Hello! I share the same concern. One thing to think about is if you do straight tents, like safari and bell, if you do an actual campsite, then you’re valuating based on the business (so, cap rate). The structures themselves won’t appreciate but you’ll be analyzed based on cap rate. If you do permanent strutures, the real estate will have value and then you’ll get cap rate if you have more than 5 structures. Hope this helps!
