@@propertytwins Oh it's coming, at best even if rates keeping coming down they will be at least twice as much as some of the lowest rates out there now if not more. Prices are got going up but down, most properties sold for years were all in a bidding war, so sold anywhere from thousands to million over asking. Where are these people going to get the money to cover what they actually owe on properties and the new assessed prices when they refinance? No bank is going to give all these people 100's of thousands they owe over the new values. We haven't had a real housing correction in this country since 1990, 2008 was just a blip on the radar. We are here now. Unfortunately housing and government spending is the economy of Canada. Enjoy the ride.

@propertytwins The seller was a local mortgage broker. The house landed om the market in 2022 at $2.2M (3950 finished sq ft, landscaping done) and ended up at just shy of $1.8M. A bit more than we had planned to spend, but it will work with my partner's business. I just sold my 2020 townhouse for $5K more than I paid 32 months ago (1600 sq feet, sold for $605K). I dropped the price from $659K eventually to $615K over 3 months. We got it sold. Most buyers here are sidelined by high interest rates and the need to sell their own homes, and sellers who are stubbornly holding to prices from the peak of the last cycle. Same story as Barrie it looks like (I left Alliston in 2018). Cheers, John.

The bank will force you to sell less than you owe.... Then YOU the SELLER covers the difference... Can't pay the bank takes you to court... Gotta love the dumbasses that think USA laws and regulations apply to Canada and we have no fault mortgages... Hahaha that's funny you wanted to buy a home you couldn't afford deal with it.

Buyers will not give a seller more than market value. And a lot of inventory to choose from.

And there is no desire. Things are much worse in Toronto and the GTA. Tons of inventory. Don't expect a miracle in the Falls either.....

We are expecting 6 interest rate reductions of 25 basis points for Summer of next year.

Ya but its not as simple as interest rates dropping then everyone is going to jump back in. Highest debt per house hold ever.. high inflation, job losses, etc... the average wage in ontario is 30 an hour no chance they are able to afford these overpriced homes regardless of the interest rates. @123catz Household debt has been very high for many years. We are going to see people jump in. Just isn’t now.

It depends on location, size and what upgrades. It’s potentially in the range.
