    Sellers can sell for the price they ask while buyers will be happy to pay, once agents are no longer in the equation.

      I have. Twice. Albeit not without challenges since no agent will bring their buyer to a FSBO. However the Buyers Representation you force clients to sign says " the agent is completely dedicated to their best interests throughout the home-buying process". I guess taking a buyer to see a FSBO home is against their interest? Or the agent's?
      Sorry , needing a realtor pretty much stopped in the mid 90s. It's sad that that the industry is still controlling the transactions, preying on hardworking people on the one thing they own that will be of significant value.
      Honestly, it is a brilliant industry where someone can earn thousands of dollars per transaction without ever having to use their own money to invest in the inventory first. Literally suggesting buyers are stupid today and should lower price so that agents make commission is totally cool, since the agent won't lose margin for selling lower. It's the seller that loses their shirt.
      Truly brilliant, MLM level stuff. It's just not something I can morally accept to do as my "profession".

    there is a lot of inventory but there is also ALOT of people desperate to get out and list soon! 2025 gonna be wild!

      Yes there is lots of inventory right now. 2925 we will have had more decrease in rates. And more people will qualify.

    Condo prices are still all over the map too. Itll take a few more months to settle imo. There was a recent article that 80% of investors are losing money monthly, so i imagine they will have to list soon. Flood of more inventory coming

    Just did a property evaluation yesterday in Beaverton. Told them the truth, the real price. They asked me to sell the property for $500,000 more. Smiled, walked away, did not sign any listing agreement. Get yourself the Realtor that is doing what you are saying, not telling you the truth. Not me. Not in this life. These days, I prefer to be second or 3rd agent selling a property. :) Less is More.

    There's a house for sale at the busy intersection of Innisfil St. & Essa Rd. for $899.9k(!!) Badly staged too. Good luck to the sellers, lol.

    As a buyer, I'm holding off for 2025/2026 to see how renewals put the pressure on prices as economy tanks further. Don't think I'm alone either. Wanna sell before crap hits the fan, cut your price now and get ahead of the curve. Or not and compete with even more inventory. Buyers will wait it out.

      They will wait it out. One thing is you need to ensure you are staying on top of how the market is performing. Two cuts so far this year. And I don’t think it’s doing anything right now. But once we see two more cuts coming this year. That’s when people might pull the pin a bit. And don’t think everyone is in financial trouble. Cause they are not.

    As a seller i believe the intrest rate will drop soon
    The thing is demand will just go up
    So wy sell for less then 2022 prices
    If your not in financial stress

      Then people should wait. Because the market is not selling for 2022 pricing right now. Do I think prices will go up when we see rates come down more. I sure do.

    46 Eugenia St asking 2.8 mil. Dated, weird, ugly features to rip out, no pool & deck, steep back lawn to maintain.. most ridiculous pricing in the east end I've seen. Seller must be delusional, ..would not want to work with someone like that

    Sellers only listen to realtors advice when the price goes up.
    Seller: Should i sell for 1 million?
    realtor: you can get more than that! maybe 1.5
    seller: OK
    And the realtor makes tons of money, but when the market is down
    Realtor: you should sell your property really cheap so i can get my commission quickly
    seller: NO

      Come on Mark! Face the reality we all live in now. If I put my house on the market and I'm not in rush then it's not the agent's business if I drop the price or not. Another thing is that interest rates will go down most likely 3 times more before year end. Do you really think prices will go down? Don't think so. Also you need to look at the global situation too,if you understand any connection to it. I do. It really feels like you guys trying to tell us that we are the uneducated ones and you are the gods who know everything. Sorry but I just have to express my knowledge just a tiny bit.     I had 5 agents come in and tell me to list between $900k & $950k. My house is listed at $849k and no action 😢

    Wasaga beach has overpriced homes, there isn't a piece of land in town that can be purchased for under $400,000, I'm taking about empty lots. some of the houses, while very nice, are way over priced, when compared to other homes in the area that're on the market.

      The cost to develop land with permits and development charges. Very very expensive. And cost to build today.

      Hi pulled up the listing. I see you own the property. Do I think it's priced right. Well I see your looking for multiple offers as you have an offer date of Aug 3. I think you are expecting over 800K which I feel that price is too high. Also I went to view room measurements and there was none. Big mistake people want to see this information. Good luck with the sale.

      I wouldn't even pay the list price. On a busy road next to intersection, location isn't great, dated, yard needs work, looks like at least 4 different kinds of flooring, etc. Just one buyer's feedback.

    Agents want too much
    As a drywallers sweating your ass of cant make 20g in a month
    When houses doubled the commission should have dropped to 2 percent not 5or 6
