If you don't want to buy Bloc Loc rulers create one by putting 5 thicknesses of masking tape on the diagonal line. This will lock it on that seam. I would use a 6.5 in ruler. We old folks have been doing this for eons.
I use the diagonal line on my ruler and don't worry about the placement on the mat. I try to position it like you did on the 2nd block & then I trim up the right side and over the top without moving the block or the ruler. Then I flip it around 180 degrees and do it again. Also, I love that Olfa frosted ruler you are using. The marks are so easy to see and the frosted side really works to keep the ruler from slipping on the fabric.
