat to a reduced setting, but do not turn the system off.homecert.com/ **In the winter, you will need to run heat (unless you fully winterize the home, which is not covered here) to prevent possible freeze damage. In the summer months, you will need to run the A/C to keep interior humidity to moderate levels. Also, extreme temperature variations can cause cracking in sheetrock. Congrats on your new home.

In regards to schools you can discuss with your childs current school beforehand for transfer paperwork, what you will need to do or not do in regards to iep/504, etc. Bus stop info will be later but what new schools it will be needs to be found out during the house search process. Iep/504 is much easier to handle searching within district than it is out of district. Overall include the school in this process especially when you know what schools your child will be attending cause they can help a lot to make the transition easier.

Who says Deeds need to be recorded?????? Take physical possession of the Deed at closing. Keep the Deed in your hands and NEVER let it go. Do not accept "constructive" delivery from the Recorders Office.

I am really worried a friend of mine is about to be scammed. She said her and her boyfriend are refinancing their home with cash out. She won't tell me the name of the company or much of the details but said some lady comes to their house tonight at 7pm for a refinance closing. ??? I own a home and closed at a title's company's office. I have NEVER heard of a home closing IN someone's home, let alone that late on the Friday before New Years. Does it sound like someone is scamming them? I have a bad feeling!
For a lot of cash out refinances the attorney or title company may come to your home and close around your schedule. Very common...don't worry☺️
