    This is the summary of the rent vs buy decision I’ve been trying to figure out for years. The rental income vs mortgage payment calculation never made sense to me. But this is much more logical and makes far more sense. Thank you for simplifying this!

      The fact that the US stock market had been on its longest bull run ever makes the widespread worry and enthusiasm understandable given that we are not used to such unstable markets. As you pointed out, it wasn't tough for me to earn over $780k in the last 10 months, so there are chances if you know where to go. I hired a portfolio advisor since I was aware that I needed a solid and trusted plan to survive these trying times.

    This video is what made me finally build confidence that I could do it. You are amazing because you honestly don't have to do this and to do this at this level, absolutely THANK YOU. Easy for some folks to critique in the comments but it's easy to be a Monday morning quarterback.
    Sincerely, thank you for DOING THIS, at this level and sharing this, FOR FREE. I've got the land already for my STR but will probably look you up first once I'm ready to get started because if you did this for free, imagine what the paid course lands you (which might've been your M.O. but I don't care, it worked!!!)

    Foundations can also include: Brick lined cellar w/ dirt floor; Pylons driven into loose soil to gain stability; Cason construction in wet soils; Elevated to avoid floods; Insulated Concrete; Dirt-crete and sealed; Dry stacked stone; Wood Beams treated or not depending on location [We have these in certain Indiana neighborhoods]; Basements poured concrete, hewn stone, or concrete block.

    My father who flip and designs houses told me it is best to go fpr simple paint colors amd if you truly want color pop it on the front door. Looks more appealing without it looking too wild.

    Dude. Your graphics are consistently top notch. As an editor myself (sometimes for some huge RUclips channels) I know how much work that is. Are you doing it yourself? If it was me, I would definitely need to outsource the graphics package and just adjust them for each video. Props to you for putting in the time… they keep the videos fun and engaging (even though most people don’t recognize the work involved 👏)

    Great video! We built a 5000 sq ft estate on 3 acres and only spent $200k(including land). Its definitely possible.

    2024 Framing our 2000sq ft home cost us $170k stick framing with a few steel beams… nothing horribly complex. The drywall was $62k.. foundation was about $37k. Plumbing 23k and electrical was 19k.

    Just ordered concrete 185/yard “contractor price” ordered 1 truck = 9 yards in Tacoma, WA this is just the truck of Concrette. no pump no labor

      I have just recently verified multiple concrete prices in Oregon (nothing less than 190 a yard) , and in Tennessee at 175 a yard... Im curious where concrete is 120 or 130, maybe 10 years ago.

      I think some of his numbers are a bit off, its 165/yard around my area, which is 30% higher then what he quotes.

    Just so you know, we typically recommend a liquid budget of at least 40k from our new members, as we have found that to be a good starting point to get involved in land hacking, depending on the area, whether or not you already own land, & whether you plan to do a lot of the work yourself or hire it out. Our top priority is to ensure the success of our students in their land hacking ventures & we believe that starts with a sufficient budget.

    You forgot one type of framing. Stick, Metal, Concrete Block, Pre-fab, and don't forget ICF (Insulated Concrete Forms)

      That’s just the general cost when you bring on concrete foundation subcontractors. It will vary from area to area.

      I got a 800sf foundation done in 2022 for about 12k all in, final cost of construction was around $250/sf, if you were building in 2018 or 2019 it was MUCH cheaper, then in recent years, he does mention it was a few years ago..

    I like the ideology of treading lightly on the landscape so I agree, slab on grade is not the go.
    Prefab is also the way to go using SIPS panels to lower energy bills.
    Using a mono slope roof means you can angle it at exactly the right angle for solar.

    What's sad is that some ppl think 300k for a home, is "affordable" .

      But it is…with an FHA loan that’s only ~$13k down. Even a construction loan at 20% down is $60k. Monthly mortgage on $300k would be $1500 - $2000/month. Or $18k - $24k a year, most of which is tax deductible. If you land or property hack you probably won’t even have a mortgage. So yes, it is extremely affordable. Unless you don’t have an income or capital, then everything is unaffordable.

      We still have building code requirements but not everywhere. America has a little more freedom when it comes to construction. Home owners are able to build their own home in the majority of areas.

    7 acres plus a home for $300k. 1/4 acre of land is more than $300k in Santa Rosa, CA. Labor is $$$ too.

    Can't get a decent piece of land for less than $300k here in Edmonton, Canada. Edmonton is a more reasonable place to build too. Vancouver and Toronto is a different story.

    modular homes are supposed to be cheaper. They're made cheaper, they're made with poorer cheaper things. This trend that a cool modern design means $400 sqft house that is delivered by a truck is absolutely outrageous. $400sqft is mansion construction levels.
    absolutely sickening what this industry has become. Insurance covers only a fraction of prefab homes due to the dog water tier constructions or finishings. They looks good but it's ikea level.

      Negative ghostrider. You're speaking like another person without construction experience. You're confusing modular, manufactured and pre-fab homes. There are modular and prefab home that are built significantly better than your local townhomes and mass produced homes. Putting up a higher quality home in 1/5th the time of a traditionally built home is valued by a lot of people. And $400 sq.ft. is definitely not mansion level. Have you looked at major cities lately? Seriously, look at any major city with more than a population of 1m and you'll see a lot right around $400 sq.ft.
      If you want cheap, go buy a single wide or shed and throw it on you land. Done.
