Hello Julius. Just inform your architect of the requirements you need. We normally do material specifications in our drawings... But for the more comprehensive and complete design package the architect will include there the bill of materials if not the bill of quantities. But usually yes, the bank requires the B.O.M. 😊

Hello Manuel, Thanks for appreciating my videos. 😀 Synthetic Thatch Roof is a good material to use instead of using the natural ones which is definitely a fire hazard. If your plan is to have it incorporated in your "resort-style" house in the province go ahead... just make sure that it is fire rated (fire resistant). Also, you may need to install a secondary roof below the thatch just to make sure that rain water will not drip inside. On top of that can be the synthetic thatch roof.

Hello @BANAT NEWS TV Bale ganito po yan. Lahat ng kwarto sa isang bahay ay may kanya-kanyang average construction cost. Kasi may iba't ibang features ang bawat kwarto. Ang mga nabanggit ko naman po sa video na ito ay over-all general cost ng isang buong bahay. So walang particular or specific area tulad ng banyo, balcony, garahe, etc. Basta general cost siya for a complete house construction. Best way to have an actual cost estimate is to have it designed by the architect and the engineers and then have it estimated para may pagbabasehan silang details and design. :)

Hello Melo, For the high ceiling it will actually depend on the design eh. But normally, it will be 2/3 of the usual price of the unit cost since there won't be any flooring on that area... but the walls and ceiling would still be there... so 2/3rd's of the unit cost would be safe enough to assume.

Hi. For 2023 po, narinig ko sa ibang channel, around P22k to 30k for rough to standard finish, P35k to P40k for semi elegant finish. For elegant, it's P40k plus ++.

Modular homes are not yet a fad here in the Philippines. Due to its cost efficiency. Unlike the usual construction methods we practice here... It is still more cheaper to build using the common materials due to its availability in almost any part of the country. For modular construction or pre-fab construction it is more ideal for big projects like malls, buildings, etc... Because it takes less time to construct. But soon, we will have more suppliers of this technology having the prices competetively even out so that it can be made affordable even for the masses. 😊

Hello Jessica. Si contractor po ang dapat mag provide nyan kung yan ang napagusapan sa kontrata. Pag sinabi ko pong contractor ay yung "Legit Contractor" o company talaga. Not unless kumuha kayo ng Arawan workers? Kapag arawan workers naman po... asahan nyo po na hindi sila kumpleto sa gamit and equipment. Kung sakali po, meron namang nauupahan na mixer.

Hello Hannah Joy, Actually, brutalist home designs maybe more costly due to its uneven lines and patterns... Its freeform style will also add cost to build. The formworks alone will cost a lot of time and manpower to build. Even though, it usually features bare finishes on its walls, floors and ceiling... It is not really bare because you still need to apply liquid hardeners on its surface. It can also be skim coated or clear coated to be able to protect the actual cement. Smooth cement finishes cannot be completely bare from any clear coating... It cannot be exposed too much to the elements because of its porous texture it can absorb water and may later on seep in to the concrete's capillaries and damage the reinforcement steel inside it. So this can be considered on the standard finish and above and not less than 25k up. This also goes for the minimalist approach. We architects are very particular with the finishes. We are designers first and foremost. That's our forte... To achieve the best design solution possible for our client and that includes the aesthetics. 👍😊

This may depend on the design and requirements needed of the commercial or institutional building you're about to put up. For example, the aircon facility, the power utilities, the materials whether it be with glass storefronts or a solid wall, etc. Unlike a house which is pretty much standard or there's a generic material and equipment used which is the basis for the estimates, commercial buildings vary on these aspects and more. Best solution to have an estimate for this is to have it designed first so that all the details needed in the construction estimate will be based on the design. 👍😊
Sir. Baket po ung mga townhouse ang mahal like knwari 38sqm lot and 42 sqm floor area for 3M. Pero nung kinompyut ko po ung estimated lot price at 15k per sqm or 30k per sqm is around 2M in total lang po. Ganun po ba kalaki tubo ng mga developer?

Pag sinabing "bare" type normally hanggang structural works yan and minor architectural finishing works. So wala pang ceiling and partitions yan kadalasan sa mga housing developments na nag-ooffer ng ganyang packages.

Hello Emerald. Madalas ito ay nakasaad sa kontrata ng mga Contractor lalo kung Legit sila. May mga contractor na nagooffer ng 1 year warranty. Pag dating sa pananagutan... Yes. Dapat meron. Pero yun nga... Kung may kontrata masmainam po talaga.
Hindi po kami pumasok sa isang kontrata dahil relatives namin yung engineer. Base po sa kanila, kung wala daw pong kontrata pwedeng sagutin lang ang labor pero hindi ang mga materyales na gagamitin sa back job nila. Tama po ba ito?
Hello Jran R, If you have seen my video about the Architect's fee... it is all included (drawings, designs, details, specifications, etc) both for Architectural and Engineering designs and details... and it is not necessarily 10%. It will depend on the project and it's complexity and requirements...

Iba-iba po ang possible labor cost per worker. Usually, minimum wage ang pinaka-mababang presyo. Doble niyan o higit pa ang bayad sa mga skilled foreman o skilled worker.
Hindi po ako ang dapat sumagot nito. 😁 Kasi madami pong factors ang kino-consider sa pagpe-presyo ng bahay sa isang residential development. Hindi lang po construction cost. 😁
Hello Mark, May mga architect and contractor na "basic" ang term nila sa "standard" finish. Malalaman mo naman yan sa presyo. Kung nagre-range yan sa 20k to 25k per sqm same lang yung pinag-uusapang basic and standard finish. Kasi technically, si standard finish ang basic minimum recommended finishing namin for a better house in good quality finishes. Pero for me, term ko madalas na ginagamit is "standard" finish. So reviewhin mo na lang mabuti estimates nila if it falls sa same price bracket ng standard finish na nabanggit ko dito sa video. 🙂👍

Architect if a 100sqm house was estimated 25k per sq with standard finish, does the 2.5M total est include the labor cost and the professional fee of the contractor or is it just the material cost?
Depende po talaga sa klase ng renovation yan. Kapag major renovation yan like, demolition, expansion o extension... Usually required mag apply ng building permits para jan. At kung ikaw naman ay nakatira sa isang subdivision... Madalas kelangan mo ding mag apply ng renovation permit. Kung mga minor lang na renovation tulad ng repainting or small carpentry works... Ito ay pwede ng walang permit. Pero kung sa subdivision naman kung ito ay magko-cause ng ingay, alikabok at kung ano pang gulo... Kelangan mo pa din itong ipaalam sa kanila.

Hello EJ Mejo nalito ako sa question. Pero it goes like this. Architect's can provide an estimate even before the designs of the Allied Engineers. Kasi by experience, we have basic knowledge of all the engineering disciplines we need to build a structure. Kasama na talaga yun sa course namin nung college. Para may idea din kami sa engineering. Yung estimate na ginagawa ni Architect, naka base lahat yun sa design and specifications nya. After all designs are done, including the allied engineering drawings and details... Ipapa-estimate na ito sa contractor. The contractor's estimate may vary from the Architect's estimate... Kasi si contractor, may provide their own methodologies and equipment available na hindi naman nape-predict ni Architect lalo kung hindi contractor si Architect. Halimbawa, si Contractor A meron syang 5 tao na kelangan gamitin sa pag palitada ng pader. Si Contractor B, kaya nya gawin yun gamit lang ang 3 tao. So iba iba ang procedures and methods ng mga contractors minsan... Yung mga bagay na yun ang pwedeng magpabago-bago ng presyo ng contractor. Kaya masmainam na may Architect's estimate para may pang counter-check ka sa mga estimated costs ni Contractor.

So sa isang simpleng bahay... Apat na professionals na agad ang designer nito. 😊 Lahat yan lead by the Architect as the 1st step of the design process.

Hello Benjamin, A standard formula may not be applicable for construction computations due to the fact that there are a lot of varieties in design, style and other related factors. Iba-iba ang pwedeng itsura ng bahay, iba-iba ang pwedeng style, features, dami ng kwarto, at marami pang ibang factors na kino-consider sa pagdedesign. Applicable yan siguro kung lahat ng bahay ay magkaka-mukha hanggang sa dami ng pako na pwedeng ikabit sa bahay... pero kelangan ding i-consider ang lupang tatayuan ng bahay. Hindi lahat ng lupa ay parepareho. May mga lupa ng kailangan ng masmatibay na structural supports. Kaya mahirap talagang bigyan ng standard price ang construction. 🙂
@@KarloMarko hi sir karlo i appreciate this, mukhang need talaga dumaan sa pagrequest ng quote to resolve this.. i am thinking of a 3 or 4 floor structure na apartment style .. for 80sqm. by applying your formula i compute na 2.4M for the lower range ng high end. i used that to account na may extra floors kahit standard finish lang expectation so far. should i just estimate times 2 para yung sure na magkasya or hindi parin sure ? thanks sir

Bale ganito po yan. Lahat ng kwarto sa isang bahay ay may kanya-kanyang average construction cost. Kasi may iba't ibang features ang bawat kwarto. Ang mga nabanggit ko naman po sa video na ito ay over-all general cost ng isang buong bahay. So walang particular or specific area tulad ng banyo, balcony, garahe, etc. Basta general cost siya for a complete house construction.
Best way to have an actual cost estimate is to have it designed by the architect and the engineers and then have it estimated para may pagbabasehan silang details and design. :)

For the high ceiling it will actually depend on the design eh. But normally, it will be 2/3 of the usual price of the unit cost since there won't be any flooring on that area... but the walls and ceiling would still be there... so 2/3rd's of the unit cost would be safe enough to assume.

Modular homes are not yet a fad here in the Philippines. Due to its cost efficiency. Unlike the usual construction methods we practice here... It is still more cheaper to build using the common materials due to its availability in almost any part of the country.
For modular construction or pre-fab construction it is more ideal for big projects like malls, buildings, etc... Because it takes less time to construct.
But soon, we will have more suppliers of this technology having the prices competetively even out so that it can be made affordable even for the masses. 😊

Not unless kumuha kayo ng Arawan workers? Kapag arawan workers naman po... asahan nyo po na hindi sila kumpleto sa gamit and equipment. Kung sakali po, meron namang nauupahan na mixer.
Arki karlo pwede po padicuss kung advisable bumili ng housing unit o magpatayo ng bahay... Advantage and disadvantage ng mga pre build house sa gagawin pa lang na bahay...kudos po....

Arki, pano kapag brutalist home design? Walang mga tiles at walang paint. Glazed, plastered,and sealed cement floors, walls, and ceilings. Sang finish siya categorized?

Actually, brutalist home designs maybe more costly due to its uneven lines and patterns... Its freeform style will also add cost to build. The formworks alone will cost a lot of time and manpower to build. Even though, it usually features bare finishes on its walls, floors and ceiling... It is not really bare because you still need to apply liquid hardeners on its surface. It can also be skim coated or clear coated to be able to protect the actual cement. Smooth cement finishes cannot be completely bare from any clear coating... It cannot be exposed too much to the elements because of its porous texture it can absorb water and may later on seep in to the concrete's capillaries and damage the reinforcement steel inside it.
So this can be considered on the standard finish and above and not less than 25k up.
This also goes for the minimalist approach. We architects are very particular with the finishes. We are designers first and foremost. That's our forte... To achieve the best design solution possible for our client and that includes the aesthetics. 👍😊

This may depend on the design and requirements needed of the commercial or institutional building you're about to put up. For example, the aircon facility, the power utilities, the materials whether it be with glass storefronts or a solid wall, etc. Unlike a house which is pretty much standard or there's a generic material and equipment used which is the basis for the estimates, commercial buildings vary on these aspects and more.
Best solution to have an estimate for this is to have it designed first so that all the details needed in the construction estimate will be based on the design. 👍😊

Pag sinabing "bare" type normally hanggang structural works yan and minor architectural finishing works. So wala pang ceiling and partitions yan kadalasan sa mga housing developments na nag-ooffer ng ganyang packages.

May mga architect and contractor na "basic" ang term nila sa "standard" finish. Malalaman mo naman yan sa presyo. Kung nagre-range yan sa 20k to 25k per sqm same lang yung pinag-uusapang basic and standard finish. Kasi technically, si standard finish ang basic minimum recommended finishing namin for a better house in good quality finishes. Pero for me, term ko madalas na ginagamit is "standard" finish. So reviewhin mo na lang mabuti estimates nila if it falls sa same price bracket ng standard finish na nabanggit ko dito sa video. 🙂👍

It should be all-in at that cost. But some contractors may exclude the permits processing because this is a variable amount.
Architect kailangan ba talaga ng bldg permit pag renovation.
Depende po talaga sa klase ng renovation yan. Kapag major renovation yan like, demolition, expansion o extension... Usually required mag apply ng building permits para jan. At kung ikaw naman ay nakatira sa isang subdivision... Madalas kelangan mo ding mag apply ng renovation permit.
Kung mga minor lang na renovation tulad ng repainting or small carpentry works... Ito ay pwede ng walang permit. Pero kung sa subdivision naman kung ito ay magko-cause ng ingay, alikabok at kung ano pang gulo... Kelangan mo pa din itong ipaalam sa kanila.

Mejo nalito ako sa question. Pero it goes like this. Architect's can provide an estimate even before the designs of the Allied Engineers. Kasi by experience, we have basic knowledge of all the engineering disciplines we need to build a structure. Kasama na talaga yun sa course namin nung college. Para may idea din kami sa engineering.
Yung estimate na ginagawa ni Architect, naka base lahat yun sa design and specifications nya. After all designs are done, including the allied engineering drawings and details... Ipapa-estimate na ito sa contractor.
The contractor's estimate may vary from the Architect's estimate... Kasi si contractor, may provide their own methodologies and equipment available na hindi naman nape-predict ni Architect lalo kung hindi contractor si Architect.
Halimbawa, si Contractor A meron syang 5 tao na kelangan gamitin sa pag palitada ng pader. Si Contractor B, kaya nya gawin yun gamit lang ang 3 tao. So iba iba ang procedures and methods ng mga contractors minsan... Yung mga bagay na yun ang pwedeng magpabago-bago ng presyo ng contractor.
Kaya masmainam na may Architect's estimate para may pang counter-check ka sa mga estimated costs ni Contractor.
Ganun pala un sir waaaw napakabait nyu tlga sir dami naming natututunan sainyu at libre lang .. ganun po ba sir .. pero bakit ung kakilala ko sir na architect is sya na lahat nag dedesign Nung apat architectural structural eelctrical at plumbing/sanitary tapos pina pifma nyalang sign and seal pina approve sa allied engineers tapos binalik na sakanya ayos naman na po approved na agad kahit si archi lang nag design nang mga lahat .. kasi ako po mismo nagpapirma nag favor sya sakin na ako daw magpapirma sa engineer tapos isang balikan lang po tapos na wala pong revisions na ginawa ung si architect kasi sabi nya ang ginagawa daw kasi nila is lahat nadaw nang design ni architect dun sa Structural at iba pa except architectural is binabase nila dun sa standard or dun sa codes na standard so makaka design naraw sya with the knowledge of standard sizes or mga bakal bakal nang structures..

i have a question, up to how many floors does this cost estimate applies? may formula ka ba for accounting for the next floor? thanks

A standard formula may not be applicable for construction computations due to the fact that there are a lot of varieties in design, style and other related factors. Iba-iba ang pwedeng itsura ng bahay, iba-iba ang pwedeng style, features, dami ng kwarto, at marami pang ibang factors na kino-consider sa pagdedesign. Applicable yan siguro kung lahat ng bahay ay magkaka-mukha hanggang sa dami ng pako na pwedeng ikabit sa bahay... pero kelangan ding i-consider ang lupang tatayuan ng bahay. Hindi lahat ng lupa ay parepareho. May mga lupa ng kailangan ng masmatibay na structural supports. Kaya mahirap talagang bigyan ng standard price ang construction. 🙂
@@KarloMarko hi sir karlo i appreciate this, mukhang need talaga dumaan sa pagrequest ng quote to resolve this.. i am thinking of a 3 or 4 floor structure na apartment style .. for 80sqm. by applying your formula i compute na 2.4M for the lower range ng high end. i used that to account na may extra floors kahit standard finish lang expectation so far. should i just estimate times 2 para yung sure na magkasya or hindi parin sure ? thanks sir
