From my personal experience, if you are doing short term rental, view is always the first thing short term customer consider when making a booking. otherwise, you'll have to sell at a cheaper rate but people would pay for the view as its instagrammable especially for those who don't travel to KL often.
View is quite relevant to buying decision. Not only KLCC view but any decent view will do it. That's why apartments/condo with good views sell at a higher price coz people enjoy the feeling of waking up or just looking at a good view from their living room.
I fully agree on the marketeers part whereby they need to do all the research to proof the bosses are right. Not so much of providing latest market info to the bosses. Haha
View facing other apartments , and the view facing forest is quite big different. Most of the expansive apartment view facing forest or nice garden. If the view facing main road or grave, the price totally different.

20k is just a little premium. Pay for it. Its worth it and the purpose is investment, of cause view is very important.

Facing wall vs facing KLCC, I'll agree RM20k is worth it. But how about facing facilities and parks vs facing golf course?
For those views I think the premium will be way higher than just RM20k.

more than 2 rental strategies sounds like only in city areas such as bangsar or klcc which can be rented to blue-collar or doing airbnb hmm
