Will, I think I brought this point up on here a year or more ago, but another key concern can be the likelihood of being able to put in a good septic system. We put an offer on a parcel near Kila two years ago, but with a contingency that we could first get county approval for a septic system (a local septic professional was quite skeptical that a system could be approved, based on some features of the property). The seller declined our offer, and we ultimately felt like we dodged a bullet. Instead, we located another parcel where we are very happy. We have a good well, and a perfectly adequate septic system.
I am watching you from Croatia(look it up,great country) and your videos about Montana are spot on! Montana and some other western states are a marvel of a nature for me! Regards.
As always, a great, informative video! What's the best way to find out information about an area, as you suggested in your first point? Small towns don't have newspapers to look at and the bigger cities' papers don't really care that much about the outlying area's local problems (unless it's a slow news day)? Sure, I can drive out there, but spending 30-minutes at a piece of property doesn't give a whole lot of info. Thanks!!
Another huge issue with buying land is if it perks. You can't have a septic system put in if the land fails the perk test. Just another thing to add to your list.
Hihi, im moving down to montana from alaska on this upcoming sunday and I'd like to know a list of restaurants yall would recommend I try in my first couple weeks down there :D
