Hi there. Nice video. Re your concern with the water pooling at the front section, from my observation it is meant to be some kind of garden spot/planter box. That unit was not the model unit so it's unfinished, so that planter box is to receive the appropriate material/soil which should allow the water to percolate. It's jus an empty box rn and as u can see no other box was pooling with water like that. Just wanted to share so others don't assume there is some flooding problem because if there was other areas would show evidence of that.
@@shandunk4764 ahh thank you so it’s definitely up to the homeowner to put something in place then but even so gardens do flood. Even at my complex now there are pipes in the garden areas to carry away excess water. The community was elevated up from the road level so I do hope it’s not a concern in the future
Lack of window in the secondary bathroom and downstairs toilet it a big no no, smells need to escape so a design fail there
Finishes are on the cheap side for the price, example is the bare minimum tiles on the bathroom and a single vanity
I’d ask what material the kitchen board is as they tend to skimp on real wood and go for a lesser product
At 32 million I can’t really see the value, Port Ridge started at in early 30s and was a stand alone house
There is a window in the secondary bathroom, but it's higher up on the wall than the typical location where you would expect to see it. The half bathroom has an extractor to get rid of the smell. But yes I would much prefer a window there than an extractor.
As an original Portmore person, it now seems that all the Green Areas are being sold to these companies to cram houses on. Question, the people who own those original houses weren't there Green Areas were calculated in their purchase price?

Great video! You really highlighted the features of the property well. The water pooling at the front of the house is definitely an issue, even if it is a 'garden box' a drainage pipe is still needed because the water will pool in the garden. Also there is a large gully/swamp in that area which smells. I think the house itself is built nicely but based on the gully so close the price of the houses could have been more affordable. also who is really gonna reach that tiny window in the secondary bathroom? oh boii

@@iamstephenstanberry another commenter shared it’s a planter box but still concerns me. We’ll see in the future. I truly hope flooding is not an issue.
I am not up to date with house prices in that area. But it seems like a bit much for what is being offered
If you get my drift, a Wichon rep told me that it was deliberately priced on the higher end to keep out a certain "type" of buyers.

I like this. I have to big up Wihcon for keeping the prices somewhere that's conceivable for a lot of Jamaicans. It's good you went on a rainy day because it shows that there's a bit of water pooling in the area outside of the property. I don't know if Wihcon is developing that side or if it's out the property but I'm considering if it's gonna allow for mosquitos to breed and if other places in the area are like that.
I think the price is fair. Love that they didn't call it "luxury" and slap on another 10+mill.

It's just crammed between the older community and that's your view.
@@sittingherewatching364 I'm not too concerned with views but I do think the gully could be an issue. I can see water settling outside of the property which to me is a bad sign.
I'd probably have to go there to fully judge the area. But the house itself isn't too bad. Thats what I see.
Price is not bad, but the kitchen seems small. I'll be there in six months' time. Hopefully, I'll be able to get something nice.
Yes the kitchen does feel tight but a lot of townhouses just kind of have this narrow feel to them lol it makes everything feel smaller for real 😅

I COME TO REALIZE BECAUSE POOR CANT AFFORD HOUSE AND THE MIDDLE CLASS A TRY PAY MORTGAGE, LOOK PRETTY FOR 29MIL. WE CANT PLANT , NO YARD, ONLY FOCUSES ON ADDING A LITTLE SPACE.

That price is ridiculous for the area and is too small.
Portmore has a lot of things in the area, but 32 million for a small townhouse in St Catherine still feels silly, even if the unit itself is well made and that's a good backyard. It feels like the price is coming from the fancy amenities rather than the size or location.
Some of the finishes and hardware look cheap for the J$29-$32 Million price tag. The house has nice elements but I think its a bit overpriced by J$8 Million. But my opinion is not a fact. Another concern is that windows come with no mosquito screen and mosquitos are rampant especially since its near to the canal.
Yes, I am shocked they didn't come with mosquito screens as other Portmore developments have them pre-installed. They should have included them for that price. Also, let's keep in mind that flies are also a nuisance in Portmore, so those screens are necessary.
This is nothing but a dolly house with a hefty price tag. Ya'll can do better with the sizes.
