    But this real estate agency also offers both services?! Cuenca needs a real independent buying agent. One that doesn’t try to sell properties and only helps buyers. Also: a real independent buying agent only works with flat fees paid by the clients. This way there are no incentives to give suboptimal advices to the clients.

      Yes, we also act as a dual agency. If the client opts for our buyer's agent service, they get independent service. It all depends on what they want. Most of our buyer's agent clients are from the US, so we've taken our model from there where it's common for the seller to pay commissions. We do have circumstances where the buyer pays a fee, but it's rare and we try and avoid it so the buyer gets the most value possible.

      @@yapatree9495 So, what do you do when the party that wants to sell a property doesn’t want to pay you a fee? You then don’t recommend the property to your client? There’s nothing wrong with offering buyer agent services, but, please, don’t act as if you’re more independent or better than other real estate agents in Cuenca because you aren’t.

      We show it to the client anyway and discuss a fee for service. These are the rare circumstances where we do discuss the buyer paying a fee.
      You seem to have some sort of axe to grind. Good luck with that.
