All of you saying this is predatory have no idea how wholesaling works. I was talking to a guy that was in foreclosure. A realtor swooped in after I offered the seller a cash deal, help to find a place to live, money to move and quick close. He is probably going to lose his house and get nothing for it, thanks to a realtor. The realtor will walk away after screwing this guy with no repercussions. That's a predator. Try working and getting your own leads. How do you sell a house in foreclosure and get it closed before the sheriff comes? How do you sell a house with foundation issues when the seller has no money to fix the problem? How do you sell a house with mold problems or water problems when the seller can't afford to fix it? How are you going to help a young man whose mom has to go into an assisted living facility and the only asset she has is her run down house and she needs the money this week (yeah I helped a family in this exact predicament)? This is lazy legislation. You will be putting many sellers in jeopardy. Stick with what you know and let us do what we know. You spent what $700 to get a license, because you didn't want to be a bartender or teller anymore? I have spent 10's of thousands of dollars on real estate investor classes to learn how to help these people. You just want another listing. That's predatory.

If yall damm brokers are jealous of the fact that wholesalers are making way more money them you, get your own freaking deal and help the owner of a property that its in very very bad condition, stop being a little kid going to your mom the government and destroy voluntary collaboration between two individuals, "these wholesalers are going to get us in a lawsuit, mom give some apple juice" if you do not wanna work us them do your own FREAKING BUSINESS YOURSELF ALRIGHT, in every industry bad apples exist, but how about those REAL STATE AGENT THAT DOING REALLY BADLY THINGS with sellers, why not regulate them on doing marketing on public, THIS IS BULLSHIT.

Wholesalers are just as predatory as real estate agents. Wholesalers steal by deception under the guise of "helping" the owner and real estate agents charge usury interest. Both should be illegal.

These transactions are SO predatory! I can't believe these are even legal.

More states need to take aggressive action like Nebraska and Oklahoma has. How can any elected official think these transactions are O.K.? Absolutely predatory behavior, taking advantage of the disadvantaged.

To date, Nebraska and Oklahoma are to two most aggressive
