    Hi maj,
    Ive got a 6 bedroom hmo in Birmingham registered with a social housing provider. So i dont have a hmo license. I was looking to refinance the property as i have no mortgage on there. Im looking to get a hmo remortgages, and was wondering they shouldn't require me to have a hmo licence even though im registered under a social housing provider?

    Great Content Saj. I have a 3 bedroom house that I am looking to turn into a 4 bed HMO, does it need to follow the mandatory requirement and fire safety requirement or can I just rent out each room as it is?

      Fire safety is the key in HMO's. Check with your local council what their requirements are.

    Hi Saj you mentioned that if you have more than 4 people in the property you require a license. If I have 4 people within my property that are renting, do I no longer need to apply for the license for the HMO?

      Depends on your local authority. They are not all the same.

    Hi Saj,
    I was wondering while putting through the application for a mandatory, are you able to rent out the rooms meanwhile for example a 5 bed house am I able to rent out all 5 bedrooms with the application in process?

      Yes, that's how it works in Birmingham but check with your local council.

    Can a new purchaser take on HMO License from the previous ownership if it expires next year ? Can it be transferred as it’s still in existence?

      No, the license is issued to the owner.

    Hello, I’m a landlord and I have a six bedroom house, I got a tenant who wants to use my house for a care home or supported living but I don’t have hmo for this property. The tenant agreed to apply for hmo when she moves in. Can the tenant use the house for multiple occupancy prior to her application for hmo being approved by local authority? What will be the implications for landlords.

    I am a total novice to this hmo process. Let's say I have £15k savings and I am a first time buyer. I found a HMO Plot for sale, don't know the price yet and I just have the contact number of the person. How do I start a conversation with the seller or is there even a chance for me getting this plot?

    I m the landlord of the property. I have 4 bedroom house.i kept one bedroom with ensuite for my self.and gave 3 bedroom to one family of 4 ppl.do I still need an hmo?

    Hi Saj is there any rules around fire extinguishers in HMOs?

      We don't use them in our Birmingham HMO's. We do provide fire blanket. It's important to mention the requirements will vary between Local Authorities.
      General guidance is that unless a fire is very small and manageable, the safest action is to vacate the property and call 999, rather than the tenants tackle the fire.
