      Our old house in the Philippines was a western style home built-in the early 60s. Also go to Blue Ridge QC where you can see western style homes built in the 60s.

      @@joephilly6488 I've already built her family a large modern home in the Province. Near Jimalalud, North of Dumaguete about 3 hours. They love their own home and take care of the farm. The home kept 38 neighbors safe during Odette without damage, as nearly everyone there lost their homes. We will stay with them more than the other way around.

    Beautiful. My only recommendation with all of those a/c units I’d go with Solar. You can start small and add on but electricity isn’t cheap here. Agreed on Black Rifle.

      Living stress free, you simply need enough money, no matter where in the world you live:)
      Unless you plan to live under coconut tree which is possible as well in paradise like PH.

    A Dutch friend with lots of family money built a lovely home like this on the edge of cebu city. In 1990. He imported everything. Every switch. All wiring. Etc. Cost a lot. Built to European spec. He made a massive profit. Sold to the Japanese . Clever as is your friend.

      @@nawiabdullah7437 you can have a legal paper and you can lease it. Basically the Filipina cannot scam you or sell the house for the next 25 years.

    I am retired Chief USN and built my home very small than this. I designed it on limited chunk of land and I thought the urinal was a neat feature too. When my guests see it, they start to laugh but practicality rules in my house and my wife appreciated this add on in our bathroom very much. Most houses in the subdivisions are designed with small kitchen and some sinks are situated at the back of the house that did not tickle my fancy. Nice home Chris!!! Saw your wall in your room @ 10:28 that you were in the service too! Veterans deserve everything after they retire.

    Actually there's lots of Western-style homes in private Metro Manila subdivisions. You just don't see them because you're based in the provinces.

    I have a Western style minimalist open concept home in Cavite. I have to say he’s lucky he found an architect who charged him 15k. I paid my architect 50k.

      Just make temporary plan of your design and show it to the architect to make formalize oh blue print 50k its huge money minimum amount 15k 10k

      Seems like a lot. But architects can get expensive if you have lots of changes or it is very intricate.

      I would say 50k is quite normal unless it is very basic. In more densed areas it can be more expensive especially if you need to add more floors. The expensive part is if you build first and then doesn't have an approved building. Or even worse that you start without a proper title to build on.

    What a beautiful home….despite a few negative comments I’m happy for this American 🇺🇸 that he could have his cake and eat it too….I will be there in a few short months and I can’t wait to be BACK in the Philippines 🇵🇭 as it’s been 3 years 2 of which thanks to Covid but that’s ok the glass is half full always….

      Correct. Actually, I was thinking, maybe more American expats who have construction experience, or Filipino balikbayans from America who have experience, should go into the construction business in the Philippines. I am sure many locals would want to have their houses built by people who have knowledge of building techniques from the US. I, for one, would like my house built using building techniques and processes from the US. Especially now that there is a construction boom in the country and many Filipinos are having houses built.

    Ilocos Norte is basically western style homes. And by far it is the most amazing place in the Philippines and it is by far the cleanest.

      that not a garage its call a carport , western style home has 2 car garage , anytime buy home are car isurance ask do you have a garage house the car in . not a carport get no discount . must be a enclose with a door on the garage

The only "western style" I saw in this house is a toilet seat and that hillybilly cutoff "Harley" shirt...more like "hardly".............heehaw!! He must've lived in a trailer park prior to this house.

      Yes ilocanos has the cleanest environment, in the Philippines. Even small crowded areas are not littered. But if someone wants an abundant choices of beaches, tropical forests and trees, Negros is the best among Visayas island. I am from Leyte, it's a whole year round typhoon 🌀

      So I guess the government owns everything because you keep on paying for that same chunk for ever!!

      He can still put the house in his name if he wanted to tho. We can't own land but we can own the house on the land. That's what I'm doing with my wife. I'll put the land on her name but the house will be in mine.

    It is a beautiful layout. I do not know your location in our homeland, just make sure you have a way to have strong shutter protection on your windows, and hope the roofing is as strong as it can be. Usually those are the first to get blown out once the stonger typhoons which in the past few years have been reaching Category 5 strength and comes around the months of Sept to Nov. Philippines averages 26 typhoons a year. Hoping the mountain near your area can act as a buffer.

    Now that's a shocker seeing such a nice big living room open plan to the kitchen, dining area, etc., after seeing all those ultra-tiny condos and houses of other expats. Wouldn't want to have to pay the air conditioning bill, but otherwise, what a great place to live in the Philippines and all under 200k!!

    Nice property and house that look well built. As for the urinal in the bathroom, I saw many large condo and house in Thailand that have an urinal in the communal bathroom. Good idea and save water too.

    Gio, why is everyone so obsessed with owning the land? All you have to do is get a power of attorney over the land and you can do all the same things you can if you own the land. It's very simple. Also, they can lease the land for a period of 25 years with an auto renewal clause if they also have a pre-nup. All anyone needs to do is spend a couple hundred dollars on a lawyer and get all the proper documents in place. I just can't fathom the panic on this issue. And when you eventually die, everything can already be laid out as to what happens to any and all assets you control in the Philippines.

      Power of Atty or Rights doesn't guarantee that what you build will not go to waste. See when government or a mia private citizen owns the land, at any time you can be evicted as you are squatting on a land that has an owner. Power of atty or right ownership doesn't give you the guarantee that a real owner does. Without a land title certificate, it is almost just as good as giving your money to peddlers

      I see in Australia, prefab houses are very popular. A house can be put on the back of a huge truck and moved to another location. That would be ideal in the Philippines. I guess typhoons would have to be taken into account and how sturdy they are.... but its something to look into.

    Finally, an expat builds a house like it should have been built. I never understood why all these expats accepted such substandard housing, especially in the kit/bath areas. Great decision!

    Hi I am a Filipino here in the US. I am from Negros Occidental. You chose a good place - Negros (Occidental and Oriental). I would also choose Negros area - not only peaceful but the support structure is there. There are good schools around and economically, it is the more progressive area of the country - access to airports, ports, etc.

    I am big on non-slip tile too. I did some improvements on my house in the USA and the tile stores were uninterested in non-slip. Interesting that this is taken seriously in the Philippines!!

      In the USA they use "r" ratings for tile slipperiness. In the Philippines they just say good for bathroom

    The non-slip flooring is a no-brainer. It blows my mind how a lot of places in Thailand and the Phils they are obsessed with installing high-polished tile floors, which are slippery as hell, especially when they get wet.

    I toured two homes near Macton Lapu Lapu that were American Style in a gated community, they were a bit pricey but nice.

    You can build by your own design and can have a bit discount compared when you buy a RFO property..
    Fantastic property with a wide garden for when you retire you need a space around just for walking / hang out..

    Very nice. Thanks. I will be in Luzon though, but you gave me a lot of ideas when I retire in 3 years. My kids told me to build a western style home so they'll be comfortable when they visit. I am glad to see it is doable and the cost is not prohibitive.

      You'd be surprised at the level of finishing in houses in the Metros especially Metro Manila's gated exclusive villages.

    I'm just about finished with my home in kawayan, leyte. I will tell you that its possible to build a top quality American home in the Philippines. I have 5 million pesos in this home but it is fabulous. The biggest problem has been the workers. They will say they have experience in western style homes. They don't.

      Don't over generalize. It depends on areas/cities. In metro Manila's gated exclusive communities they're much better than typical American homes... they're comparable to homes in upscale communities in the states.

    50K to build a house is silly cheap, My nephew is buiding in Philippines and his Hollow block wall for one hectare is 30K US Dollars alone, the land was 70K US Dollars.

      The houses in the Philippines are about the same price as Puerto Rico. The US is where is mostly expensive. That's one of the reasons I'm also moving to the Philippines, because it'll still feel like home.

      It's good if all expats help each other, since all of them are foreigners, in times of need. Filipinos abroad help their kababayans when they see him/her in distress and that's 98%, the remaining 2% took advantage instead of helping.😆I know becoz am a former OFW.

    Western style? That's now very common and normal in the Philippines. perhaps, the word is "modern".

    I love this, the land and the house. I'm hoping to be permanently moved into the Philippines by the end of the year. My fiancee and I will live in a rented house a while, as we search for land and a builder. I want something similar to this but not nearly as big.

    Gio I just found your channel a couple or three says ago. I have subscribed and will eventually watch all your videos.
    I have a lot to learn lol. I have lived in Europe, when I was working, but all that was in their dime, not mine. I retired at 49 years of age, bought land out in the country on the Texas Gulf Coast, and started a big organic farm. It got to be too much to handle with me doing all the work myself, so I sold out, am wrapping up a gazillion loose ends, preparing to sell everything else I have and ASAP will be moving way the heck over to the other side of the world, for the rest of my life.

    Why not making a concrete tower water tank? It's better because aside from huge capacity and durability it's also cleanable which is good for hygiene for your family's health and safety.

    There are a lot of Western/Modern/Contemporary houses all over the Philippines, majority of them are in Metro Manila and big cities within the Philippines.

    The question is how do you insure your home here? That question has come up in our Americans in the Philippines Facebook group. Some people self insure their home. If you sink a good chunk of your savings into building a home here and it burns down you're homeless now. If there is homeowners insurance is it reliable?? I don't know

      Home insurance is available here to ensure against most risks like fire, earthquake and flooding. It’s renewable and payable every year.

    As long as you have the budget you can build whatever styles of houses you wish in the philippines. More foreigners like it here in Philippines becoz its way cheaper.

    I had a custom made western style home made for me on Cebu. It was my dream home and was pretty much right on the beach, 6 million with the lot. Within the first year after it was finished, our helper's brother got his throat slit in our front yard from some longstanding filipino-vs-filipino dispute...and that was it. I sold it and we moved to Palawan, didn't look back.

    One of my biggest annoyance with bathrooms in the Philippines is having an open shower and the toilet next to the shower. I wouldn’t really consider this Western style though as one look of the bathroom is a dead giveaway.

      Yeah, what's up with that? My uncle had a house custom built in Tagaytay in a gated community, so a pretty high-end home, yet had those bathrooms. I thought, hmm, ran out of money during construction, so couldn't build a separate shower enclosure?

    Very, very nice , not only for Philippines standards. Congratulations. BTW, do you know where they got good quality furniture (kitchen)? I am building my house on Bohol, and never got lucky to find a place selling nice cabinets. Everywhere I look there is only "Walmart quality" furniture.

    That’s a very beautiful home with lots of great ideas for the extra water, porch, lighting…I did have a question about why that water tank in front of the house was high up like that? I’m just not familiar with building in the Philippines

      This is because of the citizens abuse and bad politics. People bought homes and sold them for inflated appraised prices to make money instead of buying a home to live and raise their families.
