Exactly!!! I was disappointed when viewing the model units. Port Ridge is definitely a better value. I love everything about port ridge.

Kemtek 2b 2b is for 26mil and Port Ridge 2b 2b is for 30mil. Which 1 u did expect to be better ?
@@jermie91 Actually, when Port Ridge first went on sale their 2Bed 2Bath were 26 mill and the 3bed 3bath were 30 mill up until the price increased. Kemtek’s starting prices are what they are now but it’s very likely they’ll do the same price increase as well by the time the rest of their new units become available. So eventually it may just come down to preference. But Port Ridge gwaan wid themself though, houses look real nice!

good luck to the few folks with LINKS who were able to purchase one of these before they were 'sold out' on the first day. I do wish happiness on each and every family that dwell in them.
As for me, buying a 1/4 acre lot (11,000 sq ft) along the new highway to st thomas (9-10 mil) and buiding a nice and spacious 3 bedroom house (20 miover time maybe a better option. Its just 20 mins to DT Kingston.
To obtain a pre-approval letter for one of these 26 or 33 mil homes means that you have to be repaying possibly over 300k/month. Leaves me to wonder if its so many people who are doing so well. Anyways, all the best to those who were able to obtain the financing at these price points.

You forgot to factor they probably would qualify for the nht discount of 8 mill, that should bring down the mortgage payment.@@dstr8boy

However, what's with these half shower enclosures now. The secondary bathrooms are a little bit crammed as u realize u can't take a shit without water from the face basin wetting u up
kemtek, wicked to Old Harbor people look at the nice houses they give Portmore my God!
I may believe the houses in all areas are same in terms of building standards. However, upgrade fixtures was done in Portmore so would be done in any other new development to keep uptodate with time.

Well look at it the price for one ones in old harbour work out to be about 16 mil and these now about 30 mil that’s after closing, I am sure you could do all those upgrades and don’t almost 14 mil for it lol

What’s the cost for the 2 bedrooms?
Does anyone know if there are any 1 bedroom units here ? Or is just two and three bedrooms? Sigh I wish they would start building nice one bedrooms too, not everyone needs two and three bedrooms. Nice vid tho🎉

They are all high priced and no space to turn in them get a land and use the same design it doesn't cost that much where are the creative innovators i am yet to see these developers create something of better quality
Easier said than done, getting land in prime location would set you back, furthermore there's also possibility of your materials being stolen, plus prices of materials have skyrocketed.
Nope....you just need the right ppl in your corner and you will see...with so many building hacks that's safe you don't need to spend

The kitchen is horribly made. The stove is against the wall, imaging the grease stains on the wall. Why is the fridge just in the middle like that. No. Kitchen, bathrooms and closets sell homes.

Exactly these are so basic yet so pricy. And ppl a flock them suh no mon that's highway robbery these developers are thieves and kemtek did poorly with these finishing and designs very basic. New Era gave buyers value for their bucks. This is unacceptable these bare minimum finishes and features. Plastic tub in the laundry room though it's 2023! kmt
@@carcar9247what if they do a backsplash that the home owners don't like? Did you think about that? It's better to have no backsplash than a ugly backsplash... and most people won't be buying slide-in or drop-in ranges... The more basic the house the better so you can add your personal touches without tearing down the builders work
