Funnily enough, I saw this listing on Idealista a few weeks ago when I was on my “house, house, house” phase - and immediately liked it, shared it with Patty and remarked how perfect it would be for Patty. Looks even better in your video. That said, it’s pretty high up in Funchal (above the Botanical Garden but not Monte) and I wonder if that’s a problem with a pool. ;-) Fireworks party central!
Hello! It’s a great property with grass and an amazing pool. The sun shines on the pool area all afternoon. It’s for sure for someone who wants space outside that’s quiet, access to a pool and BBQ, accessibility access and large rooms. Absolutely would be amazing for NYE fireworks 💥- you’re right! That is indeed a great property priced extremely reasonably. A year ago I would have whisked out my cheque book immediately as it is well within my 400K euro budget. Alas, the non habitual resident (NHR) tax incentive is no more and I would end up paying more tax (25% flat rate) than I do in the UK if I chose to retire there. Glad that our friendly vloggers Doug and Monique secured their foothold in Madeira before this transpired.

Very nice apartment but a long, steep way from the town, so a car is absolutely essential. I wonder how much a similar property, much closer to the sea (where a car is not a prerequisite) would cost both to buy and to rent longer term? Many thanks.

But can you do a video explaining the rules on A.L/AirBnB for people like us who like to slow-start our second half of life, by investing in a property that also can be short time rented until we have the opportunity to take the full plunge like you guys did? It seems a bit risky investing in something that only can be rented for minimum 30-days. Loved the idea on the "Melrose Place" 3 apartment building. We would have bought it if the we were fully ready for the plunge!

The apartment we showed used to allow AL but is now only allowing mid term and long term rentals. The condo boards of condos can make a decision to only allow so may ALs or none at all. So if you were planned to buy and rent out until you were ready to make the move , and you wanted to airbnb your property- you would need to begin with that in mind. Some people are very happy with midterm rentals and long term as well. It all depends. The market is very high for rentals here and people snap them up. I have noticed that ground floor apartments seem to have more availability than their counterparts. Some people are not comfortable with the ground floor as there is a mindset that it may be a security risk. I doubt that is an issue in Madeira but as an American I think it is a possibility.

I’m asking this out of the blue, but things seem to have taken a turn for the worse with AIMA. I continue to “slow travel” throughout Portugal while my turn comes to renew…. Vilamoura one month, Viana do castelo for another month… so far so good, enjoying the moment. I’m planning on including Madeira for a month next year. Still unsure of what we will do. Cheers
