Great video, great info. The only part I think you'll get shit for is the planning ahead to beat em down in price. Sure it happens and in some cases its justified. For the realtor negotiating they don't want to be known for using these beat down techniques on all deals. Could get you blackballed in some markets where everyone knows everyone.
I'm going to correct him and say you absolutely 100% need a pre approval letter before you even start looking at homes. A realtor won't work with you if you are not pre approved. And if you are house hunting without a realtor, the listing agent will want to see your pre approval letter before showing you the home. At least that's how it works in the United States. Unless you're paying cash and have proof of funds.
I am currently closing on property where I'm paying in cash. I will say that if I didn't provide a proof of funds, I most likely wouldn't have been able to seal the deal. All of these tips are truly important to know when looking to invest in real estate.

Chandler I attempted to pay cash $3K under asking, waved inspection, close in 2 weeks… I’ve lost the last 4 deals… I think moving forward I’m gone use the agent that list the house instead of using the ones I’ve been using

I live in San Diego-CA where property's are expensive. $100-500k rarely exist much less a 4plex. How does someone begin in a high marketplace.
