    Bro you should've considered the future value concept too. A propertly with rent 5k may give you 10k approx 10 yrs later. This makes a huge impact from your example of 60yrs to 35 yrs. The land rate do not remain fixed.

    Hello Kenz,
    I agree with your point to rent a house rather than paying a lumpsum amount as interest to the bank. But as your life progress and once you have family and kids, there are many constraints that will ask you to settle down at a particular location
    1. Kid's schools
    2. Friend Circle of your kids
    3. Frequent shifting from one house to another due to high rent demanded by the owners
    4. Unavailability of houses for rent according to your preference foresay in a city like Bangalore
    5. Safety of your family
    So I would suggest if someone is interested in a long-term commitment with a company in a particular city, It is better to purchase a house.
    I would say buying your first house on EMI is a wise decision and the second one again on EMI is a foolish decision.

    Bro, If we imagine somebody providing a house for rent which has a 60L construction cost with 2% yield, then the rentee will be paying 1.2L annually (If the rent is fixed). If so, the house owner will get the complete construction cost back by 50 years. But it will not be good business idea for a house owner to think getting returns after 50 years from a house. Basically we know that the rent will get increased with respect to time due to inflation, development etc. Also the rental agreement nowadays are for short periods (in years). So the rent paid by a rentee Today will not be even comparable to the rent after 10 years for same house. It’s true we can move to other properties in future and consider best rent deals. So I think we have to consider the appreciation price of property instead of construction cost while considering rental yield.
    Because, while comparing rent with house loan, we already included the interest rate (maximum amount we calculated for a loan). But in the case of rent we calculated the least amount which is hypothetical (Fixed rent for a house for 20 years).

But currently the trend is like within 2 years the rent is getting increased by about 20% . Even then renting would be more profitable?? Just need a clarification on that sir

    If you buy land worth 50 lakhs and build a home for 1cr completely on loans , EMI will be around 1 lakh for 25 years .
    If you sell the land+home after 25 years , it's value( let's assume 5% appreciation) will be 6 crore atleast.
    By that time we would have paid around 3Cr in loan repayment. So balance will be around 3Cr in hand .
    For such a home , rent will be atleast 35k per month now . If we take 5% annual increase in rent, in around 22-25years the rent will be more or less same as EMI .
    So like you said if we start an SIP for 65k and reduce it by 5% every year(as rental expenses will increase but EMI will be the same) , it's future value after 25 years will be around 2-2.5cr rupees (at 10% growth). We would have paid more than 1.5Cr as rent (considering 5% increase every year)
    So balance in hand will be 1Cr maximum .
    If your land+ home gives atleast 4-5% appreciation definitely buying is better . For flats it could be different as you cannot expect such an appreciation like land+home .
    You have to take all these things into consideration before reaching a conclusion. Don't just jump into conclusions

      @@AshokKumar-gd9vh Yaa that may be right if you have 60 lakh cash on hand. But most of them don't have full amount they only have down payment which is 25 percent of the property value and monthly emi which they r paying from salary
      So a house worth 60 lakh will appreciate in value 5 percent year means 3 lakh. If you invest down payment which is 15 lakh in stock market with 12 percent year in return means 1.8 lakh.
      But if the home is in better area then the appreciation value will be even higher. But we can't predict the stock market returns may be it will go up in value or go down in value. If you look at the market u can see only 15 percent of the stocks given 12 percent year return.
      In addition their are capital gains tax loopholes on real estate and income tax dedication in old scheme.

      It’s different if you have the whole amount in hand.
      But in case of loan, it will never match the capital appreciation. It works sometimes with commercial buildings, but not homes .
      And you can add up the rental yeild and property appreciation all together, still renting would be profitable in long run

    EMI- in the beginning interest portion will be high, but later on when it reaches middle, situation changes and during last course of time , interest portion is very low..
    Then in cities, your theory may not work..but in villages it may work ..
    Also when years changes, rent will also get increase.. so your video isnt ..

      Same concept brother. what i belive We don't know about our job security. If you're buying a house which is costing 70 lakh ex: ( salary ) your monthly EMI will be 56k per month for 30 years + you need to manage other expenses + commitments.
      If you stay in rented house for 10k remaining amount you can invest in other firm. For 30 years investment become double and you can buy it ( buy some plot in kerala because we will get for lesser price compare to Bangalore.sells it for higher price and buy it here 🙂

    കൊച്ചിയിൽ തന്നെ 60 ലക്ഷം വിലവരുന്ന ഫ്ലാറ്റ് കുറഞ്ഞത് 25K rent വരും . ഗ്രാമ പ്രദേശത്തു ഉള്ള വീടായാലും 18 k റേഞ്ച് ഒക്കെ വരും .
    10000 ത്തിനു കിട്ടുന്ന വീട് വളരെ പഴകിയത് ആയിരിക്കും . ആ വീടിനു 20 ലക്ഷം താഴെ ഇപ്പോൾ തന്നെ പണിയാൻ cost വരികയുള്ളു .

      If you get a rental yeild of 25K per month on a 60L flat at kochi, its soo great ! As it accounts to 5% rental yield. According to data, rental yields in india is 1-3% . I far as i know, kochi also have maximum 3% yield.
      But for sure, if you can achieve a 5% rental yield, taking account to the property appreciation also, its a great investment to go with👍

      ​@@KenzMilliondots 1.6% seems to be under estimation. I am paying 27.5k rent for an apartment which the owner would have bought for 60 lacs. Even at the current price (80-85), the rental yield is around 4%. It all depends on the location and demand.
