Considering the purchase price with rental income, this project is considered a good investment project in this area. Even for own stay is also not bad, just not sure about the soundproofing in the unit. I think some of window designs may raise safety concern, owners may eventually install grills. The spacious layout is an added point though. First time I see Sean lost excitement throughout the entire video😆
There is one underground tunnel after the earth (one row shop in front of paraiso) that leads you to the pavilion mall entrance and also to Bukit jalil highway heading towards astro .
I think we can roughly gauge whether this is a good project based on the number of “weird” vs “nice” mentioned in the video, lol…but then again, it’s all depends on personal preference and the intended purpose of the purchase
Hi Sean.. Great reviews as always.. Would really love it if you could do a review on the newly completed Goodwood Residence in Bangsar South.. Pretty please and many thanks.. Cheers!
hi Sean, how about visit some old yet gold condo's to share some comparison? i recently some older condos have bigger size and the living hall was so huge, curious about the differences between them and the latest condo design.
the park 2 rental being affected. paraiso partly furnish now rm2200, the park 2 also round there, price drop from rm3000 to rm2200. park2 owner more desperate to rent out due to high commitment.
We usually saw a great project in your channel Sean, so when this coming in, its like whattt hahaha. For family with just enough budget, this is a great choice i can say. Plus 3 badminton court, hell yaah
The height for toilet will affect the dampness, and if you have hot shower it will be like a sauna inside…the height of window is a serious safety issue especially for kids.. window facing common walkway??? Whatt..it looks close but accessibility seems to be an issue. Good video.
@@cekapwei6156 this is not even a flat at a slightest, especially price wise. why tf compare it with freaking flats? Since when “pointing out issues” considered “complaining”. The corridor facing window is very flat-life. Developers need to stop hiring cheap idiots just for the sake of profit margin. #basically
buy what you love, love what you buy, there aren't too many choices for you to get an over 1000sf sold at 600k that comes with 3+1 rooms in the market. plus it's located just opposite the pavilion bj. after viewing 40+ projects in Klang valley, I still chose to settle for this project, without a second thought. personally think that the layout is good enough, just a bit lost why the developer had to position the bed facing the toilet in the master room.
I would skip this part of Bukit jalil high rise as of now. Especially those near pavilion 2. Pavilion 2 is still an overly hyped mall to me. It is new and it needs to compete with Sunway and ioi city mall for Sri kembangan, subang and Puchong people. Old Klang road, kuchai, and Sri petaling side you are competing with midvalley. That is a very tough competition in my point of view. The population takes time to grow and 1 million dollar property seems too high of a premium from an investment point of view. The market there will be soft.
Problem no 1: MOST people in malaysia need car to move around. Just how much can the developer provide? Furthermore, when a unit is rented to more than a person, and each of them has their own car?, where do u think they gonna park them? What can they do? Public transport isn’t reliable to many. Walkways also sekerat2. And most of them are not with roof, and no lighting at night.
@@afiqarman990 If I'm not wrong, Singapore regulate the number of parking lot developers must provide when planning and developing new buildings. This will ensure sufficient supply of parking lots. And the police must take action by issuing summons and enforcing non-payment. It seems that local or federal governments tolerate illegal parking to the point that people just do what they like. Government should provide multi storey carparks at LRT or MRT.
Park 2 pavilion is just as noisy. And worse still, the new road next to it is strewn with rubbish and has cars parked by the side all-day everyday. It is one of the few roads I come across with so much rubbish.
I dont get the hype of Pavilion BJ mall. I went there twice and lost interest with so few changes after over half a year operating. Ppl really stacking almost million worth of hope on this mall area but for what it seems now there may just been only smoke and mirrors.it's kinda depressing to visit empty mall therefore i would just skip it.
I think what Sean is trying to say is that is kinda mafan and not straight forward. I've been here but not to this project, I went to KL Wellness and trying to drive out, I had to open Google Maps cause the roads were confusing. But I get your point, people living here will get used to it eventually
to those who can afford 1k per sf eg. The Park, good for you no point comparing 1k to 600 per sf. anyway is there a perfect development? been staying here for a month, its comfy, spacious and windy, not perfect plenty of hiccups but manageable. btw my fifth buy so i tell you exactly what is good and what is not.
@@iherng yes but units are always listed in feet if im not mistaken? not to mention metres are rarely or never seen in brochures? correct me if im wrong again. i believe people are more familiar with feet when it comes to houses. maybe its just me, i dont know. just an opinion
1k Square feet if selling price is 600k then i think nothing much to complain about. This is just another standard condo. Nothing really stand out except for the name paraiso which sounds like miniso.
Thanks for calling out some of the imperfections in this building. It’s not great at all and there’s better avenues for your hard earned cash. This cincai attitude of Malaysians are what leads them to financial ruin. Be picky and do your research.
The design is and layout is really bad. Access roads aren't that convenient. Plus staying near electric pylons is bad too - fengshui wise. Skip this. Next.
Did I say it was bad? It's a very interesting project study for 2 projects opposite of each other. This would be a great investment product if you bought way earlier though. Were you planning to get one?
@@iherng I’m giving the perspective from a Brit who lived in Bukit Jalil for a number of years. Good to see the reports from other commenters that rates in The Park are reducing due to competition. Might have to pay a visit again!

Well it's important to see all types of properties across different locations.
And you're right, within the budget it's pretty cool:)

True pavilion BJ is still quite empty
Great stuff as always! It would be cool if you could share some insights regarding Forest City. That would be quite an interesting topic 🙂
That's part of the plan for the year actually. I'm sorting out the logistics haha.
Thanks for suggesting yea=)
@@iherng Looking forward to it 👍
How is this condo compare to The Havre? Similar price, size and location at the other side of Paraiso.
Hmmm couldnt accept the distance from the high tension cable beside
Sean please.. can you make a top 5 or top 10 highrises with the BEST WALKABLE STREET based on your reviews and visits!
How about doing a review on Havre?
I like this development its good value for money and look decent enough
Hi Iherng, good to see another Bukit Jalil project get featured. Would you be interested or planning to review a nearby project named The Havre?
Not too sure yet but why??
@@iherng The Havre is in the same location and around the same price as Paraiso, but externally, it looks much more upmarket.
Almost get a unit at Block B , level 19 with loan approved
But decided to pass it for other plan in life .. 😂😂😂
Hahaha. Thanks for sharing=)
Ceiling height low due to provided the plastered ceiling to all area and we can install a downlight. I would say it is a pros more than cons.
But we have a unit where we installed ceiling fan, it's rather uncomfortable though. But it's personal preference lah.
@@iherng If you notice, the Master bathroom door when opened almost hit the WC. Such a "good" design
Pavilion Park is next to the very loud surau who full blast their prayers several times a day. I know, I had an apartment in jalil damai condo.
The refuse room is so poorly designed!
i can smell it in front of this video...
And somemore with a project of this price. Even a Rumawip has a better refuse room
the thing is, it is not even a room, no door lol

This condo is priced like a premium condo but quality like a PRIMA condo.
Not so bad lah. But it’s still priced way lower than the surrounding projects.
When you don't see Sean say "Do I like this project or not? Yes!",
Then you know the answer :')
Hahaha. Not really lah. I was in the mode of comparison between projects. Anyway, thanks for watching 😁
The unit layout actually quite nice , just out of this, a lot things need to improve
Hello, can you pls review Ren Residence @ bukit jalil?
With due respect, I don't hope it may become a foreign worker quarters. That may surely drag the property prices.
That vibe though!
Thanks for watching Fairus!!

There is no EV charging point provided.
Because it was designed many many years ago.
Does the management allows owners to completely closed up the study room windows, cement it?
That I'm not too sure leh... Great question!!

Great summary. Thanks for sharing ☺️ Congratulations on the new place too!
Put a giant rubbish bin next to elevator and units, good grief. Nice recovery after the audio popped haha.
It's at a different side of lift core. So it's not directly next to the passenger lifts but still next to that unit haha.
Thanks for watching 😁
That window beside the walkway corridor is funny though.
Yea. I don't understand the rationale of the size and location of it.

it will be better if you use feet instead of metres in your videos. or use both.
Well in architectural drawings we use meters and millimetres. You can always convert them accordingly:)

why so many "partitions" lah. From foyer to kitchen to study room.
Well that’s the structural design decided by the developer and consultant.
At the 8:12 mark, you mentioned that hearing renovation works being done is a good sign. Can elaborate further on the reason?
Means owners are either moving in or the units will be ready for tenants. Occupancy is always good for a property:)
Does freehold leasehold matter if you're going to sell it after 30 years?
If it's specifically 30 years then yes because some banks do not give out loans for property with less than 60 years lease. Thanks for watching gqn2=)
