Personally, I would give him a big fat zero. I’ve had to do that with/tenants before and it’s not fun but bottom line for me is if they damage my property, I use the security deposit and they get 0🙂
Maybe change the perspective? You are healthy, your loved ones are healthy. You have a great place to live, not in your car. The speed and outcome of the rental stuff is nothing you can change. Take it one bit at a time. Breathe. And focus on what you can change. How you handle it. And how much money you save for your own land. ❤❤❤
Based on the damages on the deductible, he already lost his security deposit. And I would definitely be suing him for the rest. If he feels like he’s entitled to his security deposit back then he can make a counter suit after you sue him. He’s a joke.

Small claims court puts the burden on you to find the defendant’s assets (bank account, property etc…) So regular court is best, plus I’m sure the repairs and rent owed will kick it into the bigger court based on $ amount. Just know that it will all work out. ❤
