  • Note: I currently live in the US and most of the construction took place in my absence. It is important to have someone you trust oversee the process if you're unable to!
    How much does it cost to build a small house in Portmore Jamaica? This video breaks down construction cost (labor and materials) from 2021-2022. My aim was to save as much as possible and I did it! Thanks for watching!

    I spent 3.5million Jamaican dollars and got a split level 2 bedroom ,bathroom, living room,kitchen 2 verandah and a washroom fully rendered and tiled with plumbing and electrical all completed. The trick is to be your own contractor and gofo, hang around and go the the hardware yourself just be kind to the workmen and your house will be completed. Take the time out to see and know how your money is spent and don't just send money to Jamaica to ask anyone to do it.

      @@pegoloomztv5188 lol, take some time off from work and go get a good worker you buy your material and push some work whike you're there until the material is complete then go back to work and start planning again, do your house in phases and we all know once you make a section habitable you can work on the rest little by little. Contractors are unnecessary in this time. Any contractors come on here please don't be in any argument with me cause I contracted my house spent my own money and got what I wanted. That 18 million will finish your house and furnish it 😄

      @@pegoloomztv5188 when I say split level I meant upstairs and downstairs, one good workman and a laborer and employ extra workmen on days when casting is to be done. The aim is to get a building with your money not to have a lot of men sitting around when there's not much to be done but will expect to be paid, I don't care who thinks I'm mean but you get someone in when extra work is to be carried out and that's it. I did not under pay my workers mark you. I cooked lunch for them every day for them I had them working and my home was habitable in 6 months. Go out and look for the plumber ,electrician and most masons do their carpentry work themselves.

    One contractor told me for the foundation alone it was JMD 2M for workmanship. No material included! Don't stop thanking God for your family and those who helped out.

    well the house cost $11 mill but it also comes with the land, so you'd neet to factor in your land if you had to purchase it. Nevertheless when you build it yourself you at least can put your stamp on it and build it to your liking rather than getting something ready done. thanks for sharing the costs, really helpful.

      Yes, that should definitely be considered. Inflation aside, the price I bought the house for combined with the addition to the back of the property is still under $11 mil.

    Just scrolling on my son profile an seen this, I'm in the UK, with the contacts you have. U should think about doing something for real. It's hard to trust ppl wid your money, but when u can see it in real life.. i bet alot of people would pay a premium for you to oversee the work.. lovely home Sis

    Excellent video. One thing I would like to add. You must have a trusted Project Manager in Jamaica when building if you can’t be in Jamaica when you are building. I am paying the price now for that mistake.

      Those (trusted project manager) are hard to come by. Trust is a rare commodity in Jamaica

      That would be your quantity surveyor or the architect or structural engineer who did your drawings. Often people skip those important people and then have a lot of problems.

    @7:01-7:05... It is called Casting. They also gave you a decent steel float on the floor. Makes it alot easier for a tiler to complete his task especially if the floor is leveled properly.

    One contractor told me from foundation to belting is 6.5 not with material. For his time...I didn't call him back

    I heard you said you’ll use the premix in the future.. please don’t. Sometimes they mix it so strong to the point where it cracks when dry even when it’s wet throughout the drying process… also it people have being complaining

    Man, less than $20,000 for a 2 bedroom, not bad at all, even if you factor inflation, is still came out to less than $22,000 soo, is way cheaper than building in my country,Honduras, maybe the bag of portland cement is cheaper in Jamaica, in Honduras the bag of cement cost, from $10 to 14 dollars depending on location, soo,something this size, you will pay more than $30,000 dollars,regards from Boston MA!

      Thank you! Approximately 3 mil and it's 2 bedrooms and 1 bathroom. Please note that I had already bought a property and used the space in the back to do an extension on the existing building.

    How comparable is the cost for a premix truck to do the same decking? 113k + 180k + 150k = 443k seems to be the cost for material and labour as you posted.

    How deep has the foundation got to be for that house? 3ft? 5ft?
    Where is the window for the bathroom? Or will you install an exhaust fan connected to the light switch?

      In Portmore you can't dig 5 feet because you will come across water, the reason why you would also come across water is because portmore has a high water tabel

      Depth is 3ft. I have an upcoming video to release at some point detailing the mistakes we made in regards to house, the bathroom being one of them. We have since solved that issue but an exhaust was the first way we had planned to fix. Great questions!

    The price is very accurate my property is about 4000 sqft and i spent about 24,000,000 so far still got the landscaping to do and roof terrace my property is in stony hill

    You forgot to mention the cost for the plan.
    Someone was quoting me around $250000 to draw up a plan and said it was discounted since I know him.
    He also said he does building.
    I am bit skeptical about knowing someone and letting them build your house, mark you we are not friends

    I spent 2.1 million on work men and 3.2 million on material totaling 5.3 million , Do you think i overspend ? I Building a 2 bedroom , 2 bathroom , power room ( In the future the Solar Battery , generator etc will go in ) Living and kitchen is open plan , Store room , and Veranda. This is on slope land and its fully decked, off but no flooring , no plumbing , no rendering or flashing is done or electrical is completed yet . And because its family land and i am located to the back of the land i have move material from out of the front of the yard to the back its about 400 feet DO YOU THINK I OVER SPEND ?

      Not sure If I understand the question. Are you asking if you could build that size house under 3 mil? If so, it wouldn't be under 3 mil as the house mentioned in the video is about 543 sq. ft. So, the cost to build a 1000 sq. ft house would almost doubled in price. I hope that answers your question.
