    Nick- I discovered your channel through your reaction to whatifalthist’s Great Depression doomer prediction vid, and I’m soo glad that I did, and that you have stuck with this channel over the years. Always look forward to your more in-depth perspective on topics that other channels tend to cover superficially. Agree with the other comment that I would like to see a video expanding on your thoughts on reduced human capital, as a millennial with a masters degree myself.

      Thanks for the support, please share the channel with others who you think would like it. I’ve done a lot of research on human capital issue, but I need to figure out how to put it together in a way that is accurate, but not too insensitive

    The problem is inflation is not being counted accurately. It is higher than reported and they count a new feature in something you buy as deflation which is just as ridiculous.

    Would part of the stocks going up faster than wages also be due to share buybacks these days, which increases the average share price without increasing overall earnings?

    How can finance workers increase their productivity and become more valuable human capital? What are hard skills those working in the finance space should be proficient at?

      Financial modeling/cash flow analysis, portfolio management, and research skills will always be valued, but mixing them with more critical thinking (especially with AI being able to brute force number generation) softer skills (sales, marketing, explaining the story behind conclusions from financial analysis, etc.) will be the key to increasing value of financial human capital.

    These numbers are way off. You are pushing the high end of everything. We bought a house in a highly rated suburb with great schools for $178k in 2020. It’s worth about $300k now. We drive $8k cars that have been reliable and comfortable. We don’t pay any child care because kids are 10 and 9 now and I run my own business so I’m able to pick them up after school. We take trips often for around $2k-$3k so the $10k vacation is pretty close. You can get an education for much less than $50k and we max out our Roth iras and contribute to her work Roth 401. It’s not that bad as long as you are growing.

      @@AFNick Houston area. Yes it is low compared to many other popular metros but these numbers you used here wouldn’t apply to most people surrounding those high dollar metro areas. I’m fairly certain you can find real estate for much less than $2 million in most of them though it may make more sense to rent as you mentioned. I’m just stating that these numbers seem to be a worse case and wouldn’t apply broadly to most people.

      @@andrewsnyder9262your numbers are the absolute best case, Houston is the most affordable major metro in the entire country. Your uniquely inexpensive market where you locked in expenses before the recent 1.5-2x run up (plus interest rates) means for someone else starting today in an average area they’ll have 3-5x your monthly housing cost.

      I can confirm those prices are about right. I’m in the San Antonio area and it is even cheaper than Houston.
