Sir maestro, question lang po regarding sa parking. Kailangan pa po ba magprovide ng additional 3 meters sa setback if magproprovide ng parking sa front yard for a commercial building? Similar to R2 max & R3 max (Table VIII.2.b) Tapos as per IRR po kasi ng building code, bawal daw po ang parking sa front yard for long-term parking, pero pwede sa short-term. Pano po natin idefine ang short-term? Another one po is yung sa parking requirements ng building. As per IRR, supposedly integral ang computed parking sa building or structure, pero bat madalas pinapayagan ang parking outside ng building as part of the total required computation?

hi sir maestro... magtatanong lang po base of this video 13:14 to 15:13 minutes regarding irregular or triangular lots, is this applicable to private lots na e-pinasubdivide ? yong lot nga aking client is triangular with lot area of 107sq.m. nag inquire ako sa OBO ng nakakasakop sa nasabing lot at ang kanilang sinabi is that " yong section 804 paragraph 5 tungkol sa exception sa triagular lot ( reference figure VIII. 15) ay applicable only sa mga approved subdivision lots". tama po ba?

If walang ordinance ang City or Municipality it applies to all in my opinion.
