Alternatively, how difficult is to split a parcel and rezone one of them? Looking in the areas just south of Novi. I want to be in the sticks with lots of acreage, but can't be too far from suppliers in Livonia/Novi/Wixom.

I live an hour north but have worked in Novi at Comau for a combined 7 years out of the last decade. Looked at houses there to shorten my drive but the price of houses there are outrageous. Planning on moving to howell to at least cut my commute in half.
When I moved there in 2004, I was looking for a new appliance at Lowe’s and they asked for my zip code to see what kind of credit I could get. Just from the zip code they gave me 2k credit. That never happened living in Royal Oak or Ferndale.

My folks left Michigan in 81 because of the recession and the winters. Had no idea some of the areas are that pricey. What do people do for work now that most of the car jobs are gone?
The car jobs aren't gone. Maybe the factory jobs somewhat, but those ebb and flow. Even outside of the Big 3, auto suppliers still employ hundreds of thousands across the greater metro Detroit area. Auto suppliers need knowledge workers by the score to get parts from Point A to Point B and manage all that data. Many white blue and gray collar jobs there. That likely will never change, at least not totally.
I wonder if they are lumping part of commerce, walled lake, wixom into that size. Because from my experience growing up in the area 12oaks is about 2min away from walledlake proper. Just a short drive down old novi road. But really growing up out there everything is so close together it hard to tell them apart.

Not a myth. My grand parents and great grand parents rode the trains. They came up with some BS about it named after a girls name or the mayors wife at the time came up with the name. It was the number 6 toll gate. Heniz NOVI

All fairly accurate. Lots of middle and upper-middle automotive managers. LOTS of Asians...the local Kroger has a significant food section dedicated to Japanese cuisine. Overzealous police department; the police chief was sued several years ago by a famous local attorney. Finally, lots of POSERS...think nouveau riche.

Novi and Troy are the blandest, most pauteurized suburbs of Metro Detroit. Other than for the schools, can’t understand why people want to live there.
