Mcm tak sesuai.. Tgok la RnF mall tu.. Sendu terus.. Tak ramai org.. Kawasan yg paling crowded adalah jln wong ah fook.. Dpn CS ngn JBCC tu.. Sbb ada connection dgn CIQ dan betul2 center.. Situ baru betul "bukit bintang JB".. Aku salu berangan, Kedai2 lama yg penuh ngn bangla tu dirobohkan.. Dan naik bangunan tinggi2.. Atau pun buat satu mall besar mcm pasar seni KL.. Yg jual barang2 seni johor mcm keychain, seramik, kerepek2.. Sbb xde tmpat yg jual keychain2 ni.. Pastu sblh tu buat hard rock cafe ke.. Gempak.. Hahha.. Pastu bnykkan kedai2 makanan viral sebaris kat situ.. Haha

Concerns for Bukit Chegar RTS side, massive crowds , how to clear and for exits and entry assuming 10,000 people per hrs.
Those "10,000 ppl per hour" will first go through immigration either way, so the concern will be more at CIQ's side than the station.
I can see the Kim Teng park the price up RM3500 psf 😊
