    For home - If you pay more money, as an example instead of paying 45000 RS, pay 1 lakh then more amount will go to principal (reducing rate)

    Another option is to pay atleast 0.1 or 0.2% of the same loan amount to the principle amount, hence to reduce principle and interest every month. Bcz whatever we pay additional will be going credited to principle amount; not to interest.

    I have a doubt about the SIP calculator that the final return we would get is an exaggerated figure or not..? Bcz such huge amount has not been drawn by anybody in my knowledge. It's seeing in the websites only. Can we get the compound return of final total units or final NAV * Total Unit only ?
    If so, we will be missing the compound return benifits like FD and getting only the averaging unit benifit only, isn't ?

    Bro, there is also another option.
    First we should have 50,00,000,L in fund with us after that take a loan as u said and 9% interest rate. Invest 50,00,000 as SIP or Lumpsum and we will get 12-14%.
    Correct me if am wrong🙏 and bro what's ur opinion in this.

      Tax will be 7.4 lakh, i.e, 10% of 74 lakh.. (75 lakh minus 1 lakh exemption)

    58lakhs bank intrest
    So 75-58= 17lakh is the profit. Already we paid those 58lakhs to bank, so how it will be 75lakh profit.

      Long term capital gain tax has to be paid. Its 10% flat for profits generated. Till 1 lack profits, there wont be capital gain tax.

    Instead of starting a extra SIP against a loan why can't we pay that money into our loan account, nowadays most of the banks won't charge any prepayment fees. So our loan will be closed soon and the interest ämount will also get reduced huh? The amount which we are suppose to pay the emi+sip will therefore use to other investment plan for the period were loan was to be paid r8? My genuine doubt pls workout it that way

      Yes, absolutely. I did a math and the result was surprising. If we pay extra 10K as prepay, loan will be closed in 11 years instead of 20 years, and on the 11th year if you start a SIP with the same EMI amount, you can earn 1.3Cr as return in next 10 years.

      See initially bank emi will be paying back our interest, not principal amount. 90% or above of emi is prepayed to loan intrest. So its not angreat idea to use extra money to pre pay. Or else youll have to close the loan

As of my knowledge (my knowledge is limited to sbi home loan) we can directly transfer that extra money to either digitally (via yono app) or via branch. The amount in which greater than EMI amount say 10k this month or 5k ,15k ..... Will credited to principal right?
      I am not an expert just clarifying some doubts thank you for your reply

      @@althafkkd Not to principle alone. The bank will compute a total amount payable which is principle + interest. The excess will go to total. If you do that at the initial time, major amount go to intrest part.

    Why you are misleading…if you don’t know what is diminishing method of interest calculation don’t speak about that.

      Brother, Diminishing loans compute the loan based on the balnce principle amount. Said that your every emi will reduce the principle amount. But all initial emi s have major chunk of it going to interest, not principle. You can check any open sources. Both ways this video talks about making a chunk of fund parellel to loans, not about different type of loans.
      Try to watch video and grab what it have for you. Be optimistic 👍
