I wouldn't be without our playroom! Due our third in a few weeks but honestly if you only use it for dining at Christmas I'd go whole hog on space in a playroom and make sure you put a good sofa or armchair in there because the children will definitely want you in there with them and it gets so uncomfortable sat on the floor! It's nice to bring toys wherever we are as others say, but it's equally nice to have a space to put their artwork up and keep toys out when they are older like lego that's precious and they want up for weeks on end
I have loved watching your renovations, really well done, you both have worked so hard. Personally I don't get "playroom". I just think children like to be in the same room as you so they can interact. Have a wonderful Christmas! 🎄🎅🤶
We did not have room for a separate playroom .but we did have a dinning room table the leaves were folded under the table making it quite small [this is now classed as midcentury] However we did have a very thick cover over the table almost like a ironing board type ,and then so that we could draw a board. This table lasted 20 plus years with 3 children and then passedout of the family. It was nice setting up the room for a sunday lunch and then Christmas.
I remember you scrubbing that Dining room ceiling Laura...what a job! I have a 'real'open fire, it is an absolute joy- I burn smoke free briquettes and super dry kindling. A very sturdy fireguard will safeguard the little ones and whilst the room can get dusty when cleaning the grate it seems ALL worth it as you sit in front of a roaring fire. 🎉❤🎉 Happy Christmas. Xx

Like others who have commented below, I've been watching you since you scrubbed the nicotine off of that dining room ceiling! It's amazing to see where your home is now in general, and then decorated so beautifully for Christmas. Well done! I do hope you keep the dining room in some fashion. As someone who has lived in homes that had only a large kitchen/diner/family room and homes with a separate dining room, the latter offers more flexibilty. Plus you get to eat your dinner in a beautiful room that does not also include the pots and pans from making the dinner! I have fond memories of occasionally being able to eat at the dining room table with the grown-ups and feeling very special, and also fond memories of holidays or family gatherings where the adults ate in the dining room and the kids ate at our own table in the kitchen and we felt very fancy and special because we were "unsupervised" (LOL) with our own centerpiece. I like your idea of having a table that can tuck away when not in use so that you get to keep that versatility. Wishing you and Ollie and "the boys" a very merry Christmas. Everything looks so beautiful and festive. It must be so much fun now with Teddy. Making memories for you all is very special. Please keep the living room fireplace. It's such a pretty period design. Also, it's a great idea to do a combo playroom/dining room. A dining room , even though not used that often, adds such graciousness to a home, especially a period home. In my experience and witnessing my siblings and friends homes as well I found and observed that play rooms almost never get used either young children seems to want to hang out where you are so the idea of the current dining room space perhaps being viewed more as a multipurpose area seems to make more sense to me. The downside of have a separate playroom gives permission to kids to create a room of play rather than an area of play. This I have found always seemed to make unnecessary tension with the cleanup of a room as opposed to an area of a room. As for teenagers they occupy their bedrooms and since you have two sitting spaces already and assuming they will remain you might find you and Olly migrating to the front room and the teens to the back when you need space. Just some thoughts house looks very festive 🤓👏🎄

£8,000 😱 I’m in shock!! That seems so crazy expensive for the cupboards. We have a house in Portugal and are getting a kitchen (with the granite counters) 2 sets of French doors and 2 wooden windows to match the original 1908 ones. All in solid wood. All for €7,000. I know Portugal is cheap but just for a couple for drawers and doors is shocking. Little Teddys nursery is just gorgeous!!! Perfect in every way.

Buy an extendable table in kitchen. Kitchen diner will be everything in your new extension. Current dining room - keep as play room only. Laura forget the carpenters quote and ask your kitchen fitters if they can do doors for your wardrobes they can usually source very awkward tall ones and fit them easily, and majority of them are carpenters and joiners , definitely ask them you will might be stunned at the low cost also you and oli can definitely build them yourself
Since you asked.......and not sure of all your plans but......that’s some impressive real estate in your home to turn n into a play room? And is stunning as a dining room and beside your lounge........I think I would be inclined to open between those two rooms to create a lovely space for all ages to enjoy? Not completely opened up wide but create an opening between the two front rooms. Sounds like adding some space on the back of house to enlarge kitchen ? And what we call a “family room” , can your kids just play in that space ? It’s a moment in time to have kids toys scattered around ( I raised 4 boys) , that you will miss when it is gone, but they grow up and don’t think I could give up that gorgeous dining room and its place in your home for a play room. Get some baskets and built ins , and Edward can still set up to play in the dining room too but don’t change the pride of place of that dining room Gorgeous home , I look forward to your Reno’s !
